A Dirty Awning Shows From the Parking Lot

An awning hangs at eye level over the door, so it is one of the first parts of a building a customer sees on the walk in. A gray band along the front edge, mildew in the folds of the valance and a streak of bird droppings over the entrance all read as neglect before anyone reaches the glass. In a 2019 ServiceChannel survey, 64% of shoppers said they had left a store because of its physical appearance or disorganization. That survey covered stores as a whole, not awnings, but a stained awning is hard to miss.

Most of that grime is not the fabric giving out. Sunbrella and Herculite, two awning fabric makers, both say mildew can grow on the dirt left sitting on their fabric rather than on the fabric itself. Removing the dirt removes what the mildew lives on. Take it off with a narrow pressure-washer tip or a solvent, and the cleaning can do damage the weather did not.

We soft wash fabric and vinyl awnings on storefronts, restaurants, plazas, offices and homes across Macomb County at low pressure, matched to the fabric, because high pressure can fray or tear it. Every job is quoted from your photos, a satellite view or a visit, and the written estimate arrives within 24 hours. We carry general liability insurance plus workers' compensation, and commercial clients get a certificate of insurance before work starts.

What we clean

Awnings, Valances and Undersides

  • Storefront awnings — plaza and street-front awnings over entrances and display windows
  • Restaurant awnings — entry canopies and patio covers where diners sit under the fabric
  • Lettered and logo awnings — valance lettering and applied graphics, which Sunbrella says to brush away from, not against the edge
  • Vinyl awnings — PVC-coated and laminated fabric, which Trivantage says takes a neutral liquid detergent
  • Retractable patio awnings — deck and patio awnings at homes, which need to dry fully before they are rolled up
  • Window and door awnings — small fixed awnings on houses, offices and condo entries
  • HOA and clubhouse awnings — pool, clubhouse and entry awnings on shared property
  • Undersides and frames — cobwebs and underside mildew, with any frame rust pointed out at the estimate
Fabric decides the method

Acrylic, Vinyl and Polyester Are Not Washed Alike

Awning fabric comes in a few families, and their makers publish different care steps. The label, or the company that installed the awning, usually tells you which. Trivantage, an awning fabric distributor, advises testing a cleaner on a hidden area before any full cleaning, and a hidden corner is where we start.

Woven acrylic, such as Sunbrella, is the soft, canvas-like fabric on many restaurant and home awnings. Sunbrella says not to use a pressure washer on its fabrics, and its care guidance calls for cold to lukewarm water. Its routine is a soft-bristle brush to knock off loose dirt, a hose to wet the fabric, a mild soap left to soak in and a rinse until no soap remains. For stubborn stains and mildew, Sunbrella's mix is 1 cup of bleach and 1/4 cup of mild soap per gallon of clean water, left on for up to 15 minutes, then scrubbed with a soft brush and rinsed. After a bleach cleaning the maker says the fabric needs retreatment to restore its water and stain resistance, so your estimate says up front whether a bleach step is planned.

Vinyl awnings are PVC-coated or laminated. Trivantage calls for a neutral liquid detergent with soft cloths or brushes. Herculite allows a light-duty washer for mildew on the underside of a vinyl awning, at no more than 1,800 psi with the nozzle at least 12 inches off the fabric, and warns that getting closer will put a hole in the material. Trivantage's vinyl steps rule out solvents such as acetone, turpentine and industrial degreasers, and Herculite warns that harsh chemicals and abrasive cloths damage the fabric's surface.

Polyester awnings take a different mildew step. Trivantage says to avoid undiluted bleach on them and lists hydrogen peroxide in warm water as an option instead. When a fabric's maker can't be identified, the test corner and the mildest method that works decide it.

The care routine the makers publish

Six Steps From Label to Dry Fabric

Identify and Test

Care steps differ by fabric, so the label or the installer's paperwork comes first. Trivantage and Herculite both say to try a cleaner on a hidden area before a full cleaning.

Brush Before Water

PAMA and Trivantage both start by brushing off loose debris before the fabric is washed. Trivantage names cobwebs and bird droppings, and a soft-bristle brush.

Wet, Wash, Let It Soak

Sunbrella's light cleaning is a hose rinse, a mild soap such as dish liquid, a soft-bristle brush and time for the solution to soak in. PAMA says to clean from the bottom and work up. Before any cleaner goes on, we wet the plants and beds below with clean water.

Treat Mildew Where It Grows

Each maker has its own mildew step: Sunbrella's measured bleach and soap mix, Trivantage's hydrogen peroxide option for polyester, Herculite's diluted bleach tested first on vinyl. Herculite notes that vinyl awnings in shade can collect mildew on the underside as well as the top.

Rinse Out Every Trace

PAMA warns that cleaner left in the fabric leaves marks and a chalky residue, and that missed spots show once the awning dries. Sunbrella says to rinse until all soap residue is removed. Our rinse water is kept out of storm drains, and at a business it is recovered when the site or local rules require it.

Air Dry, Then Retract

Sunbrella says to air dry only and never apply heat. Trivantage says never to fold, roll or store fabric that is wet, damp or cold, so a retractable awning stays open until it has dried.

Where awning cleaning goes wrong

Five Ways a Cleaning Shortens an Awning's Life

A tight stream close to the fabric. Trivantage's mildew guide says that on acrylic awnings, power washing in many cases leads to damaged fabric, and Herculite warns that a nozzle held too close will put a hole in vinyl. Pressure that strips a stain off concrete can fray or tear an awning, which is why we soft wash awnings at low pressure.

Heat and harsh chemistry. Hot water does good work on greasy concrete, but Sunbrella's guidance for its fabric is cold to lukewarm water. Trivantage's awning guide says to keep strong soaps and solvents away from the fabric, and Sunbrella warns against hard-bristled brushes, excessive scrubbing and anything else that abrades it.

Soap left behind. A rushed rinse leaves cleaner in the weave, and PAMA says that film leaves marks and a chalky residue. Sunbrella's step is to rinse until all soap residue is removed.

Rolled up wet. A retractable awning closed while damp keeps that moisture folded inside the roll. Trivantage says never to roll fabric up wet, damp or cold, and Herculite says to store awning fabric in a dry, well-ventilated place to prevent mildew, so after a wash a retractable awning should stay open until it has dried.

Bleach where it can reach the water. Sunbrella does not advise bleach where a body of water or another sensitive environment could be affected, and it says to protect the area around the fabric whenever a bleach mix is used. On a waterfront property that advice applies, and our rinse water stays out of storm drains, ditches, canals, the river and the lake.

One expectation to set: a wash takes off the film that dulls color, and acrylic awning fabric is slow to fade (Trivantage calls it UV resistant), so on acrylic it is worth seeing what a wash does before anyone decides the color is gone. Cleaning cannot put color back into fabric the sun has bleached, and a split seam or worn-through panel is work for an awning maker. We tell you that at the estimate, not after the wash.

Your estimate and your schedule

What the Written Estimate Covers

Awning cleaning has no published price, because two awnings rarely take the same work. The estimate lists each awning by location, the fabric, the valance and underside, whether a mildew step is needed and how we reach it (from a ladder, or a lift on a taller facade). Send a wide photo, a close-up of the worst stains and the fabric label if you can find one, or ask us to look from a satellite view or in person. The written estimate follows within 24 hours, with no travel fee anywhere we work.

Storefronts and restaurants are washed before opening or after close. Our crews run as late as 10pm Monday through Saturday, and commercial sites can book overnight. A fixed awning air dries in place; a retractable one should stay open until it is dry.

The glass under an awning catches its rinse, so window cleaning or an entrance wash through commercial power washing fits the same visit, and restaurants can quote hood vent cleaning alongside. Our pages for retail and shopping centers and restaurants, and our posts on storefront appearance and foot traffic and storefront glass programs, cover the rest of the front of the building. At home, a patio awning pairs with deck cleaning, and our guide to cleaning the outdoor room by material covers the furniture underneath.

How much does awning cleaning cost?

Awning cleaning has no set price list: the work depends on how many awnings there are, their size and height, the fabric, how much mildew has set in and whether the job runs after hours. Send a wide photo, close-ups of the stains and the fabric label if there is one, or have us look from a satellite view or in person. You get a written estimate within 24 hours, with no travel fee.

Can you pressure wash an awning?

It depends on the fabric, and on acrylic the makers say no. Sunbrella says not to use a pressure washer on its fabrics, and Trivantage says to wet acrylic awnings with a hose, not a power washer. Herculite allows a light-duty washer for underside mildew on vinyl, at no more than 1,800 psi and at least 12 inches away. We soft wash awnings at low pressure, since high pressure can fray or tear the fabric.

How often should an awning be cleaned?

PAMA, the awning makers' association, calls for a cleaning once a year plus a hose rinse about once a month. Sunbrella suggests a monthly hose rinse and says a thorough cleaning is usually needed every two to three years. Herculite suggests cleaning at least once or twice a year. Awnings on busy roads, in shade or near the lake tend to need the more frequent end.

Will the mildew come back?

It can, and no cleaning prevents it for good. Sunbrella and Herculite both say mildew can grow on the dirt left on the fabric rather than on the fabric itself, so a clean awning gives it far less to grow on. Monthly hose rinses, drying before retracting and trimming back shrubs and vines that touch the fabric, which PAMA says can damage it, keep it away longer.

Do you clean retractable awnings at homes?

Yes. Patio and deck awnings are washed fully open, top and underside, and should stay open until they are dry, because Trivantage says never to roll fabric up wet, damp or cold. If the arms or frame show rust, we point it out; PAMA notes frame rust can stain the fabric.

Can you clean our awnings without closing the store?

Yes. We wash before you open or after you close, with crews running as late as 10pm Monday through Saturday and overnight booking for commercial sites. A certificate of insurance goes to you or your property manager before the visit.

Is bleach safe on my awning?

On some fabrics, measured and rinsed. Sunbrella publishes a bleach and mild soap mix for mildew on its acrylic, followed by a thorough rinse and retreatment for water and stain resistance. Trivantage says to avoid undiluted bleach on polyester, and Herculite says to test a diluted mix on a hidden spot of vinyl first. The fabric's own care steps decide it, and a hidden test spot comes before any wide area.
