Paver Repair & Re-Sanding in New Baltimore

A paver patio or drive laid as New Baltimore's north side filled with subdivisions has now been through about twenty winters. Where it has dipped, spread or lost its joint sand points to the layer that gave way. We fix that layer, reset the same pavers and refill the joints.

In New Baltimore

The city grew from 7,405 residents in 2000 to 12,084 in 2010 as the 2000s subdivisions filled the north side, so a patio or walk laid with one of those houses is about a generation old. Pavers on a sand bed show what failed by where they moved, and CMHA, the concrete paver industry's trade association, describes each pattern.

A shallow bowl out in the field of a patio or drive points to the ground or base settling, often because it was not compacted enough when it went in. On a drive, bedding sand spread thicker than the inch or so the construction guide calls for can also deform under tires. Spreading at the border is a separate failure. When the restraint lets go, joints open and the outer row tips or drops, mostly within a foot or two of the edge. CMHA wants plastic edging made for pavers, spiked into compacted base, never into topsoil or on top of the bedding sand, and it never accepts soil backfill as a restraint.

Water is the third factor. The city sits on a flat lake plain that drains slowly toward Anchor Bay, with Marsac and Crapeau Creeks carrying runoff to the lake, and a saturated base is on CMHA's list of causes for a dip. The older downtown grid between M-29 and the bay adds trees. Mature canopy shades those small lots, and roots push nearby paving up as they grow. Flexible pavers cope with that better than poured concrete, though they still rise. We do not cut roots, since removing a major one can cause dieback or kill the tree.

How we work

Repairs First, Joints Last

Repairs always come before re-sanding. A straightedge or string line across each problem area separates a true dip from a trick of shadow and tells a sunken section from a raised one. Pavers in the area come up and are cleaned and stacked. A low base gets compacted base material, never a thicker layer of sand, and the bedding is screeded fresh at about an inch. At a failed border, the restraint is reset or replaced with its spikes driven into the base, and the base runs out past it. The same pavers return in the original pattern along string lines, set slightly high, and a plate compactor goes over them at least twice. Joints are then cleaned out to an inch and a half, filled with polymeric sand on dry pavers, compacted and refilled, finished about an eighth of an inch below the top, blown clean and watered in from the low side.

Where Paver Repairs Go Wrong

Re-sanding a patio whose edge has already let go wastes the sand, because it keeps escaping along the border where the pavers are spreading. Re-spiking plastic edging into the lawn puts it back exactly where it failed. Sweeping polymeric over joints still half full of old sand leaves a thin layer that Alliance, a polymeric maker, says will peel and flake, and the makers say never to mix polymeric with other sand. Sealing belongs after repairs, never before. A sealer does not hold up a base that has settled, and sealing first only means sealed pavers come up for the repair.

When to Book Paver Repair & Re-Sanding in New Baltimore

Polymeric sand needs dry paver tops, sides and joints, and the makers' rules are strict: a day after rain or cleaning, no rain in the forecast, and temperatures above freezing for 48 hours after it goes in. Damp pavers and humid air can leave a haze. On the shore blocks along Front St toward Walter and Mary Burke Park, winds off the bay carry moisture in, so pavers there can stay damp later, and a re-sand waits for them to dry. Base work needs unfrozen ground, and southeast Michigan's growing season ends in October, which narrows the window. If you plan to seal afterward, the sand's label sets the wait.

Questions, answered

Paver Repair & Re-Sanding in New Baltimore: FAQs

Our patio is spreading into the lawn on one side. Does it need to be redone?

Often not. A spreading edge usually points to a failed restraint, and CMHA's repair covers the restraint and the pavers next to it: lift the outer rows, correct the base, set a restraint spiked into the base rather than the soil, relay, compact, refill the joints and compact again. The rest of the patio stays put.

Will the pavers you lift go back in?

Yes. They are scraped clean and relaid in the original pattern, and CMHA notes that a low section reset this way leaves no unsightly patch. Only cracked or broken pavers are replaced, and tight hairline cracks generally do not need it. A new paver will look different from ones that have weathered for twenty years, so we never promise a color match.

Our drive has a dip where the car parks. Is that the same problem?

Often a related one. CMHA lists bedding sand laid too thick and pressed out of shape by wheel loads among the causes of a depression, along with a base that settled. Either way the fix sits under the pavers: lift them, bring the base and bedding back to grade, relay and compact. More joint sand does not raise a dip.

How is paver repair quoted in New Baltimore?

From photos or in person, with a written estimate within 24 hours. There is no published price, because an edge reset, a releveled drive and a re-sand are different amounts of work. The shop in Clinton Township is about 20 minutes away, and the trip carries no travel fee.
