Paver Repair & Re-Sanding — Harper Woods, Michigan

Paver Repair & Re-Sanding in Harper Woods

Many porches, steps and drives in Harper Woods are poured concrete from the 1940s and 1950s, so a paver walk or patio here may well sit against concrete decades older than itself. That seam, and the low spots and raised edges around it, is where we start.

In Harper Woods

The grid south of 8 Mile Rd, with Harper Ave as its main street and I-94 cutting through its east side, filled in quickly. The population went from 9,148 in 1950 to 19,995 in 1960, and the brick colonials and bungalows of that decade came with poured porches, steps and drives. Where pavers were added later, they butt up against that concrete. CMHA, the concrete paver industry's trade association, names the transition between two pavement types, along with the outer edge, as the place a failing restraint shows itself: joints widen there, and the pavers closest to it tip or settle.

The concrete side can move as well. On flat lake-plain clay that drains slowly, drives about 70 years old pool at the apron and heave at their joints, and CMHA counts settlement or heave next door among the reasons paver joints open up. Our work stays on the paver side of that line. We set the pavers to meet the concrete where it sits and do not lift, patch or level the slab itself.

Winter is what makes these problems urgent. A section that has sunk below its neighbors collects water, and CMHA points out that a filled depression can freeze into an ice patch. A paver standing more than an eighth of an inch above the next one can catch a shovel, and CMHA's advice is to fix that lippage before the snow and to shovel at a diagonal to the joints. If you salt the walk, our guide to ice melt on concrete and pavers covers what the industry recommends.

How we work

Seam First, Then the Field

We begin at the seam with a straightedge, because shadows from a low sun, early or late in the day, exaggerate how far a paver has dropped, then check the rest of the walk or patio for low and high spots. Pavers along the seam and in any dip come up and are stacked, back to an undisturbed course. Where the base has settled, compacted base material brings it back to grade, and fresh bedding sand is screeded about an inch thick. The open edge gets a restraint repaired or replaced, with its spikes in the base, never in soil. The pavers go back in their original pattern a touch high and are compacted at least twice. Last, the joints are cleaned out to at least an inch and a half, filled with polymeric sand, compacted, swept and watered.

Mistakes That Show Up by Spring

Sweeping more sand into a seam that keeps widening treats the symptom. Until the cause is dealt with, the gap reopens and the sand keeps leaving. Knocking a high paver flush with a mallet leaves whatever lifted it still underneath. Base work late in the fall risks building on frozen ground, which CMHA's construction guide rules out, and laying polymeric sand ahead of a cold snap breaks the makers' rule of 48 hours above freezing afterward. And shoveling along the joint lines, rather than across them on a diagonal, can chip the edge of a slightly raised paver.

When to Book Paver Repair & Re-Sanding in Harper Woods

Think of the year as a calendar. Early spring is for watching, not fixing: let the ground thaw and drain, since some frost lift can settle back, then walk the pavers during a rain and note where water stands. Late spring through summer is the repair window. Look again in late summer or early fall, as CMHA suggests, and finish anything that holds water or stands proud before the cold returns. From the blocks off Beaconsfield St to the streets near Danbury Park, the front walk to the porch usually carries the most feet and the most shoveling, which makes it the first one to fix.

Questions, answered

Paver Repair & Re-Sanding in Harper Woods: FAQs

A gap keeps opening between our paver walk and the porch steps. Why?

Either the pavers are drifting away from the concrete because nothing holds them, or the concrete has moved and the joints along it opened. CMHA lists both: poor restraint, and settlement or heave next door. Filling the gap with sand lasts only until the next movement. The fix is lifting the pavers along that line, correcting the base, restraining the edge and resetting them.

The low spot by our drive turns to ice every winter. Can that be fixed?

Usually, yes. A dip that holds water is a depression in CMHA's terms, caused by a settled or saturated base, washed-out bedding or bedding laid too thick. We lift the pavers, correct the cause underneath and reset them, leaving them a little high after compaction so further settling brings them level. Back at grade, the section should drain with the rest of the walk instead of holding a puddle.

Can you re-sand the joints without lifting anything?

Yes, when the pavers are firm and level. Old sand is cleaned out to at least an inch and a half without disturbing the bedding, the surface dries fully, and polymeric sand goes in at full depth, compacted until a finger no longer sinks into the joint. If pavers are loose or uneven, those repairs come first.

What does paver repair cost in Harper Woods?

There is no list price. We quote each job from photos or on site and send a written estimate within 24 hours, with a re-sand, a seam reset at the porch and a sunken section by the drive on separate lines, so you can do one now and the rest later. The shop is about 22 minutes away, and there is no travel fee.
