Concrete Is Not Solid. It Is a Sponge.
This surprises most homeowners, and it explains everything that follows. Cured concrete is riddled with a network of microscopic capillary pores left behind as the mix water evaporates. A typical driveway slab can absorb a meaningful amount of water — it wicks it up from below and takes it in from above.
In a mild climate that is harmless. In Michigan it is the entire problem.
The 9% Problem
Water is unusual among common substances: it expands as it freezes, by roughly 9% by volume. When water sitting in the pore structure of your driveway freezes, it has nowhere to go, so it pushes outward against the surrounding cement paste with genuinely enormous force.
One cycle does nothing you can see. The pore is fractionally wider afterward, meaning it holds slightly more water next time. The critical thing to understand: none of this is cleanable. Spalled concrete is not dirty concrete. The surface layer is physically gone. We can clean the exposed aggregate so it looks its best, but we cannot put the surface back — and any company telling you otherwise is selling you a wash that will disappoint.
Road Salt Makes It Dramatically Worse
Michigan uses a great deal of de-icing salt, and every vehicle in your driveway carries it home from the road in slush that melts onto the concrete.
Salt attacks in two ways. First, salt water in the pore structure creates osmotic pressure that adds to the freezing pressure — so a salted slab suffers more damage per cycle than a clean one. Second, salt is hygroscopic: it pulls moisture out of the air, keeping concrete wetter for longer and pushing it through more freeze-thaw events per season than the weather alone would.
The concentrated spalling right where cars park, and along the apron nearest the street, is not a coincidence. That is where the salt lands.
Never salt new concrete. Concrete poured within the last twelve months has not fully cured and is far more vulnerable. Use sand for traction through the first winter.
How Sealing Actually Works
There are two categories, and homeowners conflate them constantly.
Penetrating Sealers
Silane and siloxane sealers soak into the concrete and chemically bond inside the pore structure, making the capillaries hydrophobic. Water beads and runs off instead of wicking in. The surface looks essentially unchanged — no gloss, no color shift, no slip risk.
This is what a standard gray driveway wants. It does not peel, because there is no film to peel. Typical service life is five to ten years.
Film-Forming Sealers
Acrylics and urethanes sit on top and form a visible layer. They deliver the "wet look" that makes stamped and decorative concrete pop, and they add real stain resistance. The trade-offs are that they need reapplication every two to three years, they can become slippery when wet unless a grit additive is used, and they must be applied to a properly clean, dry slab or they trap moisture and turn milky white.
Decorative and stamped concrete generally needs a film-former; plain gray flatwork usually does not.
Timing Matters More Than People Expect
Sealer bonds to clean, dry, appropriately warm concrete. Three conditions, all of which have to be met:
- Genuinely clean. Sealing over dirt, algae or old sealer locks the contamination in permanently. A full concrete cleaning always precedes sealing.
- Genuinely dry. Slabs need roughly 24 to 48 hours of dry weather after washing. Sealing damp concrete traps moisture and produces a cloudy, blotchy finish.
- Warm enough. Surface temperature above about 50°F and rising, with no freeze in the forecast for at least 24 hours.
In practice that means the sealing season in Macomb County runs from roughly late May through early October. Late September is the sweet spot — the summer's dirt comes off and the protection is in place before the first hard freeze.
New Concrete: Wait, Then Seal
Freshly poured concrete needs to cure and release its excess moisture before a sealer goes on. Typical guidance is 28 days minimum for penetrating sealers, and many contractors prefer a full season for film-formers.
Do not skip it, though. The first winter is when unsealed new concrete is most vulnerable, and homeowners frequently assume a new driveway is somehow protected by being new. It is the opposite.
Is It Worth the Money?
