The critical thing to understand: none of this is cleanable. Spalled concrete is not dirty concrete. The surface layer is physically gone. Road Salt Makes It Dramatically Worse

Salt attacks in two ways. First, salt water in the pore structure creates osmotic pressure that adds to the freezing pressure — so a salted slab suffers more damage per cycle than a clean one. Second, salt is hygroscopic: it pulls moisture out of the air, keeping concrete wetter for longer and pushing it through more freeze-thaw events per season than the weather alone would.

How Sealing Actually Works

Silane and siloxane sealers soak into the concrete and chemically bond inside the pore structure, making the capillaries hydrophobic. Water beads and runs off instead of wicking in. The surface looks essentially unchanged — no gloss, no color shift, no slip risk.

Film-Forming Sealers

Acrylics and urethanes sit on top and form a visible layer. They deliver the "wet look" that makes stamped and decorative concrete pop, and they add real stain resistance. The trade-offs are that they need reapplication every two to three years, they can become slippery when wet unless a grit additive is used, and they must be applied to a properly clean, dry slab or they trap moisture and turn milky white.

Decorative and stamped concrete generally needs a film-former; plain gray flatwork usually does not.

Timing Matters More Than People Expect

Sealer bonds to clean, dry, appropriately warm concrete. Three conditions, all of which have to be met:

  • Genuinely clean. Sealing over dirt, algae or old sealer locks the contamination in permanently. A full concrete cleaning always precedes sealing.
  • Genuinely dry. Slabs need roughly 24 to 48 hours of dry weather after washing. Sealing damp concrete traps moisture and produces a cloudy, blotchy finish.
  • Warm enough. Surface temperature above about 50°F and rising, with no freeze in the forecast for at least 24 hours.
