Paver Repair & Re-Sanding — Roseville, Michigan

Paver Repair & Re-Sanding in Roseville

A paver walk or patio is only as tight as its edges. When the restraint along one side lets go, the outer rows tip, the joints open and sand drains out sideways. We straighten drifted edge rows, fix or replace restraints, relevel low or lifted pavers, swap broken ones and refill joints, each priced from photos or an on-site look.

In Roseville

Most of Roseville went up in the 1950s and 1960s, with drives, walks and porches poured along with the houses, and much of that original concrete is still in service. Pavers added to one of these compact lots, whether near Gratiot Ave and 11 Mile Rd or up in North Roseville off Utica Rd, often end up with two kinds of edge. One side meets something rigid, such as the old poured drive or the porch slab. The other meets lawn or a planting bed, and on that side the pavers stay put only as long as their restraint does.

Edge-restraint guidance from the Concrete Masonry and Hardscapes Association (CMHA) puts a restraint along every outside edge and anywhere the paving changes material. Its job is to keep the field pressed together so traffic and freeze-thaw don't push the units apart. For homes, CMHA accepts precast concrete or cut stone, plastic edging built for pavers, aluminum, and poured concrete curbs. Garden bed edging, wood, backfilled soil and edging set on top of the bedding layer fall outside that list. Spikes go into compacted base, not dirt, and CMHA's rule of thumb is that the base reaches past the restraint by at least its own depth: a 6-inch base extends at least 6 inches beyond the spikes.

When an edge gives out, CMHA's maintenance guide puts the evidence in the first foot or two inside it: gaps growing, outer pavers twisting or dropping, sand leaking out. On a narrow front walk that band can take in half the width, so a failed edge reads as a failed walk. The fix is to repair or replace the restraint, lift the neighboring pavers and set them back in line, then compact, sand and compact once more.

Low joints elsewhere can be re-sanded on the same visit; a deep clean and sealer is paver restoration, done after the repairs.

How we work

Edge Out, Base Checked, Rows Reset

We open the edge first, peeling back sod or mulch along the run to see what is holding the pavers: a proper restraint, bed edging, timber or nothing. Each tipped edge unit is lifted and laid out in sequence on the lawn. If the base stops short of where a restraint needs to sit, it is extended and compacted so the new spikes bite into base. Fresh bedding is screeded, the edge rows go back along a string line to match the pattern, and the restraint is set tight against them and spiked into the base. A plate compactor runs over the patch and onto the undisturbed field, joint sand is brushed in and vibrated down until the joints refuse more, and the sod goes back against the new edge.

Why Edges Drift a Second Time

Tapping tipped edge pavers back into line without fixing what holds them changes nothing underneath, so they can wander again. Re-spiking a restraint into soil rather than base misses CMHA's rule for anchoring it. CMHA describes a troweled concrete edge as an option only where the ground does not freeze, which leaves it out here. Winter adds its own wear: a shovel pushed along the pattern catches any raised edge, which is why CMHA suggests shoveling diagonally to it. For de-icers that go easier on pavers, see our ice melt guide.

When to Book Paver Repair & Re-Sanding in Roseville

Edge work needs thawed ground, since base is never built on frozen soil, and polymeric sand wants dry pavers plus two days above 32°F once it is in. Late summer and early fall suit both and put a tipped edge back in line before shovels and plows find it. Walk the edges each spring, during a rain if you can, and again in late summer, looking for joints that widen toward the lawn.

Questions, answered

Paver Repair & Re-Sanding in Roseville: FAQs

Our patio's edge row is leaning toward the grass. Why?

Usually the restraint on that side has failed, shifted or was never installed. CMHA's maintenance guide describes that pattern: outer pavers twisting or dropping, joints opening and sand slipping out, mostly in the first foot or two from the edge. We expose the edge, correct the base under it, reset the rows and repair or replace the restraint.

Do you have to redo the patio to fix one edge?

Usually not. The repair covers the restraint plus the adjoining pavers, and enough of the field for the compactor to tie the patch back in. If joints elsewhere have drained low, re-sanding them can go on the same written estimate as a separate line. Cleaning and sealing are quoted on their own.

Our walk rises over the roots of an old street tree. What can you do?

Lifting and relaying that stretch can ease the hump and the trip edge, though with the root left in place it may not sit fully level. Iowa State University Extension notes that pavers accommodate root growth better than rigid concrete but won't stop a root from lifting them. Root pruning isn't part of our work, since removing a major root can kill the tree.

Can you price an edge repair from pictures?

Often, yes: a wide photo of the run plus close-ups of the tipped pavers and any visible edging usually shows enough. The written estimate comes within 24 hours. There is no set price for repairs, because the length of edge and the state of the base differ every time, and travel from our Clinton Township shop costs nothing.
