Paver Repair & Re-Sanding — Huntington Woods, Michigan

Paver Repair & Re-Sanding in Huntington Woods

Many Huntington Woods homes still have their original brick walks, and the oaks above them now close over most streets. Under that cover a root can lift a run of brick, joints stay damp enough to grow moss, and sand wears out of the tops. We reset what has moved and refill the joints.

Brick laid on sand holds together because of what fills the gaps. Sand in the joints locks each brick to its neighbors by friction and cushions the contact between bricks that chips their edges, according to the Brick Industry Association's guidance on clay pavers. Wind and rain erode the top of that sand over the years, so an old walk needs fresh joint sand from time to time even when nothing beneath it has moved. Once the joints run low, bricks can loosen and rock. Where the joints run wider than 3/16 inch, BIA calls for stabilized sand rather than plain.

The canopy adds two more problems. On the streets between Coolidge Hwy and Woodward Ave, from the blocks around Burton Park to those off Scotia Rd, mature oaks shade the walks from spring through fall, and moss and lichen settle into joints that stay damp. They have to be killed and cleared before new sand goes in. Roots are the other. Where one runs under a walk, it pushes the brick up. We lift and reset brick, but we do no root work, because cutting a major root can kill the tree.

Under this canopy, gutters fill twice a season. An overflowing gutter drops a line of water along the eaves, and CMHA names drip lines under eaves among the concentrated flows that erode joint sand. Clear gutters keep that drip line off the walk. This service covers brick and pavers set on sand; a walk with mortared joints is masonry work.

How we work

Lifting and Resetting Old Brick

We start with a string line, since shadows can make a shallow dip look deeper than it is, and mark every brick that rocks, sits low or stands proud. Bricks in a section that has moved come out one at a time: the first is pried or broken out, the rest are worked loose, and each is cleaned and stacked in order. Some chipping is expected when brick is lifted, so we plan on a few spares. Then we find what moved. A low base gets compacted base material, never extra sand, and fresh bedding is screeded on top. The bricks go back in their original pattern along a string line, no more than 1/8 inch above their neighbors, and are compacted into place. Across the walk, joints are cleared of moss and old sand to at least 1½ inches, then filled with polymeric sand once the brick is dry on every face, compacted, topped up and wetted.

What Damages an Old Walk Further

Blasting moss out of the joints with a narrow tip is the first thing to avoid. BIA warns that aggressive pressure washing strips joint sand and can undermine the pavers themselves. Sweeping polymeric sand over joints that were only partly cleaned out leaves a thin layer that peels and flakes. Spreading extra bedding sand to raise a low spot fails as well, because the dip in the base shows back through. Re-sanding while shaded brick is still damp lets the binder stick to the faces and haze them.

When to Book Paver Repair & Re-Sanding in Huntington Woods

Polymeric sand wants a full day of drying after rain, and a walk in shade all day can need longer. It also needs about 48 hours above freezing to set, so the forecast sets the date. Brick that rises over the winter is judged after the ground thaws, since frost-lifted ground can settle back. Any brick standing more than 1/8 inch proud should be reset before snow season, when shovels catch raised edges. Look the walk over each spring after a rain and again in early fall.

Questions, answered

Paver Repair & Re-Sanding in Huntington Woods: FAQs

Can you fix a brick walk that a tree root has lifted?

We can lift the raised bricks and relay them as level as the root allows, but we do no root work; cutting a major root can kill the tree, so that decision belongs with an arborist. Iowa State University Extension notes that brick and pavers accommodate root growth better than rigid concrete, though they will not stop a root from lifting them. Sand-set brick can be relaid again later. The estimate says whether a reset makes sense now.

Will replacement bricks match our original walk?

Not exactly, and we won't promise a match. Brick that has weathered outdoors for decades looks different from new stock. We reuse every original brick that comes out whole and leave tight hairline cracks in place, since cracks with little or no opening generally do not affect how a walk performs. Any replacements are scattered through the walk rather than grouped in one patch.

Why does moss keep filling our walk joints?

Moss and lichen grow where joints stay damp and shaded, which describes many walks under these oaks. BIA says they can be killed with a bleach-water mix or a proprietary treatment. Weeds are a separate issue: they sprout from windblown seed lodged in the joints, not from the ground below. Refilling cleared joints with polymeric sand reduces the potential for weeds, as our weeds in polymeric sand guide explains.

What does brick walk repair cost in Huntington Woods?

There is no set price, because the cost depends on what is under the walk: how many bricks have moved, whether the base needs work and how much joint has to be cleared.
