Paver Repair & Re-Sanding — Clinton Township, Michigan

Paver Repair & Re-Sanding in Clinton Township

When a Clinton Township patio starts to feel loose, look at the joints first: sand scoured out below a downspout, seedlings under the old street trees, gaps widening until the pavers lose their grip on one another. We reset what has sunk, replace what has cracked, clear the joints deep, and refill them with polymeric sand once the pavers are dry.

In Clinton Township

The sand between pavers does structural work. It passes load from each paver to its neighbors, which is how the surface interlocks, and the Concrete Masonry & Hardscapes Association (CMHA) notes that as joints empty and widen, the surface loses stiffness and the layers below take more stress. Sand leaves with running water, wind, tires and hard cleaning, and a downspout or eave drip line sends concentrated water across the same few joints every time it rains. Weeds grow from windblown seed that lodges in the joint sand, not up from the base, and the mature canopy over the township's 1960s to 1980s subdivisions and the older blocks off Gratiot Avenue drops seed into joints every year.

The refill is the delicate part here. The lake-plain clay is flat and slow to drain, streets along the Clinton River stay damp longest, and the east side toward Mount Clemens carries more humidity than the western grid. Polymeric sand clings to a damp paver and leaves a haze, so we refill only when the pavers are dry down through the joint, not merely on their faces. Our shop is on Hall Road, inside the township, so a look in person is a short trip, and clear photos often answer the question. Cleaning and sealing on top of a re-sand is brick paver restoration.

How we work

Clear Deep, Dry Out, Fill Once

Sunken, heaved or cracked pavers and loose edging are fixed before any new sand goes in, because the binder in polymeric sand adds no load-bearing strength and cannot hold together a field that is moving underneath. The old joint material is then cleared to at least an inch and a half deep without digging into the bedding layer the pavers rest on. The field then dries for at least a full day, tops, sides and joints. Polymeric sand is swept across, vibrated down with a plate compactor, swept in again and compacted again, until a fingertip no longer sinks into the joint. We finish it about an eighth of an inch below the paver surface, or at the bottom of the bevel, and blow every trace of dust off the faces. Water goes on as a gentle shower starting from the low side, and a probe in several joints confirms the water activated the sand well below the surface, not just a crust on top. Sprinklers stay off while it cures.

Re-Sanding Shortcuts That Peel or Haze

Sweeping polymeric sand over joints still half full of old sand leaves a thin layer on top, and one maker's FAQ warns that it flakes and peels. Blending leftover plain sand into the polymeric is another mistake; the sand makers' data sheets call for one material, never a mix. Spreading it on damp pavers bonds a film of binder to the faces, which our post on polymeric sand haze covers, and rain that arrives before the sand sets can wash it out of the joints. And sealer brushed over open joints or a sunken corner does nothing for what is failing underneath.

When to Book Paver Repair & Re-Sanding in Clinton Township

Polymeric sand wants dry pavers and roughly two days above freezing after it goes in, and some labels add at least twelve hours with no rain. The National Weather Service office in Detroit puts the end of Southeast Michigan's growing season in October, so a fall re-sand gets scheduled around the overnight lows. Spring is the time to find the problem joints: walk the patio during or just after a rain and watch where roof water lands and runs across the pavers. A second look in late summer catches what the season opened up.

Questions, answered

Paver Repair & Re-Sanding in Clinton Township: FAQs

Can you just top up the sand in my patio joints?

Not with polymeric sand. CMHA's maintenance guide tops up ordinary sand joints with dry masonry sand once the sand sits more than half an inch below the paver surface, and it does not recommend polymeric sand for topping up. Polymeric needs at least an inch and a half of clean joint depth, so for a polymeric re-sand the old material comes out first, or the new layer peels. Photos or a short visit show which one your joints call for.

Why do weeds keep coming back between my pavers?

They sprout from seed that blows in and lodges in the joint sand rather than from the soil below, so a patio under mature trees catches a steady supply. CMHA says stabilized joint sand reduces the potential for weeds in the joints, which is one reason we refill with polymeric sand at full depth. It reduces weeds without ending them. Our post on weeds in polymeric sand goes further.

How soon can we use the patio after a re-sand?

The sand's label decides, and weather moves it. One maker's sheet says curing can take a day or longer depending on temperature and humidity; another keeps vehicles off for two to three days and pressure washers off the new joints for 30 days. Sprinklers stay off until it cures. If we also seal the pavers, foot traffic waits 48 hours and vehicles 72.

What does paver repair cost in Clinton Township?

It is quoted job by job, because re-sanding a sound patio and resetting a sunken corner are different amounts of work. Send photos or book a visit, and a written estimate comes back within 24 hours with each repair on its own line and no travel fee. Cleaning and sealing can go on the same estimate.
