Parking structures, decks & stair towers
Every Car That Parks Here Brings the Road In With It
Salt slush, oil drips and tire rubber ride into a parking structure all winter, and little rain reaches the covered levels to rinse them out. We wash decks, ramps, stair towers and entrances with hot water and surface cleaners, inside your deck coating's limits, in the evening or overnight so the garage stays open.

A Covered Deck Keeps Everything Cars Drop on It
All winter, every car that pulls into a parking structure carries slush off the road, and with it the salt and grit spread on Michigan roads. On an open lot, spring rain rinses much of that away. Under a roof, little rain reaches the deck to do it. The residue dries where it drips, the next car adds more, and oil, antifreeze and black tire rubber settle in with it on ramps and tight turns. The engineering firm Simpson Gumpertz & Heger names the source directly: vehicles bring in rainwater, snow and deicing salts. Deck-coating makers describe the same load. Tremco's maintenance procedure for its vehicular deck coatings lists oil and grease drippings, black tire marks, battery acid and antifreeze among what its twice-yearly cleaning should remove.
That makes parking garage cleaning scheduled maintenance rather than a cosmetic extra. The University of Missouri System's parking garage guidelines call for power washing every parking level at least once a year, stairways included, along with the bottom two feet of columns, parapets and walls, and they set the yearly condition review for late winter or early spring. Coating makers can ask for more: twice a year in Tremco's procedure, and a thorough monthly cleaning under average use in Pecora's guidance for its deck coatings.
Macomb Power Washing Solutions cleans parking decks, ramps, stair towers and entrances across Macomb County from our shop on Hall Rd in Clinton Township. Crews bring hot water, degreasers and rotary surface cleaners, hold pressure to the limit your coating's maker sets, and work in sections in the evening or overnight. Open surface lots, sidewalks and storefronts fall under commercial power washing, and new stall lines go down through parking lot striping. Garage work is quoted, never priced from a list: from photos, satellite images or a walk-through, with a written estimate within 24 hours.
Every Level, From the Entry Ramp to the Stair Tower
- Drive aisles & ramps — where salt residue and grit collect, washed edge to edge
- Parking stalls — oil, grease and antifreeze drips pre-treated before the wash with a degreaser the deck allows
- Turns & ticket lanes — black tire marks where cars brake, swing wide and wait
- Stair towers & landings — salt and sand carried up on shoes, rinsed off treads and landings
- Columns, walls & parapets — the lower two feet, where splash and slush spray land
- Entrances & walkways — pedestrian doors, paths and the apron every car crosses first
- Top deck — the open level, washed once the weather allows
- Curbs & wheel stops — edges a surface cleaner can't reach, finished with a wand
The Coating Sets the Pressure
Many parking decks carry a traffic coating: a waterproofing layer over the concrete that cuts how much moisture, and the salt dissolved in it, soaks into the slab. It wears under tires, and the wrong cleaning wears it faster. Each maker publishes its own limits, and they differ. Tremco's procedure for its Vulkem vehicular deck systems allows a water blast of no more than 1,000 psi at the nozzle, held at least 24 inches off the surface and kept moving back and forth; it says to avoid strong solvents, bases and acids, and to check with Tremco's technical services before using any chemical or detergent. Neogard's vehicular maintenance manual is stricter: 600 to 800 psi, hot water no hotter than 180°F, non-marking hoses, and no solvents, bleach or alcohol on the coating. Pecora caps its deck coatings at 1,000 psi at the nozzle and warns against hydrocarbon solvents.
So the walkthrough starts with one question: what is on the deck? If there is a coating, we ask for the maker's maintenance manual and work inside its numbers. If the deck is bare or sealed concrete, rotary surface cleaners cover the open floor in even, overlapping passes, and the curbs and corners get the wand. Hot water lets a crew clean at lower pressure. Kärcher's guidance on its hot-water machines says heat dissolves oils and fats and speeds up their emulsifying, so a crew needs less detergent and gets the same cleaning at a lower working pressure. Where a coating caps the pressure, heat and dwell time do more of the work, kept under the coating's own temperature limit.
One Garage Wash, Start to Finish
Walk the Structure
Levels, ramps, stair towers, the coating type, the floor drains and the hours the garage is busiest. Photos and the address are often enough to quote from; otherwise we walk it with you.
Settle the Drains
Before any water flows, your maintenance team confirms where the floor drains lead and that any sand traps and oil separators on the line are clear. Rinse water is recovered when the site or local rules require it, and otherwise kept out of storm drains, ditches and open water.
Clear the Loose Grit
Sand and salt crust come off first so they don't reach the drains as sludge. On a coated deck, gum comes off with a scraper, not the wand: Neogard warns that putting the washer tip on gum damages the coating.
Pre-Treat the Stalls
Degreaser goes on the oil and antifreeze drips and gets time to work before hot water reaches them. On a coated deck, it is a cleaner the coating's maker allows.
Wash in Sections
Surface cleaners take the aisles and stalls in overlapping passes, one coned-off bay or level at a time, then the ramps, stair towers and lower walls.
Photograph and Report
Every visit closes with dated before-and-after photos and a written service record for the maintenance file. Cracks, ponding or worn coating we notice go in the notes.
A Clean Deck Is Not a Corrosion Treatment
Deicing salt threatens the reinforcing steel inside a parking deck. Simpson Gumpertz & Heger explains that the salt breaks down the natural corrosion protection concrete gives its steel, and that once corrosion begins, it continues wherever the concrete is chloride-contaminated. It is tempting to think a spring wash rinses that risk away. Research says otherwise. In a four-year laboratory study of salt-exposed concrete by the Oregon Department of Transportation, published with the Federal Highway Administration, washing with fresh water was ineffective at removing chloride. Daily washing cut new chloride uptake appreciably, but the report judged occasional washing ineffective at it.
What slows the damage is limiting the water that reaches the steel. Penetrating sealers and waterproofing coatings reduce moisture flow into the concrete, which slows corrosion without halting it, and an engineer specifies the repairs. The same firm notes that penetrating sealers usually need reapplying about every five to seven years and that waterproofing coatings typically need a new wearing surface every five to ten. A wash supports that work. It clears the loose grit that Neogard says can wear a coating surface early, lifts oil and rubber, meets the cleaning schedule in the maker's manual, and hands the inspector a deck where cracks, worn spots and ponding are easy to see; Neogard's manual pairs the rinse with that inspection. We note what we see, but structural questions belong to your engineer.
After Hours, a Level at a Time
Garages that serve offices, clinics and stores are emptiest at night. Our crews work until 10pm Monday through Saturday, and overnight scheduling is available for structures that can't close during the day. Levels or bays are coned and taped off one at a time, so parkers move over a level instead of leaving, and the deck under an apartment or condominium building can be split in halves so residents keep parking on the dry side.
The main wash belongs in late winter or early spring, once the last salt run is over and before the yearly inspection. Coated decks on a twice-a-year schedule get a second wash in early fall, before salt season starts again. Covered levels can be washed in colder months with hot water when the drains are flowing and rinse water won't freeze on walkways; the open top deck waits for warmer days. Our post on pressure washing in winter covers where that line falls, and how often to wash a garage for road salt lays out a year-round calendar.
What Goes Into a Garage Quote
There is no price list for garage work, because two structures with the same footprint can differ in levels, ramps, coating, oil load and the hours we can work. Send photos or the address and we quote from photos or satellite images, or walk the structure with you; the written, line-item estimate arrives within 24 hours. It spells out the levels, ramps and stair towers in scope, the oil pre-treatment, the work window and the coating limits we will hold to. There are no travel fees.
Certificates of insurance, general liability plus workers' compensation, go out before work starts. The same visit can add oil stain removal for drips that have soaked into bare concrete, concrete cleaning for the entry plaza and walks, and the facade through commercial power washing. A freshly washed deck is also the right surface for fresh stall lines, since paint bonds to clean pavement, not to grime. Tags in a stair tower are a separate job; see graffiti removal.

See all frequently asked questionsIs one wash a year enough for a parking garage?
It is the minimum in the University of Missouri System's garage guidelines: every level and stair tower at least once a year, with the yearly inspection set for late winter or early spring. Coated decks can need more: Tremco's procedure calls for cleaning twice a year and Pecora's guidance for a thorough monthly cleaning. Busy entry ramps and ticket lanes can be washed between full visits, and our road-salt washing guide sets out the full calendar.
Will pressure washing damage our deck coating?
It can, if the pressure, distance or chemistry is wrong. Limits differ by maker: Tremco allows up to 1,000 psi at the nozzle, held at least 24 inches away, while Neogard holds its vehicular systems to 600 to 800 psi and water no hotter than 180°F. Send the maintenance manual with your photos and we work inside its numbers. Without a manual, we start low and test a small area first.
Does washing remove the road salt that corrodes the rebar?
It removes salt residue from the surface. It does not pull out chloride already inside the concrete: in an Oregon DOT laboratory study published with the Federal Highway Administration, fresh-water washing was ineffective at that, and occasional washing was ineffective at slowing new uptake. Slowing corrosion is the job of sealers and waterproofing coatings, which reduce the moisture reaching the steel, and of repairs an engineer directs; a wash keeps those layers clean and easy to inspect.
Can the garage stay open while you clean it?
Yes. We work in coned sections, one level or bay at a time, in the evening or overnight, so parkers shift to another level instead of leaving. Stair towers and entrances are done when foot traffic is lowest, and the sequence is planned so walking routes have time to drain before the morning arrivals.
How much does parking garage cleaning cost?
It is quoted rather than priced from a list. Levels, square footage, ramps, oil load, the coating's limits and the hours we can work all set the figure. We quote from photos, satellite images or a walk-through, and the written, line-item estimate arrives within 24 hours, with no travel fee.
Will the oil stains and tire marks come out?
Fresh drips and surface film lift well with degreaser and hot water. Oil that has soaked into bare concrete over many winters may only fade, and our oil stain removal service treats those spots on their own. Coating makers list black tire marks among what routine cleaning removes; on a coated deck we stay with the cleaners the maker allows rather than reaching for solvent.
