Platted From Farms, Sixty Years On

Sterling Heights was Sterling Township until 1968, and most of its neighborhoods date from the two decades on either side of that change. The 1960s subdivisions were platted from sold-off rhubarb and truck farms as the plants on Van Dyke hired, and the population climbed from 14,622 in 1960 to 108,999 by 1980. That rush left a grid of standard lots with sidewalks and attached garages: brick-front ranches and split-levels first, then aluminum- and vinyl-sided colonials through the 1970s, 1980s and 1990s. Michigan's fourth-largest city, at 134,346 people, is mostly that housing, and it is now old enough that the exteriors need maintenance rather than a rinse.

Our shop is at 21366 Hall Rd, where M-59 meets Garfield, so a Sterling Heights job is a short run west. We cover the full grid, from Dequindre Rd on the Oakland County line to Hayes Rd on the Clinton Township line, and from 14 Mile Rd on the Warren line up to Hall Rd. The signature problems are easy to name: gray, salt-scaled original concrete on driveways 40 to 60 years old, traffic film off Van Dyke, Mound Rd and M-59, and algae on the shaded north walls of the 1960s and 1970s brick ranches.

Shade is uneven here in a way that changes the work. The city lost about 12,000 ash street trees in the early 2000s, canopy sits around 18 to 23 percent, and roughly a third of homes have no street tree at all. A Tree City USA for 41 straight years, Sterling Heights is replanting, with 3,200 plantings planned for 2026 and a goal of a street tree in front of every home. Until those trees fill in, full-sun walls chalk and fade while the older maple-lined blocks and the streets near the Clinton River, Dodge Park and Clinton River Park hold the damp that grows algae. Under all of it, flat lake-plain clay drains slowly, so long driveways puddle, freeze and scale.

What the Plant Years Built, Block by Block

Along the main roads, the 1950s large-lot homes built by the first plant workers at Sterling Stamping and what is now Stellantis Sterling Heights Assembly are the oldest exteriors in the city. Many carry original brick, original wood trim and the first generation of aluminum siding, and they sit closest to the traffic on Van Dyke and Mound Rd. They get the gentlest wash we run, and on the road-facing wall a surfactant that releases the oily film a garden hose only spreads around.

The 1960s and 1970s plats between 14 Mile and Metro Parkway, and north past Freedom Hill County Park toward Utica Rd and Dodge Park, are the city's core: brick-front ranches and split-levels on standard lots, with poured driveways and public sidewalks from the original build. Concrete is the story on these streets. Sixty winters of salt and freeze-thaw have scaled the surface gray, and the clay holds water on it. Cleaning first, then sealing what is still sound, is the order of work, and it is the pairing we quote most often here.

The 1980s and 1990s colonials that filled in around Schoenherr Rd, the old Lakeside Mall and the northern half served by Utica Community Schools have vinyl and aluminum sides, brick fronts, second-story eaves, and roofs on their second or third shingle. On these blocks the usual order is soft wash, then roof treatment, then gutters, and one visit covers all three. Association rules are rare in the older plats; the newer condominium and site-condo developments that carry them get dated photos for the file.
