Paver Repair & Re-Sanding — Warren, Michigan
Paver Repair & Re-Sanding in Warren
Warren's flat, slow-draining ground keeps water close to the surface, and water is one of the three things frost heave needs. A paver lifted above its neighbors is the one a shovel catches all winter. We reset raised sections on a corrected base, replace pavers that have cracked through, and refill the joints so the walk or patio sits flat again.

In Warren
Frost heave takes three things at once: freezing weather, soil that frost can lift, and water. As the ground freezes, water wicks up toward the cold and builds layers of ice that push the surface upward, and the damage comes from that lift being uneven. Soil type sets how hard frost can lift: silts and very fine sands heave worst, clay less severely, and clean, well-drained gravel rarely at all. Warren sits on flat lake plain that the county soil survey maps as almost all poorly drained clay, so yards drain slowly and water stays near the pavers, and blocks along the Red Run and Bear Creek drains stay damp.
The spring thaw works from the top down, so meltwater gets trapped above ground that is still frozen and softens it, and a refreeze adds to the lift. Heave is therefore fairest to judge once the ground has fully thawed, when a section that rose in January may have eased back down. Trees play a part as well: the mature maples over the older blocks can lift paving as their roots grow, and pavers cope with that better than poured concrete. We do no root work, since cutting a major root can kill the tree.
Cracked pavers are a separate question. A tight hairline crack generally does not affect how a paver performs, but CMHA notes that a broken paver can point to weak support underneath, so we check what it sat on before a new paver goes in. Cleaning and sealing the surface afterward is brick paver restoration.
How we work
Replacing the Broken, Resetting the Raised

A cracked paver is the simplest repair: a loose one lifts with a paver extractor or a pair of flat screwdrivers, and one locked tight in its joints is broken out with a chisel. For a heaved run we wait for thawed ground, then take up the raised pavers and a margin around them, cleaning and stacking each one, and look at what sits underneath: the base, the bedding and how wet the soil is. The base is corrected with compacted material, fresh bedding is screeded, and the pavers are relaid in their pattern with any replacements mixed through rather than bunched. A plate compactor goes over the section, joint sand follows, and the plate runs again, with sand added until the joints are full.
Mistakes That Leave a Raised Edge
Resetting a heaved section while the ground is still frozen fixes it at a height that may change when the ground thaws. Leaving a proud edge through the winter invites chipped edges; CMHA's maintenance guide notes that plows working over lippage can chip paver edges and, in extreme cases, pull pavers out. Chopping out a root to drop a lifted walk puts the tree at risk. And a reset, ours included, is not a cure for frost heave: CMHA's repair for heave caused by frost is a frost-resistant subbase, a layer deeper than a reset rebuilds. In the meantime, CMHA's maintenance guide suggests shoveling diagonally to the paver pattern rather than along the joint lines.
When to Book Paver Repair & Re-Sanding in Warren
Mark the raised spots in spring, after the thaw, and look again in late summer or early fall. Base repairs need unfrozen ground, and polymeric sand needs dry pavers and roughly two days above freezing once it is in. CMHA's guide says pavers standing more than an eighth of an inch proud should be repaired before winter. Front walks near the Mound Road, Van Dyke and Groesbeck corridors take their share of road salt as well; our post on ice melt for concrete and pavers covers which deicers to use.
Questions, answered
Paver Repair & Re-Sanding in Warren: FAQs
Why did some of my pavers rise over the winter?
Most likely frost heave. Water in the soil under them froze into ice layers that pushed the surface up unevenly, and Warren's slow-draining ground keeps water near the pavers. Some of that lift can ease once the ground thaws, so we judge it in spring. A section that stays more than an eighth of an inch high gets lifted, its base corrected, and reset level.
One paver is cracked. Does the walk need to come up?
No. A tight hairline crack generally does not affect performance and can stay. A paver broken through is chiseled out if it is locked in, the bedding under it is checked, and a new one is set, compacted and sanded. A new paver can look fresher than its weathered neighbors, so where several need replacing we spread them out. We do not promise a color match.
Will a reset keep the pavers from heaving again?
We cannot promise that. A reset corrects the base and bedding under the section and relays it level, which deals with the lift you can see. Frost heave depends on freezing, the soil and water, and CMHA's long-term answer to it is a frost-resistant subbase. If a section keeps rising after a reset, the cause lies below the layers a reset rebuilds, and we will tell you so.
How do I get a price for paver repair in Warren?
Send photos, ideally with a straightedge laid across the raised spot so the height shows, or book a visit. There is no published price, because every repair depends on what is under the pavers. The written estimate comes back within 24 hours with each repair on its own line, and there is no travel fee from our shop in Clinton Township.
