The Township Across the Road
Our building sits at 21366 Hall Road in Clinton Township, and Hall Rd, which carries M-59, is Macomb Township's southern boundary. Cross it and you are in the township. Three old crossroads were on the map before any of it. Macomb Corners at Romeo Plank and 25 Mile, Waldenburg on Romeo Plank around 22 Mile and Meade at 26 Mile and North Ave are the pre-subdivision names, and the older farm lots around them hold the township's few mature trees. Everywhere else the street trees were planted with the plats and are still small, so most walls get full sun and algae is slow to take hold, except on those farm lots and along the Middle Branch of the Clinton River.
What shows first on a young house is construction residue rather than growth: clay splashed up the skirt of the siding from a lot that was graded bare, mortar haze on the brick front, and a gray cast on the flatwork from two seasons of trade traffic. The soil under all of it is heavy, poorly drained clay, so the low corners of a lot stay damp for days after rain and the first green film starts there. One thing the township does not have is well water. Homes run on Lake Huron water through GLWA, so the irrigation systems on nearly every lawn leave no orange iron arcs on brick or driveways. The vinyl colonial is the township's signature house: two stories, a brick front, light siding in white, gray or tan, and a roof that is often under fifteen years old. Light vinyl shows its first film early, usually year two or three on the north side, and it shows every stripe a rented pressure washer leaves. Soft washing at garden-hose pressure is the only method we use on it, and that first wash is the cheap one because nothing has rooted yet. The brick fronts carry mortar haze from the build that a mild masonry cleaner lifts without touching the joints.
The full-brick ranches and split-levels on the larger lots have fewer siding problems and more concrete. Long driveways, wide walks and stamped patios went in with many of the 2000s builds, and those slabs are now old enough that the color is fading and the surface has gone gray under a failed sealer. Cleaning, a full dry and a fresh coat of sealer bring the pattern back and protect it from freeze-thaw. Concrete on clay also lifts a little at the joints each winter, so we point out raised edges when we see them.
Associations are the third factor. Most of the 2000s-2020s subdivisions carry exterior standards and inspect in spring, and a notice usually cites the siding or the driveway with a cure window of a few weeks.
