Pads, enclosures, compactor & grease-bin areas
Grease, Leachate and Odor, Lifted Out of the Dumpster Pad
The slab under a dumpster takes grease from leaking bags, food scraps and the liquid that drips from the containers, and a cold rinse with no degreaser leaves much of it behind. We degrease the pad, wash the enclosure walls and gates, and sanitize and deodorize the area, with hot water, degreaser and surface cleaners, after close or overnight. Rinse water is recovered when the site or local rules require it and kept out of the storm drains otherwise. Every pad is quoted from photos, satellite imagery or a site visit.

The Back of the Lot Is Where Complaints Start
A dumpster pad collects whatever leaks, spills and splashes on the way into a container: cooking grease from bags and from the used-oil bin, food scraps from split bags, sticky drink residue, and leachate, the liquid that seeps out of the waste itself and escapes through a missing drain plug or a leaking seam. Grease left on the slab becomes embedded in the concrete. Prosoco, a maker of concrete and masonry cleaners, notes that the earlier a grease stain is treated the easier it is to remove, and that the most severe embedded stains can take more than one application. That is why a pad that goes a full season between cleanings is harder to bring back.
The damage shows up in more than the stain. Utah State University Extension lists garbage and dumpsters among the places house flies lay their eggs and advises keeping garbage areas clean and free of odor. The public health notes in the FDA Food Code say spillage from refuse soils storage areas and attracts insects, rodents and other pests. And a greasy slab is a slip risk for the staff who carry trash out to it: OSHA's walking-working surfaces rule requires employers to keep those surfaces free of hazards such as leaks and spills.
Dumpster pads are part of our commercial power washing work, and this page covers them on their own across Macomb County: restaurant pads, shared enclosures behind retail plazas, apartment and condominium trash corrals, compactor pads and grease-bin areas, quoted as their own line or added to a storefront and sidewalk visit. Our restaurant and apartment, condo and HOA programs show where the pad fits in a full-property schedule. For the health-code background and a suggested schedule by type of business, read our dumpster pad guide.
Every Surface Around the Containers
- The pad — the slab under and between the containers, where leachate pools and grease soaks in
- The apron — the pavement in front of the gates, where the hauler's truck lifts and sets the containers down
- Enclosure walls — block, wood or composite screening, cleared of the splash and drip lines that hold odor
- Gates, posts and bollards — the hinges, latches and steel that hands, lids and containers hit every day
- Compactor and grease-bin pads — the slab around each unit, where drips from the chute and the oil bin collect
- Outdoor trash receptacles — the cans at entries, walks and drive-thru lanes, washed with their lids off
- Sanitizing and deodorizing — the pad and enclosure treated once the grease and residue are off
The dumpsters themselves belong to your hauler, so we don't clean container interiors. Our work is the pad and enclosure around them.
Dry Pickup, Degreaser, Heat, Then Even Passes
A pad cleaning starts dry. Loose debris comes off the slab before any water goes down, so food waste is not washed across the lot, and the crew finds the nearest catch basin so the rinse can be kept out of it.
Degreaser goes on next and is given time to work. Prosoco's grease-removal steps follow the same order: apply the cleaner, let it dwell, reapply and scrub, then rinse. Heat does the rest. Kärcher, which builds hot-water pressure washers, explains that oils and fats dissolve and emulsify faster in hot water, so they come off more easily. The FDA Food Code lists high pressure pumps, hot water, steam and detergent as examples of the supplies a food business provides to clean its refuse receptacles. Our truck-mounted hot-water systems supply the heat, and a rotary surface cleaner works the open slab in overlapping passes so the concrete comes out even, without the stripes a wand held close leaves behind.
The enclosure walls, gates and posts are washed from the top down. Once the grease is off, the pad and enclosure are sanitized and deodorized, and each visit is documented with before-and-after photos, so a manager can check the result without driving over. Rinse water is recovered when the site or local rules require it; otherwise it is kept out of the storm drains. Grease tracked from the pad toward the back door can be added to the same visit.
Three Shortcuts That Leave the Smell Behind
A Cold Rinse
Cold water without degreaser wets the grease more than it removes it. The slab looks clean while it is wet, then the dark patches and the smell come back as it dries, and the loose residue ends up spread over a wider patch of the lot.
Hosing It Into the Drain
Michigan's EGLE notes that drains in parking lots usually feed storm sewers that run to a stream or lake without treatment. It lists letting wash water run into storm sewers, or pool and evaporate in a lot or catch basin, among the common power washing violations.
Solvents and Mixed Chemicals
EGLE warns that wash water can become hazardous waste when solvents are used to pre-treat oil and grease. Mixing products is a hazard of its own: the CDC says never to mix bleach or any disinfectant with other cleaners, because the vapors can be dangerous to breathe. A bleach-based sanitizer and an acid or ammonia cleaner never belong on the same wet slab.
Settle Who Handles the Rinse Water Before the First Visit
Water coming off a dumpster pad carries grease, food waste and cleaning solution, so where it goes matters as much as how clean the slab looks. EGLE's mobile power washing guidance treats wash water from a job at another company's location as co-generated: the property and the washing company share responsibility for handling it, and the guidance says the service contract should name who is ultimately responsible. The routes it describes are a sanitary or combined sewer with the system owner's permission, collection and disposal at a designated facility, or a groundwater or surface-water discharge permit from EGLE. On our jobs, rinse water is recovered when the site or local rules require it. Otherwise it is kept out of storm drains, ditches and the nearby river or lake, and where the sewer's owner allows it, it goes to the sanitary sewer. Point out the site's drains in your photos or on a walkthrough, so the plan is settled before a hose is turned on.
How a Pad Gets Quoted
We don't publish a price for dumpster pad cleaning, because two pads are rarely the same job. The quote follows the number of containers, the size of the slab and apron, how far the grease has set in, the enclosure walls and gates, the time window, and how often the work repeats. Send photos, let us measure from satellite imagery, or have us look in person, and a written, line-item quote arrives within 24 hours. The pad, the enclosure and any receptacles each get their own line, so a manager can approve the slab now and add the walls later.
Commercial accounts receive a certificate of insurance for our general liability and workers' compensation coverage before the first visit, and there are no travel fees anywhere we work. Booking the pad with a sidewalk and entry wash, hood vent cleaning or oil stain removal in the drive-thru lane lowers the price of the combined visit. Our vendor paperwork guide lists what to ask any contractor for before work starts.
Timed Around Your Pickups and Your Closing Time
Right After Pickup
The enclosure holds the least trash right after the hauler empties the containers, so pickup day is worth asking for when a recurring schedule is set.
After Close or Overnight
Crews work Monday through Saturday until 10pm, and overnight work is available for commercial sites that need it. Our rigs carry their own water, so the job never depends on a tenant's spigot.
On a Standing Cadence
Monthly, quarterly or a custom schedule, set by how much food waste the site throws out and how fast the pad soils again. The Food Code requires refuse receptacles to be cleaned often enough to keep soil from building up and insects and rodents from being drawn in, and the pad under them follows the same logic.
In hard cold, a washed slab can freeze before it dries and leave ice on the path staff use, so winter visits are planned around the forecast. Kärcher notes that surfaces washed with hot water stay slightly warm and usually dry faster, but in a hard freeze the forecast still sets the date. For a site-wide plan, our apartment complex schedule and hot water versus cold water guides go further.

See all frequently asked questionsHow much does dumpster pad cleaning cost?
We don't publish a price, because the work changes with the number of containers, the size of the pad and apron, how much grease has soaked in, whether the enclosure walls and gates are included, and how often the visit repeats. Send a wide photo of the enclosure and a close-up of the worst stain, or let us measure from satellite imagery or in person, and you get a written, line-item quote within 24 hours.
Do you clean the inside of the dumpsters?
No. The containers belong to your hauler, and we don't clean their interiors. Our work is the area around them: we degrease the pad and apron, wash the enclosure walls and gates, and sanitize and deodorize the enclosure. A container that leaks or smells from the inside is a question for the hauler.
Can you clean the pad after our restaurant closes?
Yes. Our crews work Monday through Saturday until 10pm, and overnight work is available for commercial sites that need it. Our rigs carry their own water, so nothing depends on an outdoor spigot, and the work can be finished before the morning delivery.
Will the old grease stains come out completely?
Fresh grease and leachate come up most easily. Grease that has sat in the concrete for years often lightens rather than vanishes on the first visit, and Prosoco notes that the most severe grease stains can take more than one application. A regular schedule catches new spills while they are fresh, which is when Prosoco says grease is easiest to remove.
Does a clean pad help with flies and rats?
It removes the food and the smell that draw them, which is a large part of the job. Utah State University Extension names garbage and dumpsters as house fly breeding sites and advises keeping garbage areas clean and free of odor. The Food Code adds tight-fitting lids on outdoor containers and drain plugs kept in place. A clean pad does the most good alongside those habits and your pest control service.
Is a clean dumpster area part of a restaurant health inspection?
Yes. Michigan's Food Law adopts the FDA Food Code, which calls for a refuse storage area and enclosure to be kept clean and free of unnecessary items, and for the outdoor storage surface to be smooth, durable and sloped to drain. Our dumpster pad guide walks through those sections and what an inspector looks for.
Who is responsible for the wash water from our pad?
At a business, both of us. EGLE's mobile power washing guidance treats wash water from a job at another company's location as co-generated by that company and the washing company, and it says the service contract should name who is ultimately responsible for it. On our jobs, rinse water is recovered when the site or local rules require it, and otherwise kept out of storm drains, ditches and the nearby river or lake. Point out the site's drains in your photos or on a walkthrough, and the plan is settled before the first visit.
