Paver Repair & Re-Sanding — Macomb Township, Michigan

Paver Repair & Re-Sanding in Macomb Township

A dip in a paver patio behind a 2000s or 2010s house points to the layers underneath, and the pavers themselves can go back in. We lift them, find the layer that settled, correct it, and relay the same pavers in their original pattern.

In Macomb Township

Pavers sit on layers: the soil, a compacted stone base, and about an inch of bedding sand. The maintenance guide from the Concrete Masonry & Hardscapes Association (CMHA) traces a depression to one of them. The soil or base settled, often because it was never compacted well; the base or soil stays saturated; the bedding was laid too thick; or the bedding washed out through open joints. A loose edge restraint also lets the pavers move apart. The first two deserve a close look on the builder-graded lots between Hall Road and 26 Mile, where heavy clay was graded fresh for each plat and low corners stay damp.

CMHA's construction guide puts the minimum compacted base at four inches under patios and walks and six under driveways on well-drained soil, and calls for thicker bases in colder climates and on soil that stays wet. Bedding is concrete sand, never stone dust or screenings. Once a sunken section is open, it shows which of those came up short. Bedding that is too deep is replaced with an even layer. A thin or soft base gets new base material, compacted.

Irrigation is the other local factor. Nearly every lawn in the township has a sprinkler system, and a head that soaks the same patio corner every morning is worth re-aiming, since a base that stays saturated is one of CMHA's listed causes. Most of the township's 2000s and newer subdivisions carry associations with exterior standards, and a reset puts the original pavers back in their original pattern, so the section keeps the weathered look around it. Cleaning and sealing are brick paver restoration.

How we work

Open It Up, Then Fix the Layer That Moved

We mark the low area with a string line and take up pavers a little beyond it, lifting the first one out with an extractor and cleaning and stacking the rest in order. Then the layers get read from the top down: bedding depth, bedding material, base thickness, and whether the soil under it is soft. A low base is built back up with compacted base material, and fresh bedding sand is screeded over it at an even depth. The pavers go back in their original pattern, with the bedding set so the section sits a sixteenth to an eighth of an inch above its neighbors, which leaves room for it to settle. Two or more passes of the plate compactor, lapping onto the pavers that were never lifted, settle the section into the field, and joint sand is worked in and compacted until the joints are full.

Why a Dip Comes Back

Packing extra bedding sand under the low pavers is the quick version, but CMHA's construction guide says bedding sand should never make up for a low base, because unevenness in the sand shows back through to the surface over time. Stone dust or screenings used as bedding is a second problem the guide rules out, since they often do not compact evenly. Sealing a sunken patio leaves the cause in place, and polymeric sand swept into half-full joints peels.

When to Book Paver Repair & Re-Sanding in Macomb Township

CMHA's construction guide rules out building on frozen ground, so base repairs run from the spring thaw until the ground freezes again. Polymeric sand adds its own conditions: dry pavers, about two days above freezing once it is in, and the sprinkler schedule switched off for the cure. With the street trees still small, most township patios sit in full sun, though lots along the Middle Branch of the Clinton River get more shade and can take longer to dry for a re-sand. A section that sank over the summer is worth fixing in fall, before shovels start catching the raised edges around it.

Questions, answered

Paver Repair & Re-Sanding in Macomb Township: FAQs

Our house is less than 20 years old. Why is the patio sinking already?

Age matters less than the layers underneath. None of the causes CMHA lists for a depression, from poorly compacted soil or base to a base that stays saturated, waits for a patio to get old, and its construction guide notes that full compaction may not be reachable in very wet or very fine soil. Lifting the low section shows which layer moved, and the repair targets that one.

Can you fix one low spot without taking up the entire patio?

For a mild depression, yes. We lift the low area plus a margin of sound pavers around it, so the repair ties into bedding that has not moved, then correct the base, relay the pavers and compact across the seam between old and new. If the string line finds several low areas, the estimate lists each one and you choose.

Will the repaired section look different from the rest?

A reset reuses the same pavers in the same pattern, so a releveled section usually blends with its surroundings. Replacements for broken pavers are another matter: pavers in service weather and shift color, and some colors have since been discontinued, so a new paver can look fresher than its neighbors. We scatter replacements rather than grouping them, and we do not promise a color match.

What will a paver repair cost in Macomb Township?

There is no set price, since the cost depends on how large the low area is and what the base needs. Photos of the dip, ideally with a straightedge or string line across it, often give us enough to start; otherwise we come look. Our shop sits just across Hall Road in Clinton Township, there is no travel fee, and the written estimate arrives within 24 hours.
