New Territory, the Same Price Sheet
St. Clair County is new for us. We began serving it in October 2026 and have no local job history to show yet, so this page covers the drive, the prices and the local conditions. The 16 communities run from Port Huron and the Blue Water Area down the St. Clair River to Algonac and Clay Township, then west along Anchor Bay to Ira Township and inland to Casco and Columbus townships.
From 21366 Hall Rd it is about 35 minutes to Marine City, the City of St. Clair or St. Clair Township. Algonac and Marysville are about 40 minutes out, Kimball Township about 45 and Fort Gratiot Township about 50. The crew that makes the trip carries the same $2M general liability policy and workers' compensation coverage it carries in Clinton Township.
The unincorporated places sit inside those communities. Fair Haven and Anchorville are in Ira Township, Smiths Creek straddles Kimball and St. Clair townships, and Harsens Island belongs to Clay Township. The island has no bridge, only the car ferry across the North Channel, and island jobs carry no extra charge for the ferry. Call (586) 284-3810 about an island address, or about any address outside these 16 communities, before you book.

Soft Washing or Pressure Washing: What Each Shore and Field Needs
The St. Clair River towns, from Marysville down through St. Clair, East China and Marine City, sit beside a shipping channel whose level commonly swings two to three feet, lowest in February and rising through July. A seawall face or dock post is wet to a different line each month, and algae grows in that band. Much of the housing is old: about half of St. Clair's homes predate 1960, and 44% of Marine City's were built in 1939 or earlier. On their shaded walls, painted trim and porches, soft washing at low pressure with a cleaning solution removes the growth without driving water behind old siding. Michigan's EGLE requires a permit for wash water sent to a river, so on a riverfront lot ask how the rinse will be kept out of the water. Our guide to why lake homes grow mildew faster covers the damp.
The canal and island communities have water on two or three sides. Water covers about 47 of Clay Township's 82 square miles, and its canal subdivisions along the North Channel and Anchor Bay were platted between 1917 and 1935. When Lake St. Clair reached record levels in June 2019, Algonac declared a flood emergency and told its more than 550 waterfront property owners to barrier their property. Once high water drops, check foundations, seawall caps and flatwork for a silt line; a low-pressure wash removes it, and the rinse should be kept out of the canal. In Ira Township the zoning code treats every lot touching Lake St. Clair as a waterfront lot, and on those lots algae and mildew are expected on lake-facing siding, decks and docks. See canal home exterior care.
Port Huron and the Lake Huron shore add road salt to the damp. I-94 and I-69 both end at the Blue Water Bridge plaza inside the city, and the business loop runs along Pine Grove Ave and Huron Ave through residential blocks, where salt spray is expected on curbside concrete and lower siding, as it is along Fort Gratiot's 24th Ave strip. About a third of Port Huron's homes were built in 1939 or earlier. A wash leaves sound paint on those walls. Loose or flaking paint gets pointed out, not blasted off: under EPA's RRP rule, taking more than 20 square feet of paint off the outside of a pre-1978 house is lead-safe work. The road-film side is in black film on siding near a busy road.
The inland townships trade shoreline for acreage. Farmland and rural homes cover about 78% of Casco Township, and Casco has no sanitary sewer, so every house sits on a septic system and wash water belongs off the drain field and out of roadside ditches and county drains. Columbus Township has only eight recorded plats; most homes sit on parcel splits along county roads. In China Township, homes along the Belle River and Pine River valleys sit near wetlands and mapped floodplain, and those damp, shaded lots grow algae and mildew on siding and roofs.
Services Available Across St. Clair County
House Washing
From $349. Every siding surface, soffits, fascia, the gutters' outside faces, window frames, porch ceilings and entryways, with landscaping pre-wetted and rinsed. In St. Clair Township, gravel stretches such as S. Bartlett Rd and Yankee Rd put road dust on lower siding and windows along with the algae.
House Washing by community
Soft Washing
Priced as a house wash: low pressure and a cleaning solution for painted wood, old trim and porch ceilings. In Port Huron's Olde Town the Historic District Commission reviews alterations and repairs before a permit is granted, one more reason to keep pressure off original trim.
Soft Washing by community
Roof Cleaning
From $450, a low-pressure treatment for the black streaks; ARMA warns against pressure washing asphalt shingles. In Kimball Township the Port Huron State Game Area and the hemlock stands of Jasper Woods give nearby lots the shade behind roof streaks.
Roof Cleaning by community
Driveway & Concrete Cleaning
From $149. A rotary surface cleaner is where pressure washing belongs, on driveways, walks and garage aprons. In Marysville, Gratiot Blvd (BL I-94) and Busha Hwy (M-29) are salted state trunklines, and salt residue on flatwork is the expected spring problem.
Driveway & Concrete Cleaning by community
Concrete Sealing
From $299, a penetrating sealer on clean, dry concrete. Port Huron Township holds the I-94 and I-69 merge and the start of the I-69 Business Loop, so driveways near the interchange take salt spray through dozens of freeze-thaw cycles each winter.
Concrete Sealing by community
Brick Paver Restoration
From $399 for cleaning, polymeric re-sand and seal together. Fort Gratiot Township maps about 743 acres of wetland and a floodplain along its county drains, and pavers laid on damp ground grow weeds and moss in the joints.
Brick Paver Restoration by community
Gutter Cleaning
From $149, with every downspout flow-tested. The City of St. Clair has been a Tree City USA for 26 years, and its managed street-tree canopy loads gutters on the older blocks at leaf drop.
Gutter Cleaning by community
Deck Cleaning
From $199, at $1 to $2 per square foot, with railings, stairs and skirting included. Docks on the Long Island Court canal in Fair Haven and in The Colony get the same low-pressure treatment as the deck boards; see dock and seawall wood care.
Deck Cleaning by community
Riverfront storefronts on N. Riverside Ave in St. Clair and the retail strips along M-25 fall under commercial power washing, and Christmas lights are hung in November. See all 16 services →
St. Clair County Questions, Answered
How much does it cost to power wash a house in St. Clair County?
$349 to $700 for a typical house. A typical driveway runs $200 to $350, and gutters on a two-story house $175 to $300. Book several jobs in one visit and multi-service pricing is applied automatically. Standard residential work takes no deposit; you pay after the job is done and you have looked it over. The pricing page lists every service.
My house is on a well. Will the wash use my water?
Usually, yes. A house wash runs from your outdoor spigot, and a two-story house takes about 200 to 500 gallons. Columbus Township's 2012 master plan warns that many private wells there have very limited flow, so mention a slow well when you request the quote. Our water guide explains how properties with weak supply are served from onboard tanks.
Can a seasonal cottage be washed before we open it for the summer?
Yes, as long as the outdoor spigot has water. About one home in five in Clay Township is held for seasonal use, and on Harsens Island it is 844 of 1,589 units. The township turns water on and off for part-year residents, so book the wash after your spring turn-on. Nobody has to be there; the crew needs water and access to the walls.
When is the best time to wash a house in St. Clair County?
Late spring through fall, timed to local seasons. On the Lake St. Clair shore in Ira and Clay townships the fishfly hatch arrives each June and lasts a couple of weeks, so a wash after it holds through summer and takes the dried fishflies off with it. Salt-gray driveways near I-94 and M-29 wait for the end of salt season. Gutters wait for leaf drop; Port Huron's 2026 leaf pickup runs October 19 to November 28.
How long does a house wash last near the river or Anchor Bay?
Two to three years on shaded walls, and longer on walls in full sun. On the St. Clair River and the Anchor Bay shore, the walls and porch ceilings that stay damp longest are usually the first to turn green again. A roof treatment repeats every three to five years, and penetrating sealer on a driveway is resealed every three to five years.
From Hall Road, Two Ways Into the County
County Line Rd is the border: Chesterfield and Lenox townships sit on its west side, Ira and Casco townships on its east, and 26 Mile Rd becomes Marine City Hwy where it crosses. From our shop, I-94 north reaches the inland townships, Marysville and Port Huron, while Jefferson Ave and M-29 follow Anchor Bay to Ira Township, Clay Township and Algonac. Marine City Hwy leads east to Marine City and the river.
