On the way to a door, where people walk in the dark with their arms full, one raised paver becomes the spot everyone learns to step around. The Concrete Masonry and Hardscapes Association (CMHA) says any paver standing more than 1/8 inch above its neighbors should be fixed before winter, because shovels and plows catch the raised edge. It also counts uneven pavers as a pedestrian hazard.
Two forces can lift a walk like this. The first is roots. The canopy over most residential blocks, from the Vinsetta Boulevard corridor to Northwood, is century-old oak and maple, and a root growing under a walk pushes up the pavers above it. Iowa State University Extension notes that pavers and brick accommodate root growth better than poured concrete, though they still rise. Because pavers are set on sand, a lifted section can be taken up and relaid. What a reset cannot change is the root. Removing a major root can kill the tree, so we do no root work; whether to touch it is a call for you and an arborist.
The second is frost. Heave needs freezing weather, a soil that wicks water and the water itself, and uneven lift tips pavers out of line. A downspout emptying beside a porch landing can add water right where the pavers sit. Resetting relevels the surface but leaves the soil as it was. CMHA's remedy for frost heave is a frost-resistant subbase, a bigger job than a reset.
Newer paver work, on teardown lots or in Normandy Oaks, has fewer winters and fewer years of root growth under it. Spares left by the builder are worth keeping for the day a unit cracks. Joints that only need sand can be re-sanded on their own or as part of paver restoration, which adds cleaning and sealing.
How we work
Measure, Lift, Rebuild, Relay

A string line goes across the area first. Shadows under the street trees exaggerate dips and humps, so we measure instead of judging by eye. The first paver comes out with an extractor or two screwdrivers, and the rest are lifted, scraped clean and stacked beside the opening. Then we find what moved: a root, a soft or wet base, or washed-out bedding. A low base gets compacted base material, never extra bedding sand, and fresh bedding is screeded over it. The pavers go back in their original pattern, 1/16 to 1/8 inch above the neighbors, and a plate compactor makes at least two passes that overlap the undisturbed pavers. Polymeric sand is swept in, compacted, topped up and misted.
Fixes That Don't Stay Level
One shortcut is packing sand under a lifted or sunken paver. Bedding sand cannot make up for a low or uneven base, so the unevenness shows through again. Relaying pavers flush with their neighbors leaves no allowance for settling, which is why CMHA sets them 1/16 to 1/8 inch proud. Sweeping polymeric sand into joints that still hold old sand leaves a thin layer that peels and flakes, and Techniseal and SEK, two of the makers, say never to mix it with other sand. Grouping new pavers in one patch makes the repair stand out. Our guide to ice melt that is safe for pavers covers the winter side.
When to Book Paver Repair & Re-Sanding in Royal Oak
Raised edges at the front steps are worth fixing before snow, before a shovel finds them. Base work needs unfrozen ground, and polymeric sand needs dry pavers and roughly two days above freezing after it goes in, so a late-fall repair depends on the forecast. A walk that rose over the winter is judged after the thaw, since frost-lifted pavers can settle back once the ground thaws.
Questions, answered
Paver Repair & Re-Sanding in Royal Oak: FAQs
A street tree's roots lifted our front walk. Can you fix it?
We can lift the pavers, correct the base and relay them level. Root cutting is not part of the job; that decision is yours to make with an arborist. A walk relaid over a root that is still growing can rise again, since, as Iowa State Extension notes, roots keep lifting paving as they thicken.
Can you replace a few cracked pavers without a patchy look?
We replace them, compact the area and refill the joints. Pavers that have weathered in place look different from new or stored ones, so a replacement will look different from its neighbors. Scattering replacements through the pattern, rather than grouping them, spreads the difference out. If spares were left in the garage or basement, tell us, and they can go in.
Can I pressure wash the walk after you re-sand it?
Not for the first 30 days: Techniseal, one polymeric sand maker, says to keep a pressure washer off new joints that long. After that, use a wide fan held at a low angle. A narrow tip aimed down the joints cuts the sand out and can undermine the pavers.
How is a small repair priced if there is no set rate?
Each repair is quoted on its own, from photos or a visit, since a sunken landing and one cracked paver are different jobs. Send pictures with a tape measure in the frame, and the written estimate comes back within 24 hours. There is no travel fee from our Clinton Township shop, whether the house is a 1920s bungalow or a 1950s ranch north of 13 Mile.
