Paver Repair & Re-Sanding — Grosse Pointe, Michigan

Paver Repair & Re-Sanding in Grosse Pointe

On a brick walk or drive laid with a Grosse Pointe house between 1910 and 1950, repair work happens in three places: the border, the joints and the ground under the brick. We restrain edges that have drifted, reset brick that has dropped or lifted, replace broken pieces and refill joints the weather has emptied.

Start at the border. If the only thing beside a walk is lawn, nothing is holding the brick in. The Brick Industry Association (BIA) calls edge restraints critical on sand-set paving, and CMHA, the concrete paver industry's trade association, says soil backfill is never a suitable one. Without a restraint the brick drifts outward: joints near the edge open, and the outer course tips or settles, mostly within a foot or two of the edge. CMHA rejects flower-bed edging, and both groups steer away from timber, which warps and rots.

The joints come next. Clay pavers lock together through friction in the sand between them, and BIA adds that the sand keeps brick edges from touching and chipping. Wind and rain wear the top of those joints away over time, which is why BIA treats re-sanding as ordinary upkeep. Once a border has let go, joints can run wider than 3/16 inch, the width at which BIA calls for stabilized sand. It also recommends a stabilizer for flat paving over moisture-sensitive subgrades, which fits the slow-draining lake-plain clay under the Pointes.

Then the ground. A century of planted street trees shades the blocks between Jefferson Ave and Mack Ave, and roots lift nearby paving as they grow. Brick on sand is flexible, so it copes with that better than poured concrete, though it still rises; we do not cut roots, because removing a major one can kill the tree. Broken brick is replaced, though no new paver matches decades of weathering. Cleaning and sealing are a separate job: brick paver restoration.

How we work

From the Edge Inward

We work from the edge in, since a reset field will not stay put against a moving border. A string line shows how far the brick has drifted or dropped. Old brick can be locked tight in its pattern, so the first piece sometimes has to be broken out with a chisel to free the rest; after that each brick is pried up, scraped clean and stacked. A low base gets compacted base material rather than extra sand. The restraint goes in on that base, and the brick is relaid in its original pattern on a fresh, screeded bed, with a sand-filled gap between bricks instead of brick tight against brick, then compacted at least twice. Joints across the repaired area are cleaned out to an inch and a half, filled with polymeric sand, finished slightly below the brick face and watered in from the low end.

How Old Brick Walks Get Damaged

Plugging the hole left by a missing brick with concrete, mortar or asphalt creates a new problem. CMHA treats a patch of dissimilar material as a distress in its own right, since it can weaken the paving around it and leave a rough spot. Cutting a major root so the brick lies flat puts the tree at risk. Packing sand under a dropped brick leaves the low base in place, and the dip returns. And sweeping polymeric sand into joints still damp from a shaded morning bonds binder to the brick face, which then has to be scrubbed off; our guide to polymeric sand haze covers how.

When to Book Paver Repair & Re-Sanding in Grosse Pointe

Look at brick twice a year. In spring, let the ground thaw and drain before deciding what to reset, because some frost lift can settle back, then walk it in the rain to see where water stands. Look again in late summer, before leaves pack the joints. Repairs need unfrozen ground, and polymeric sand needs dry brick and about 48 hours above freezing, so book fall repairs before southeast Michigan's growing season ends in October. A long drive on the wider lots off Vernier Rd in the Woods, or along Lake Shore Rd, is worth seeing in person.

Questions, answered

Paver Repair & Re-Sanding in Grosse Pointe: FAQs

Can our brick walk be repaired, or does it have to be replaced?

Often it can be repaired in place. BIA notes that sand-set pavers can be taken up and reinstated with little sign of the work, so drifted, sunken or lifted sections come up, the base is corrected and the same brick goes back. New installation is outside what we do; repair and re-sanding are the service.

Several bricks are cracked. Do they all need replacing?

Not necessarily. CMHA, writing about concrete pavers, notes that cracks with little or no opening generally do not affect performance. Brick that has split apart or chipped badly is replaced, loose brick is reset, and damage in one spot can point to weak support underneath, so we check the base there. A replacement will look different from century-old brick, so in a relaid section the new pieces are scattered through the pattern.

What should hold the edge of a brick walk?

A restraint with a vertical face for the brick to butt against, sitting on compacted base that extends past it. For walks and patios BIA lists concrete or stone curbs, clay pavers bonded to a concrete footing, and plastic or metal edging spiked into an aggregate base. CMHA adds that a restraint should never sit on top of the bedding sand. Lawn alone holds nothing.

How is brick repair priced in Grosse Pointe?

Each job is quoted, not priced from a list, because resetting a drifted border, releveling a sunken run and re-sanding wide joints are different amounts of work. We look at photos or visit, and a written estimate follows within 24 hours. The drive from our Clinton Township shop is about 25 minutes, with no travel fee.
