An Early River Town, Washed House by House

Utica was settled in 1817 on the Clinton River, among the oldest settlements in the county, and the river still runs through the middle of town. When it crests near 12 feet, Clinton River Heritage Park and Memorial Park take the high water; above 13 feet it reaches the river-bottom streets, Davis St and River Vista. The Clinton River Parks Trail ties downtown to River Bends Park and Dodge Park by paved path, and the old blocks it leaves from stay damp longest after a wet spring. Damp is the one thing algae cannot do without, so the green film on north-facing siding, the black streaks on shaded roofs and the mildew in old paint all start there, under the mature canopy over the old blocks.

The houses follow the town's timeline. Around Auburn Rd and Cass Ave, the village-era homes are painted wood and brick; few predate the early-1900s fires that took the wood-frame business section, but the streets still read as a village. Behind them runs a grid of early-to-mid 20th-century homes: brick and aluminum ranches of the 1950s and 60s and growth-era houses of the 60s and 70s, most of the later ones in vinyl. Toward Hall Rd, recent infill fills the open lots between the old core and M-59, on clay that drains slowly.

Downtown is brick because it burned. The storefronts at Auburn Rd and Cass Ave went up in the rebuild after those fires, and they now take the foot traffic of a summer ballpark: UWM Field, formerly Jimmy John's Field, seats 4,500 off Auburn Rd, and by August the sidewalks along the historic district carry a season of crowds. Out on Van Dyke Ave and Hall Rd, storefront glass and brick pick up a gray traffic film instead, and both come off with hot water rather than pressure.

Painted Wood, Postwar Brick, and Vinyl Toward the Highway

The village-era houses near Auburn Rd and Cass Ave get the most careful handling. Painted wood holds mildew in the paint film, especially on the north side under the trees, and old paint chalks. A soft wash lifts both at pressures that never drive water behind a clapboard, and lifting or bare paint gets pointed out on the walkaround, because washing cannot put a finish back. Brick from that era wants a mild mix and a plain rinse so the soft old mortar stays put.

The brick and aluminum ranches of the 1950s and 60s and the growth-era homes after them fill the grid between downtown and the river-bottom streets. Their aluminum has oxidized to a chalk that streaks if washed the wrong way, their driveways have seen sixty winters, and on Davis St and River Vista the spring high water leaves a silt line on the foundation and walk. Gutters here fill twice a year under the canopy, and an overflowing gutter puts the green stripe on the wall below it.

The vinyl of the 1970s and later and the infill toward Hall Rd and M-59 sit in the more open pockets, with more sun and faster drying. Their problems come from the ground: slow-draining clay splashes onto foundations and the bottom courses of siding in every hard rain, and the first green film shows on the north wall about a decade in. There is no association calendar to speak of in Utica, so the schedule is the owner's, and the pages below say what each surface needs.
