Paver Repair & Re-Sanding — Utica, Michigan

Paver Repair & Re-Sanding in Utica

Utica's pavers sit on two kinds of ground that hold water: Clinton River floodplain silt and clay through the center of town, and slow-draining clay toward M-59. Sunken walks are relaid on a corrected base, cracked pavers are swapped out and joints are re-sanded, each job priced in a written estimate within 24 hours.

In Utica

The Clinton River runs through the middle of the city. When it crests near 12 feet, Clinton River Heritage Park and Memorial Park take the water, and above 13 feet it reaches Davis St and River Vista. Lots on that river bottom stay damp longest once it drops. Among the causes of sunken pavers, the Concrete Masonry and Hardscapes Association (CMHA) counts a base or soil that stays saturated and bedding sand that has washed away. It also reads stains on paver faces as a sign that the bedding layer underneath is saturated.

Winter adds a second problem. Frost heave needs freezing weather, water and a soil that draws that water upward, and the North Dakota Geological Survey puts silts and loams among the soils that heave most, while clay heaves less severely. Uneven lift is what does the damage: one corner of a walk rides up while the rest stays put. The spring thaw then works from the top down, trapping meltwater in the upper soil until the frozen layer below thaws, and that waterlogged soil is weak support for pavers.

Toward Hall Rd (M-59), the newer infill between the old core and the highway sits on clay that drains slowly. There a low spot shows itself as a puddle on a patio or walk after rain. CMHA uses standing water to spot a depression and a string line to measure it. We lift and relevel, replace cracked or broken pavers, reset loose edges and re-sand with polymeric sand. We do not regrade yards or install drainage, so if water will keep reaching the base, the estimate says so.

How we work

Drained Ground, Then a Rebuilt Base

On a river-bottom lot, base work waits until the frost is out and the soil has drained, since CMHA rules out building on frozen ground and wants soil moist, not wet, when it is compacted. A string line stretched over the low area shows how wide and deep it is. The first paver comes out with an extractor or two screwdrivers; the rest follow, cleaned and set aside in order. Stained, wet bedding or a soft base is the layer that gets the work: compacted base material restores a low base, then an inch or so of concrete sand (never stone dust) is screeded over it. Relaid in their original pattern a hair proud of their neighbors, the pavers take two or more plate-compactor passes that run out onto the untouched pavers around them. Polymeric sand is then worked into the joints, compacted and topped up until no more will go in.

Shortcuts That Fail on Damp Ground

Stuffing more bedding sand under a sunken paver brings it up for now, but CMHA notes that bedding sand does not correct a low base, and the unevenness shows through again. Polymeric sand swept over damp pavers grabs the wet faces and clouds them, which is why the makers insist on dry pavers and joints, and SEK, one of them, says to wait 24 hours after rain; our note on clearing polymeric sand haze covers the fix. Blasting river silt from the joints with a narrow nozzle tears out sand and can undercut the pavers on either side.

When to Book Paver Repair & Re-Sanding in Utica

Heave from the winter gets assessed once the ground has thawed, because frost-lifted pavers sometimes drop back on their own. A polymeric re-sand needs dry pavers, roughly two days above freezing after installation and 12 rain-free hours, so on river-bottom lots, which dry last, late spring to early fall is the practical window. The National Weather Service marks October as the end of Southeast Michigan's growing season, and a re-sand after that depends on the forecast.

Questions, answered

Paver Repair & Re-Sanding in Utica: FAQs

The river came over our walk this spring. What should we look for once it drops?

Once the ground drains and the flood silt is rinsed off, look for joint sand that has dropped more than half an inch, pavers that rock underfoot, stains that stay on the faces and puddles after the next rain. CMHA reads stains as a sign of saturated bedding; puddles mark low spots. Photos of each and one wide shot are usually enough for a written estimate within 24 hours.

Part of our patio rises every winter. Will a reset stop it?

A reset brings it level again, but it does not change what lifted it, and the silt under Utica's river bottom is among the soils that heave most. CMHA's answer to frost heave that keeps coming back is a frost-resistant subbase, a larger rebuild than a repair. If the area needs that, the estimate says so rather than offering a reset as the cure.

There is a white film on the pavers after re-sanding. What is it?

Usually one of two things. Polymeric sand left on a damp surface cures into a haze, which should be cleared while still moist; once hardened it takes hot water and scrubbing. White residue can also be efflorescence, salts carried up by the water used to set the sand. The efflorescence guide covers that case.

Can broken pavers be replaced so the patch does not show?

They can be replaced, and the patch can be softened, but not hidden. Pavers in service wear and shift in color, so a new or stored unit will look different from its neighbors, and some colors are discontinued. Scattering replacements through the pattern spreads the difference out. If spares from the original installation were kept, those are what CMHA intends for repairs.
