The Ultimate Guide to Restoring Faded Brick Pavers

The short answer

Most "faded" pavers are not faded at all — the color is hidden under a film of algae, efflorescence and embedded grime. Restoration is three steps: deep clean the surface, replace the joint sand (polymeric sand locks the pavers and blocks weeds), then seal. Skipping the re-sanding step is why most paver cleaning fails within a year.

Your Pavers Probably Have Not Faded

Homeowners describe it the same way every time: the patio "used to be red and now it's gray." The assumption is that a decade of sun bleached the color out.

Occasionally true. Usually not. What has almost always happened is that three separate things have built up on top of the paver, and the color is sitting underneath them entirely intact.

  • Biological film. Algae, mildew and lichen establish in the surface texture, particularly on the shaded side of a patio or under trees. It reads as a uniform gray-green wash rather than as distinct spots.
  • Efflorescence. A white or hazy mineral bloom that occurs when water moves through the paver, dissolves salts inside it, and deposits them on the surface as it evaporates. It is extremely common on newer installations and looks exactly like fading.
  • Embedded grime. Years of dust, pollen, tire rubber and organic debris pressed into the surface texture.

The moment we run a test patch, the difference is usually dramatic enough that homeowners assume we replaced the paver. We did not — we removed what was covering it.

Step One: The Deep Clean

Pavers need more finesse than a plain concrete slab. They are individual units held in place by sand in the joints, and aggressive technique blows that sand out and destabilises the whole field.

The correct sequence:

  1. Pull weeds and moss from the joints by hand or with a joint knife first
  2. Pre-treat with a cleaning solution and give it dwell time to kill the algae and lichen at the root — this is a soft-wash step, not a pressure step
  3. Treat efflorescence separately with a dedicated efflorescence remover; it is a mineral deposit, so a general cleaner will not touch it
  4. Surface clean at controlled pressure with an even, overlapping pattern rather than a wand held close
  5. Rinse thoroughly, including whatever sand has been displaced

Any cleaning will remove some joint sand. That is expected and it is precisely why the next step is not optional.

Step Two: Re-Sanding (The Step Everyone Skips)

This is the difference between a paver patio that looks good for five years and one that looks good until October.

Joint sand is structural. It transfers load between adjacent pavers, allows the field to flex as a unit through freeze-thaw movement, and blocks the gaps where weeds germinate. Once it washes out, the pavers begin to shift independently, edges chip, and the field goes uneven.

Polymeric Sand vs. Regular Sand

Polymeric sand contains a binder that activates with water and sets into a firm but slightly flexible joint. Compared with plain sand it resists washout in heavy rain, blocks weed germination far more effectively, discourages ants from nesting in the joints, and holds through freeze-thaw movement.

Installation is genuinely unforgiving, though. The joints must be dry, the sand must be swept in and vibrated down to full depth, every grain must be blown off the paver faces before watering, and the activation watering has to be done in the right sequence. Get it wrong and you get a permanent hazy film across the pavers that is very difficult to remove. This is where DIY paver projects most often go sideways.

Order matters: clean, let it dry fully, re-sand, then seal. Sealing before re-sanding locks contamination into open joints. Re-sanding before the pavers dry ruins the polymeric activation.

Step Three: Sealing

Sealing a restored paver field does four things: it deepens and enriches the color, it stops water carrying more salts to the surface as efflorescence, it makes spills wipeable rather than absorbable, and — with a joint-stabilising sealer — it further locks the sand in place.

Finishes range from a matte natural look through to a high-gloss wet look. Most homeowners in our area choose a satin or natural finish; the high-gloss look is striking but shows wear patterns sooner and can be slippery when wet unless grit is added.

When Restoration Is Not Enough
