Two Rivers, Old Houses and Mature Shade

Marine City had 4,079 residents at the 2020 census. It was incorporated as a village in 1865 and as a city in 1887, and census estimates put about 44 percent of its housing units in the 1939-or-earlier column, with fewer than one in a hundred built after 2000. On a house that old, one elevation can carry original painted wood trim beside the vinyl or aluminum that replaced its clapboard, and those two surfaces take different mixes and rinse pressures.

The St. Clair River forms the city's east edge and the border with Ontario, with Sombra directly across, and the Belle River runs southeast through town between downtown and the west side. Together they give Marine City about five miles of frontage, and many homes sit within a few blocks of open water under trees that keep their north walls in shade. A shaded wall dries slowly after dew or rain. Algae and mildew grow fastest on a surface that stays damp, which is why the green film shows up first on those walls.

The city's master plan describes Marine City as wooded with mature trees and names American beech and sugar, red and silver maple among them. Under that canopy, roofs collect seeds and leaves, and gutters fill twice a year. The same plan notes that many areas west of M-29 lack adequate storm drainage and that street and parking runoff reaches Marine City Public Beach. On a lot near either river, rinse water is kept away from the curb and out of any street drain that empties toward the water.

From our shop at 21366 Hall Rd in Clinton Township, Marine City is about 25 road miles and roughly 30 to 35 minutes away by M-59, I-94 to exit 248 and Marine City Hwy. That drive carries no travel fee. Marine City pays the same published prices as the blocks around the shop, and the written quote, with each surface on its own line, follows within 24 hours. The company is insured for $2 million in general liability, with workers' compensation on top. The same terms apply next door in Cottrellville Township, China Township and East China Township.

Victorian Trim, Re-Sided Clapboard and Farmhouses

The master plan's 2023 survey of the neighborhoods near city hall describes three Victorian styles. Stick Style, which the plan calls one of the most prevalent forms in Marine City, has tall, steep compound rooflines and stickwork laid over the walls. Queen Anne adds turrets and mixed siding. Italianate houses have low-pitched roofs with bracketed eaves, porticoes and tall, narrow windows. Brackets, spindles and stickwork hold dirt and mildew on their top edges, and their joints let pressure force water into the wood. These houses get a soft wash: a mild solution, time to work and a gentle rinse.

On many of them the original clapboard and stickwork have been replaced with vinyl or aluminum siding, a pattern the plan describes, which leaves a newer skin over a frame that may be well over a century old. Vinyl there is rinsed downward with its laps, and aluminum is washed gently because its aging paint has turned to chalk.

Away from the oldest blocks, the plan says houses built between 1920 and 1970 dominate, many of them plain farmhouse forms, along streets such as West Blvd, Metropolis St, Belle River Ave and River Rd. Elizabeth St shows how mixed one block can be: the plan finds apartments, historic farmhouses, WWII kit homes and modern prefabricated homes side by side. Two neighbors there can need different mixes: the mildest for painted wood, a standard one for vinyl and aluminum.

Marine City Questions, Answered

How far is Marine City from your shop, and is there a travel fee?

About 25 road miles and roughly 30 to 35 minutes from our Hall Rd shop, up I-94 to exit 248 and in on Marine City Hwy, and the drive costs you nothing. Prices are the same as in Macomb County: house washing from $349, roof treatment from $450, concrete and gutter cleaning from $149 each, deck cleaning from $199.

Why does the north side of our house near the Belle River stay green?

Because it stays damp longest. A north wall under maple or beech shade near the Belle River or the St. Clair River dries slowly after dew and rain, and algae and mildew keep growing while it is wet. A soft wash kills the algae and mildew living in the siding texture instead of shaving off the top layer, and the gentle rinse leaves the paint in place.

Our house was built before 1940. Will washing disturb the old paint?

Paint that is holding should stay put. In Marine City's pre-1940 stock, porch ceilings, Italianate porticoes and Stick Style overlays often carry coat over coat from long before 1978, so they get the mildest mix and a gentle rinse, and a lifting patch is left alone and noted at the walkaround. EPA's Renovation, Repair and Painting rule makes disturbing more than 20 square feet of exterior paint on a pre-1978 home lead-safe work, so scraping it is for a painter certified under that rule.

We live close to the river. Where does the wash water go?

It is kept out of the river and the street drains. City planning documents flag street and parking runoff reaching Marine City Public Beach and weak storm drainage west of M-29, so solution is kept off pavement that drains toward the water. It is applied at the wall, and the rinse is kept away from the curb, out of every street drain and clear of any ditch that runs toward the river.

When is the best time to wash a house in Marine City?

Late spring, once nights stay above freezing and the salt season on M-29 is over, so the wash clears winter road film and catches new growth while it is still light. Early fall works too, after the beech and maple leaves drop. Shaded walls near the rivers then typically hold clean two to three years, and sunny south walls longer.
