Two Ways to Light a House. Pick the One That Fits.

Every December the same physics play out across Macomb County: freezing garage, tangled totes, a ladder on frozen ground, and half a strand dead by the weekend. There are now two ways out of that, and they suit very different households.

Permanent lighting installation puts a slim LED track under your eaves and along your rooflines once. It stays there. It is barely visible in daylight, it is controlled from your phone, and it does warm white for everyday evenings, red and green in December, orange at Halloween, and your team's colors during a playoff run. You never handle a ladder or a storage tote again, because nothing ever comes down.

Seasonal holiday lighting installation is the traditional version done properly: we design it, install commercial-grade LEDs custom-cut to your roofline in November, maintain it all season, and take it down in January. Nothing to store, nothing to untangle.

Both use commercial-grade materials, both are installed with clips that protect your shingles and gutters, and both start the same way — measure the roofline, then price the job from that number rather than a guess. You can do the measuring yourself in about a minute with LightCast™, our own software, further down this page.

Option one

Permanent Lighting Installation: Installed Once, Lit All Year

Permanent lighting installation means a low-profile aluminum track fitted under the eave line and along the architectural edges of the house, holding individually addressable RGBW LEDs. It is fitted once and stays put. From the street in daylight most people never notice it is there.

What that buys you is every holiday without a ladder. The same track that runs warm white on an ordinary Tuesday evening does red and green through December, orange for Halloween, red white and blue in July, and school colors on a Friday night — changed from an app in a few seconds.

The practical case in Michigan is stronger than the novelty case. Nobody is standing on frozen ground in late November, nothing degrades in a hot garage over summer, and there is no annual install-and-takedown cost, because the install happens once.

  • Commercial-grade RGBW LED track — color and warm white from the same fixture
  • Fitted to your architecture — eaves, gables, peaks, columns, dormers
  • Phone control — colors, zones, brightness, schedules, effects
  • Runs on a schedule — dusk to your chosen hour, automatically, all year
  • Rated for Michigan winters — sealed connectors, no filaments to fail in cold
  • Priced from measured footage — not a guess over the phone
Option two

Seasonal Holiday Lighting Installation, Done Properly

Plenty of people want the traditional thing: lights that go up after Thanksgiving and come down in January, with the house back to normal the rest of the year. That is a completely reasonable preference, and it is still most of what we install.

A seasonal holiday lighting installation from us covers everything end to end — design consultation, commercial-grade LEDs custom-cut to your roofline, installation with clips that protect shingles and gutters, timers configured, free repairs all season, and takedown in January. We store the design specs, so next year goes up faster.

  • Custom design consultation — your style and budget, mapped to your home
  • Commercial-grade LED materials — supplied by us, brighter and safer than retail strands
  • Professional installation — no staples, no nails, nothing that damages a roofline
  • Timers & controls configured — on at dusk, off when you choose
  • All-season maintenance — outages and storm damage fixed free
  • January takedown — we remove everything and store the specs

The honest summary: if you plan to be in the house more than about four years and you would use lighting outside December, permanent lighting installation wins on both cost and effort. If you want the classic December-only look, or you may move soon, the seasonal install is the right call and we will say so.

Residential & commercial

From Cozy Rooflines to Full Commercial Displays

Homes are our bread and butter, but storefronts, restaurants, office parks and community spaces get the same treatment at scale — and commercial properties increasingly choose permanent lighting installation, because it turns into brand color year-round instead of a December-only expense.

One thing to know about the seasonal calendar: it fills in strict order. Clients who call in September choose their install date. The ones who call after Thanksgiving choose from what is left. Permanent lighting installations are less weather-bound, but still need the ground unfrozen, so autumn is the practical window there too.

Holiday Lighting FAQs

Do you do Christmas light installation, or just permanent lighting?

Both — seasonal Christmas light installation is half our lighting business. We design the display, supply commercial-grade C9 bulbs and mini lights, install in November, maintain it through the season (a dark bulb gets fixed, not shrugged at), and take everything down in January. You never touch a ladder, and the same crew returns each year.

What kind of Christmas lights do professional installers use?

Commercial-grade LED C9 bulbs on custom-cut runs for rooflines, plus quality mini lights for trees and shrubs — not the retail strings that fail mid-season. Custom cutting means the run ends exactly where your roofline does, with no dangling extra cord, and LED efficiency keeps even a large display cheap to run.

What is permanent lighting installation?

A slim aluminum track is fitted once under your eaves and along the architectural lines of the house, holding individually addressable RGBW LEDs. It stays on the house year-round and is barely visible in daylight. You control color, brightness, zones and schedules from your phone — warm white on an ordinary evening, red and green in December, orange at Halloween, team colors during a playoff run.

How much does permanent lighting installation cost?

It is priced by linear footage of roofline and by how complex the run is — peaks, dormers and multiple stories all add labor. It costs more up front than a single seasonal install and nothing after that, since there is no annual install or takedown. You can measure your own roofline free with LightCast on this page and get a real range in about a minute.

Is permanent lighting visible during the day?

Barely. The track is a low-profile channel that tucks under the eave line and is color-matched to the trim, so from the street in daylight most people never notice it. That is the main reason homeowners choose it over leaving seasonal strands up year-round, which does get noticed.

Permanent lighting or seasonal installation — which is better value?

It depends on how long you plan to stay and whether you would use lighting outside December. A seasonal install costs less each time but recurs every year; permanent lighting costs more once and then stops. Past roughly four years the permanent option is usually ahead on total cost, and it gets used for every holiday rather than one.

When should I book holiday lighting installation?

September and October bookings get first pick of install dates and early-season pricing. Most seasonal installs happen late October through November. Permanent lighting is less weather-bound but still needs unfrozen ground for any stake-mounted elements, so autumn is the practical window for both.

Do you supply the lights or do I?

We supply everything for both options — commercial-grade LEDs or RGBW track, custom-cut to your roofline, plus clips, timers, controllers and cabling. You are never storing totes of tangled strands, and with permanent lighting there is nothing to store at all.

What happens if a light goes out?

We fix it free. On seasonal installs that covers outages, storm-loosened sections and timer faults for the whole season, usually within a couple of days. Permanent installations carry a warranty on the track and diodes, and because the system is zoned we can identify which run has failed without pulling the whole thing down.

Will permanent lighting damage my roof or gutters?

Not when it is fitted correctly. The track mounts to the fascia or under the drip edge with fasteners chosen for the substrate — never staples or nails into shingles, and never anything that lifts a shingle course and creates a leak path. The same rule governs our seasonal installs, which is why we use clips rather than anything driven into the roof.
