A City Built in One Decade, Mostly in Brick

Macomb Power Washing Solutions runs out of 21366 Hall Road in Clinton Township, which is M-59, and Harper Woods sits about 22 minutes down the road from that door. The city is in Wayne County, so it rides our Grosse Pointe corridor route rather than one of our Macomb County routes, and the crews on that route are here most weeks of the season. Travel is never billed. Estimates come back written and itemized inside a day, and the company has carried $2 million in general liability plus workers' compensation since it started washing driveways in June 2022.

The city was chartered on October 29, 1951, right in the middle of its own build-out. Population went from 9,148 in 1950 to 19,995 in 1960, then 20,186 by 1970, so nearly every address here came out of one 1940s and 1950s push with a thin layer of 1960s infill on the last open lots. The 2020 census counted 6,596 housing units inside those 2.63 square miles. The result is an unusually consistent exterior from street to street: solid brick colonials and brick bungalows, poured-concrete porches and steps, wood trim and painted window frames above the masonry, and updated vinyl siding on a share of the houses.

Two things keep those walls wet. The street trees planted over the 1940s and 1950s grid have reached full size, so north walls sit in shade from morning to evening and dry slowly after every rain. And the city sits a short distance inland from Lake St. Clair, with Grosse Pointe Woods and Grosse Pointe Farms between it and the shore, close enough that an east wind carries lake humidity over every block. Algae only grows while a surface stays damp, which is why the shaded side of a brick colonial greens years before the sunny side shows anything.

The rest of the work comes from traffic. 8 Mile Rd carries M-102 along the northern line with Eastpointe, Harper Ave runs through as the main thoroughfare the city is named for, and I-94 bisects the eastern portion before Vernier Rd reaches the Eastland Commerce Center. Exhaust film settles on brick within a few hundred feet of those lanes, and winter plow spray lands on the concrete nearest them. Longtime residents still give directions by the site of the East Side Drive-In Theater, which ran from 1938 to 1977.

Brick First, Then Trim, Then Seventy-Year-Old Concrete

Solid brick and block is the surface that defines the city, and it behaves unlike siding. Masonry is porous, so it pulls moisture into the face of the brick and into the mortar joints and holds it for days. Gray film settles into those pores rather than sitting on top of them, which is why a mild detergent with dwell time lifts more than force ever will. Pressure strong enough to move film fast is also strong enough to open a seventy-year-old mortar joint.

Above the brick sits wood: soffits, trim and painted window frames that have been repainted several times since the 1950s. Those take a gentler mix than masonry and get hand work at the seals. A share of houses has been re-sided in vinyl, which takes ordinary soft-wash chemistry at low pressure. Because the grid is compact and lots sit close, every wall we spray is a few feet from a neighbor's windows and shrubs, so wind direction decides which elevation we start on.

The flatwork is often original: poured-concrete porches, steps and drives from the same build-out. Flat lake-plain clay underneath drains slowly, so water stands at the apron after a storm instead of running off, and seven decades of freeze-thaw have lifted the joints. On those slabs we clean first, then say whether the surface is sound enough to seal. Where it is, a penetrating sealer keeps salt and meltwater out of the pores for three to five years.
