The short answer
Stamped concrete needs resealing every two to three years in Michigan. Three signs it is due: the color looks flat and dry rather than rich, water stops beading and soaks in instead, and white or cloudy patches appear where the sealer has worn through. Resealing over a dirty or damp slab causes more problems than waiting.
Stamped Concrete Lives or Dies by Its Sealer
Plain gray concrete is fairly forgiving. Stamped concrete is not, because the thing you paid for — the color, the pattern definition, the depth — exists almost entirely in a thin decorative layer at the surface, protected by a film-forming sealer.
When that sealer degrades, the color hardening and release agent underneath are directly exposed to UV, salt and freeze-thaw. Color fades unevenly. The pattern flattens. And once the decorative layer itself starts to go, no amount of resealing brings it back — you are into resurfacing.
The good news is that stamped concrete gives clear warnings, and reading them correctly costs you a maintenance service instead of a replacement.
Sign 1: The Color Looks Flat and Dry
This is the earliest and most reliable indicator, and it is easiest to spot right after rain. Wet stamped concrete shows you roughly what it looks like sealed — rich, saturated, with the pattern reading clearly.
If the dry appearance is dramatically duller than the wet appearance, the sealer has thinned to the point where it is no longer holding that saturation. Compare a high-traffic area against a protected spot — under a planter, behind a step, along an edge nobody walks on. A visible difference between those two areas is sealer wear, not dirt.
Sign 2: Water No Longer Beads
The most objective test available to a homeowner, and it takes thirty seconds.
Pour a cup of water on the surface in several different spots — a traffic lane, a shaded area, an edge. On properly sealed concrete the water beads and sits. On worn sealer it flattens out and darkens the concrete as it soaks in.
Darkening means water is entering the slab. In Michigan, water entering a slab is the beginning of the freeze-thaw damage cycle, and on decorative concrete it also carries salts to the surface that leave permanent white blooming.
Do the water test in three places. Sealer never wears evenly. The tire track on a driveway and the area by the back door go first, while the corners look fine — and homeowners judge by the corners.
Sign 3: White, Cloudy or Flaking Patches
This one needs interpretation, because two different failures look superficially alike.
Sealer Wear
Patchy dull areas where the film has worn through, usually in traffic paths. The concrete underneath is fine. Clean and reseal, and it resolves.
Sealer Failure (Blushing)
A milky white haze, often across a broad area, that appeared after rain or after a previous sealing job. This is moisture trapped underneath the sealer film — typically because the slab was sealed while damp, or sealed too thickly, or a second coat went on before the first had cured.
Blushing cannot be fixed by adding more sealer. That traps the moisture more thoroughly. The failed sealer has to be stripped or chemically re-opened first, which is a considerably bigger job — and it is the most common reason we get called to fix someone else's work.
What Happens If You Wait

Stamped concrete is expensive to install and disproportionately expensive to replace, which makes a maintenance reseal one of the better value services available to a homeowner.
Doing It Correctly
Resealing is not just applying sealer. The preparation is most of the job.
- Full clean first. Any dirt, algae or efflorescence left on the slab is sealed in permanently. Cleaning has to be thorough but gentle — aggressive pressure on stamped concrete rounds off the pattern detail.
- Assess the existing sealer. If it is worn but sound, a new coat bonds over it. If it is blushed, peeling or incompatible with what we are applying, it has to come off first.
- Dry completely. 24 to 48 hours minimum. This is the step people rush and it is the step that causes blushing.
- Apply thin, apply even. Thick sealer does not last longer — it traps moisture and clouds. Two thin coats beat one heavy one every time.
- Add anti-slip grit where the surface gets wet. Freshly sealed stamped concrete around a pool or on a walkway is genuinely slippery without it.
- Respect the cure. Foot traffic after about 24 hours, vehicles after 48 to 72.

Michigan-Specific Timing
Seal between late May and early October, when surface temperatures hold above 50°F and you have a dry window. Late September is genuinely ideal — the summer's dirt comes off and the protection is in place before the first freeze. Never seal with a frost in the forecast, and never seal in direct blazing sun on a hot slab, which flashes the solvent off before the sealer can level.

Do the water test twice a year, in three different spots. When it stops beading, book the reseal. Doing it on schedule is routine maintenance; letting it go until the pattern starts to flatten converts a maintenance service into a resurfacing project.
