Paver Repair & Re-Sanding — Lathrup Village, Michigan
Paver Repair & Re-Sanding in Lathrup Village
Much of Lathrup Village's original hardscape is still in place, and brick entries and walks lead up to many of its Tudors and colonials. Brick laid on sand loses its joints from the top down and can then rock, chip and sink, and each stage has a repair.

The first question for an old brick walk is what holds the bricks. A walk laid on a sand bed has joints of loose grit, and that is the kind we repair: re-sanded, releveled, broken bricks replaced. Brick set in mortar on a concrete slab has hard joints, and cracked mortar is a mason's repointing job.
In a sand-set clay brick walk, the joint sand does two jobs. According to the Brick Industry Association (BIA), it locks the bricks together by friction, and it keeps their edges from touching and chipping. Wind and rain wear away the top of those joints over the years, so BIA treats periodic re-sanding as ordinary maintenance. Where joints run wider than 3/16 inch, it calls for stabilized sand, which is the job polymeric sand does.
Shade adds a condition. The planned street trees now form a full canopy over the winding streets, from around Municipal Park to the boulevard entries off Southfield Rd, and a shaded walk can stay damp well after a rain. Polymeric sand goes only into joints that are dry all the way down. If the brick is sound and only stained or green, that is cleaning work, covered by paver restoration, and our guide to pressure and old brick gives the fan-tip and pressure limits for it.
How we work
Re-Sanding and Resetting Old Brick

Loose, rocking and sunken bricks come up before any sand goes down, the order SEK-Surebond's prep bulletin gives. BIA expects some chipping when brick is pried loose and says a few spares will be needed, so plan on some replacements. Each low spot gets its cause corrected: compacted base material where the base has dropped, fresh bedding where the old bedding washed out. The reset area is compacted with a rubber mat under the plate, a BIA method for keeping clay brick from chipping.
The joints are then cleared to at least 1½ inches without disturbing the bedding, never with a narrow tip, and left until the brick tops, sides and joints are fully dry. Polymeric sand is swept in, compacted, topped up and compacted again until a fingertip won't sink into a joint, with the sand ending about 1/8 inch beneath the brick face. All dust is blown off before a shower-fine mist sets the sand, starting at the low end. A probe in a few joints confirms the set runs deep, not just a crust on top.
Habits That Wear Out an Old Brick Walk
Filling the gap left by a missing brick with a scoop of concrete. The Concrete Masonry and Hardscapes Association (CMHA) lists a patch of different material as a defect in itself; the fix is to remove the patch and set new units in. Missing units should be replaced promptly, before the hole damages the units around them.
Brushing polymeric sand across joints that are still half old sand. The binder needs one material at full depth, and a thin cap over old sand peels and flakes. Blasting moss and weeds out with a narrow tip is no better: it empties the joints, can undermine the brick, and the weeds return, since they sprout from seed that lands in the joints rather than from the ground below.
When to Book Paver Repair & Re-Sanding in Lathrup Village
Under heavy shade, drying time sets the date more than the calendar does. The brick has to be dry through the joints and sprinklers stay off; one maker also asks for an average above 35°F for 48 hours with no rain for 12. A walk-around in spring during a rain shows where water stands; a second look follows in late summer or early fall. Base work waits for ground that isn't frozen.

Paver Repair & Re-Sanding in Lathrup Village: FAQs
How can I tell whether our brick walk is laid on sand or set in mortar?
Scratch a joint with a screwdriver. Sand-set joints are loose grit that scrapes out, and the bricks may rock underfoot. Mortar joints are hard, and the bricks usually sit on a concrete slab. Polymeric sand from an earlier re-sanding also sets firm, so if you can't tell, send a close photo of a joint. Sand-set walks are the ones we re-sand and reset; cracked mortar goes to a mason.
A white film showed up on the bricks after re-sanding. What is it?
One of two things. Polymeric dust left on the face when the sand is watered in sets as a haze; it wipes off right away while still moist, but once cured it takes hot water and a stiff brush. The other is efflorescence, salts the activation water carried to the surface, which our efflorescence guide covers.
Can you find bricks that match the broken ones by our front steps?
We look for the closest replacement available, but we don't promise a match. Brick weathered for decades looks different from new or stored brick, and colors from that era may no longer be made. When a reset needs new units, we mix them in among the old ones rather than grouping them, which CMHA recommends to soften the color difference.
How is a brick walk repair priced in Lathrup Village?
Each repair is quoted from your photos or an in-person look, and the written estimate arrives within 24 hours. There is no published price, because a loose brick can come from worn joints or from a base that has dropped, and the two need very different work. Our shop in Clinton Township is about 33 minutes away, and no travel fee applies here or in Berkley, Oak Park and Huntington Woods.
