Paver Repair & Re-Sanding — Ira Township, Michigan

Paver Repair & Re-Sanding in Ira Township

Along Anchor Bay, many older Ira Township lots are under 50 feet wide, so a paver walk between two houses can take roof water from both sides. Joints that wash out there let pavers shift and tip. We reset what has moved, then refill the joints with polymeric sand to full depth.

In Ira Township

The township master plan describes the older platted lots along the shoreline as often under 50 feet wide, with minimal side yards. On a lot like that in Fair Haven or Anchorville, a walk to the back door may run in a narrow strip between two houses, under two eave lines and past a downspout outlet. CMHA, the hardscape industry association whose technical notes cover paver maintenance, names downspouts and eave drip lines as places where water concentrates, and running water is first on its list of what carries joint sand away.

Joint sand does structural work. It passes load from each paver to the next, and CMHA's maintenance guide warns that as joints widen and empty, the paver layer loses stiffness and can overstress the base. On a side-yard walk the sequence is easy to follow: sand washes low below the drip line, the joints open, and pavers start to shift and tip. Seed blown in on the wind settles in the open joints, so weeds there start from the top, not from the base, and pulling them leaves the gap that let them in.

Ira's shoreline is mostly lived in year-round now; only about 4% of the township's homes are held for seasonal use. That makes winter a working season for the walk, with shovels and ice melt on it for months. A paver standing more than an eighth of an inch above its neighbors in October is one a shovel blade catches in January. If you want the surface cleaned and sealed too, our paver restoration service does both after the repair.

How we work

Re-Sanding to Full Depth, in the Right Order

Anything that has moved is fixed before new sand goes in: tipped or sunken pavers are lifted, the base under them corrected, and the pavers relaid and compacted. The old joint material then comes out to at least an inch and a half, without disturbing the bedding below. The walk has to dry completely, tops, sides and joints. Polymeric sand is swept in and a plate compactor vibrates it down, and the sweeping and compaction repeat until a fingertip will not sink into a joint. The finished line sits about an eighth of an inch below the paver surface. Every trace of dust is blown off before the walk is showered from its low end without letting any part dry out midway, then probed to confirm the sand set deep instead of crusting on top.

Why Polymeric Joints Peel, Haze or Wash Out

Polymeric sand spread over joints still half full of old sand forms a thin skin that peels and flakes, which is why the makers call for at least an inch and a half of open joint. Mixing it with leftover regular sand is ruled out as well. Swept onto pavers still damp from dew or rain, it sticks to the faces and cures as a haze, and watering before the dust is off does the same. Joints filled flush with the tops can wear out early. A pressure washer on fresh joints within 30 days can cut them out again.

When to Book Paver Repair & Re-Sanding in Ira Township

Re-sanding needs a dry window: a day without rain beforehand, none forecast for at least 12 hours after, and temperatures above freezing for 48 hours once the sand is in. Sprinklers stay off. On the shore side of Dixie Hwy the bay lies to the south-southwest, so the street side of a house faces north-northeast and gets little direct sun from fall into spring. Pavers there, and in a shaded strip between close-set houses, can stay damp longest, and that walk sets the day. Releveling waits for thawed ground, and cars stay off a re-sanded paver apron for as long as the product label says.

Questions, answered

Paver Repair & Re-Sanding in Ira Township: FAQs

Can you just top up the low joints with polymeric sand?

No. Polymeric sand needs at least an inch and a half of open joint, and a thin layer over old sand peels. CMHA's own top-up for plain sand joints is dry sand once they drop more than half an inch below the paver tops. A polymeric re-sand means clearing the joints and refilling them full depth with one material.

Why do weeds keep coming back between our pavers?

Because seed blows in and lands in loose joint sand, so the weeds start from above. Killing them treats only what shows. Joints refilled with polymeric sand to about an eighth of an inch below the paver tops leave little loose sand for seed, and CMHA lists weeds among the problems stabilized sand helps with. Our guide to weeds in polymeric joints covers the ones that still appear.

A downspout empties onto our side walk. Will new sand hold?

Better than plain sand, which is why CMHA recommends stabilized joint sand where downspouts and eaves concentrate water. It is not a cure for a stream that crosses the walk in every storm, though. Moving or extending the outlet is a drainage change outside our repair work, so the estimate points it out and leaves the decision with you.

How is paver repair priced in Ira Township?

There is no published price. A re-sand, a reset side walk and an edge repair are different jobs, so each is quoted from photos or a visit, with a written estimate within 24 hours. Our Clinton Township shop is about 25 minutes away by M-59, Jefferson Ave and M-29, and the trip adds no travel fee.
