The short answer
Penetrating sealers (silane, siloxane) soak into the pore structure, leave no visible film, cannot peel, and last five to ten years — correct for plain gray driveways. Film-forming sealers (acrylic, urethane) sit on top, deepen color and give the wet look, but need reapplying every two to three years and can peel or cloud.
Two Completely Different Technologies
Every concrete sealer on the market falls into one of two categories, and they are not interchangeable. Choosing wrongly is the single most common cause of the sealer failures we get called out to fix.
Penetrating Sealers — the Invisible Kind
Silanes and siloxanes are small enough to travel into the capillary pores of the concrete, where they chemically bond and make the pore walls hydrophobic. Water beads on the surface and runs off instead of wicking in.
Because there is no film, there is nothing to peel, nothing to cloud, nothing to wear through in the tire tracks. The concrete looks essentially unchanged — no gloss, no darkening, no slip risk. Service life is typically five to ten years.
This is what a plain gray driveway, sidewalk or garage floor wants in Michigan. It stops freeze-thaw damage at the mechanism, which is water in the pores at the moment it freezes.
Film-Forming Sealers — the Visible Kind
Acrylics, urethanes and epoxies cure into a continuous layer on the surface. That film is what produces the "wet look" — it deepens color, sharpens pattern definition and makes stamped concrete look the way it did the week it was poured.
It also delivers genuine stain resistance, because spills sit on the film rather than reaching the concrete.
The costs are real. Films wear under traffic and UV, so reapplication runs every two to three years. They can become slippery when wet unless anti-slip grit is mixed in. And they are unforgiving about moisture — sealing a damp slab traps water underneath and produces the milky-white blushing covered in our failed-sealer guide.
The one-sentence rule: if there is color or pattern you want to make pop, you need a film. If you just want the concrete to survive Michigan, you want a penetrator.

Breathability Is the Part People Miss
Concrete slabs sit on ground that holds moisture, and vapour moves upward through the slab continuously. A penetrating sealer lets that vapour pass while blocking liquid water from above.
A heavy film-forming sealer restricts it. On a slab with no vapour barrier beneath — which describes a great deal of older concrete across Southeast Michigan — that trapped vapour pushes against the underside of the film and delaminates it from below. The homeowner sees peeling and assumes the product was bad or badly applied. Frequently the real problem is that a film was used where the slab needed to breathe.

Do Not Mix Them Blindly
Applying a film-forming sealer over a slab already treated with a penetrating one frequently fails to bond — the surface is hydrophobic, which is exactly what stops the film adhering. And a new film over a different, incompatible old film can lift the whole thing.
Before any reseal, the existing product needs identifying. The quick field test: pour water on the surface. Beading with no visible sheen suggests a penetrator. Visible gloss, or a surface that looks plastic-coated, means a film. Where the history is unknown, a small test area settles it before the whole slab is committed.
Michigan-Specific Notes
- Seal between late May and early October, above about 50°F, with 24–48 hours dry after cleaning.
- Never seal new concrete before it cures — 28 days minimum for penetrators, a full season is often better for films.
- Grit additive is not optional on any film-sealed surface that gets wet and walked on.
- Two thin coats, not one heavy one. Thick film does not last longer; it traps solvent and clouds.
