Power Washing in Clay Township, Michigan
Clay Township is more water than land: about 47 of its 82 square miles are water, from the North Channel and the St. Clair Flats bays to Lake St. Clair. More than half the residents live in Pearl Beach along the channel, and our shop is about 35 minutes away with no travel fee.
Channel Lots, Canal Plats and the Floodplain
Clay Township counted 8,446 residents in 2020, and 4,698 of them lived in Pearl Beach, the narrow strip on the north side of the North Channel that Pointe Tremble Rd runs through. On the channel side of that road, a house has the water to its south and the road to its north. The north wall gets the least sun and stays damp longest after dew, so it is usually the wall that greens first, while the sunny channel side collects the June fishflies at its lit windows. The house washing page covers how each side is treated.
The canal neighborhoods were dug out of the marsh. Anchor Bay Drive was platted in 1921 with 408 lots on a two-mile street, The Colony followed in 1926 with every lot on the river or a canal, and St. John Drive came in 1935. The builders dredged the canals and spread the spoil as fill, so a back patio sits a few steps from the seawall and the still water beyond it, on low, flat ground. Anything rinsed off a house there heads for the canal unless the rinse is planned to keep it out of the water.
The floodplain traces the township's outer edge and covers most of Harsens and Dickinson islands. Lake St. Clair set monthly record highs in 2019 and again in May 2020, and the 2019 flooding spread across the floodplain while hundreds of thousands of sandbags went down. Standing water leaves a silt line and organic film on foundations, garage slabs and walks. A hose moves the loose layer, but the stain sits in the pores until a pre-treatment and a surface cleaner lift it, as the concrete cleaning page explains.
Our shop is at 21366 Hall Rd in Clinton Township, about 35 minutes from Township Hall on Pointe Tremble Rd, and there is no travel fee for the drive. Co-owners Justin and Landen have run the company since June 2022. You get a written, line-item quote within 24 hours at the same prices we charge in Macomb County, and the crews carry $2M general liability plus workers' compensation.
Eight Services for Waterfront and Inland Lots
A house here meets three kinds of exposure: siding and shingles beside the channels and canals, concrete along M-29 that takes road salt every winter, and decks, pavers and patios that stay wet a few steps from a seawall. The pages below take each service in that light, from house and soft washing to roof treatment, concrete cleaning and sealing, paver restoration, gutter clearing and deck cleaning, with the method, the common mistakes, how long the result lasts and the starting price.
House Washing
On a Pearl Beach lot between Pointe Tremble Rd and the North Channel, the green usually starts on the shaded north wall facing the road, while the sunny channel side collects June fishflies.
House Washing in Clay Township →Soft Washing
Every lot in The Colony was laid out on the river or a canal, and the plats off Anchor Bay Dr and St. John Dr put still water a few steps from the back wall.
Soft Washing in Clay Township →Roof Cleaning
Black streaks on a Clay Township roof are algae, and on a canal or channel lot the rinse off a roof runs down the gutters toward the water.
Roof Cleaning in Clay Township →Concrete Cleaning
Concrete in Clay Township takes plow brine thrown off M-29 every winter and the green film that grows on canal-lot patios.
Concrete Cleaning in Clay Township →Concrete Staining & Sealing
A sealer's job in Clay Township is to keep water and road salt out of the concrete.
Concrete Staining & Sealing in Clay Township →Brick Paver Restoration
Pavers on a Clay Township canal lot rest on dredged fill in a floodplain that the 2019 high water spread across.
Brick Paver Restoration in Clay Township →Gutter Cleaning
Each June the fishfly hatch off Lake St. Clair leaves dead insects on Clay Township roofs, and rain washes them into the gutters with shingle grit.
Gutter Cleaning in Clay Township →Deck Cleaning
A deck a few steps from a canal or the North Channel stays damp from spring to fall, and it grays, greens and turns slick faster than a deck on dry ground.

The oldest homes date to the interurban era, when rail lines brought summer residents who built cottages and then year-round houses along Anchor Bay and the St. Clair River. About 688 homes, roughly 13 percent, were built in 1939 or earlier, and another 2,385 went up between 1940 and 1979. That puts close to six in ten houses here before 1980, and many may still carry layers of paint from before 1978, which changes how trim and siding are washed.
The 1970s were the biggest single decade, adding 884 homes, and 816 more followed in the 1990s. Most single-family homes stand in platted subdivisions. North of the Pearl Beach strip the land opens into farmland and larger rural parcels, and the township's high-water guidance names garages, sheds and pole buildings alongside homes and cottages as structures to protect. Where rain lands on bare soil beside one of those walls, it splashes mud onto the lowest few feet of siding, and that damp band is where green film takes hold first. A mild soft-wash mix and a low rinse clear it, and each outbuilding gets its own line on the quote next to the house.
About one home in five, 1,065 of 5,177, is held for seasonal or occasional use, and on Harsens Island it is 844 of 1,589. A cottage closed for the winter gets no rinse from anyone for months, so mildew on the shaded wall, webs packed under the eaves and gray film on the deck boards all have a full season to build. The township offers seasonal water turn-on and turn-off for part-year residents, and spring opening is when that buildup shows.
Clay Township Questions, Answered
How much does power washing cost in Clay Township?
House washing starts at $349, and a typical house runs $349 to $700. Driveways and gutters start at $149, roof treatment at $450, concrete sealing at $299 and deck cleaning at $199. There is no travel fee for the drive of about 35 minutes from Clinton Township, and the price follows the surfaces and the buildup on your lot. The pricing page has a calculator, and a written quote comes back within 24 hours.
Can you work on Harsens Island?
Yes. Harsens Island has no bridge, so the truck crosses the North Channel on Champion's Auto Ferry from Ferry Dock Rd, and each island address is quoted on its own. Zero travel fees cover the car ferry too, so an island job carries no extra charge. Give the 48028 address when you ask, along with the date you open or close the cottage, and the written quote will lay out the visit.
What are the bugs that cover the house in June?
Fishflies, the mayfly hatch that comes off Lake St. Clair each June and lasts a couple of weeks. They are drawn to light, so lit windows, porch fixtures and soffits collect the most. Each one lives about a day and dries within 24 hours, and dried ones can be cleared off siding or pavement with a leaf blower, but a crushed one leaves a sticky smear and piles in corners smell fishy. Our post on fishflies and spider webs covers the cleanup.
When is the best time of year to book exterior cleaning here?
Late May for most houses, before the June hatch, or right after the hatch ends. A seasonal cottage is best washed soon after its water is turned back on. M-29 driveways are cleaned in spring, once the brine can be rinsed out. Sealing suits late summer, when canal-lot slabs are driest. Gutters belong in late fall, before a cottage closes.
My mailing address says Algonac 48001. Is that Clay Township?
Often, yes. Mainland Clay Township wraps around the City of Algonac on three sides and shares its 48001 ZIP code, so many Clay homes carry an Algonac mailing address. Pearl Beach, Pointe aux Tremble, Roberts Landing and Perch Point are all in the township. Either way the prices are the same, there is no travel fee, and the quote names the surfaces at your address.
