Paver Repair & Re-Sanding — Center Line, Michigan

Paver Repair & Re-Sanding in Center Line

Center Line is flat, and the clay under it drains slowly, so a paver walk or patio that settles even slightly holds water, and that pond turns to ice in January. We relevel low spots on a corrected base, reset loose edges, swap out broken pavers and refill the joints with polymeric sand. Each repair gets a written estimate within 24 hours.

In Center Line

Most of this small city inside Warren was built between the Van Dyke Ave streetcar years of the 1920s and the bungalow and ranch build-out of the 1950s, with the Kramer Homes defense housing of 1941 and 1942 in between, on some of the tightest lots in Macomb County. Many kept their original concrete porches, steps and drives, so where pavers have been added, they meet concrete 60 to 80 years old, and those meeting points matter as much as the pavers.

Flat ground gives water nowhere to go. On the lake-plain clay either side of 10 Mile Rd, water that gets into a paver base drains out slowly. The Concrete Masonry and Hardscapes Association (CMHA) names a saturated base or soil among the causes of sunken pavers, along with base that was poorly compacted and bedding sand that washed out. It also warns that a water-filled low spot becomes slippery ice in winter. For clay soils under vehicle traffic it recommends drain pipe, and in cold climates or soils that stay wet, a thicker base. We do not install drainage; a repair corrects the base under the pavers that moved.

The meeting points are the second issue. CMHA requires restraint along a paver area's perimeter and at any change of paving material, and a failed restraint shows at the outer edge or at a transition, such as the line where a walk meets a porch slab or a drive. The signs collect in the first foot or two in from the edge: wider joints, edge pavers that tip or drop, sand leaking from the gaps. On a narrow walk between two close-set houses, those strips cover most of the walk, so an edge failure can pass for a walk failing everywhere.

How we work

Level the Low Spot, Then Lock the Edge

A string line goes across the area first, because a low spot is easy to see after rain and hard to size by eye. The pavers in it come up and are stacked in order. A soft or low base is rebuilt with compacted base material, not a thicker bed of sand, and fresh bedding is screeded over it. Where an edge has spread, the restraint is mended or swapped for a type CMHA lists for pavers, spiked down into the compacted base, not the soil beneath, and the edge course is reset hard against it. The field goes back in its original pattern, is plate-compacted at least twice, and the joints are filled with polymeric sand to full depth.

Why the Puddle Comes Back

One shortcut is adding sand under the low pavers, but a deeper sand bed does not fix a low base, and the unevenness works back to the surface, puddle and all. Holding an edge with flower-bed edging or a timber is another: CMHA says that kind of edging gives too little support to keep pavers tight, and advises against timber because it warps and rots. A third is sweeping polymeric sand over whatever old sand is still in the joints. The makers want joints cleaned out to at least 1½ inches and never mixed, and a thin top layer peels and flakes.

When to Book Paver Repair & Re-Sanding in Center Line

CMHA says pavers standing more than 1/8 inch above their neighbors should be fixed before winter, since shovel and plow blades catch and chip raised edges; until then, shovel at a diagonal to the joints. Lifting and rebuilding wait for thawed ground, and the joint sand wants dry pavers plus two days above freezing after it goes down; one maker asks for 24 hours of drying after rain, longer if the joints are still damp. Late spring to early fall gives the widest margin.

Questions, answered

Paver Repair & Re-Sanding in Center Line: FAQs

Water sits on our paver walk after every rain. Can that be fixed?

Usually, if the cause is under the pavers. A pond marks a depression, which CMHA traces to a base that settled or stayed wet, or to washed-out bedding sand. We take up the low area, rebuild the base and relay the pavers a hair high so traffic and settling bring them level. If the walk sits below the yard around it, that is a grading question, and the estimate says so.

What should we use on ice that forms on the pavers?

The first answer is to stop the water from standing there, since a leveled spot leaves no pond to freeze. Until then, shovel at a diagonal to the joints so the blade rides over paver edges instead of catching them. Our deicer guide compares the options, and the sealing guide covers what sealer can and cannot do.

Will the replacement pavers look different from the old ones?

Yes. Pavers that have spent years underfoot and outdoors wear and change color, so a new or stored paver stands apart, and some colors are no longer made. We spread replacements through the pattern instead of grouping them, which makes the difference harder to pick out. If spares from the original job were kept, CMHA's advice is to use those.

How do you price a repair without a set rate?

From photos first. Send a wide shot of the area, a close-up of the low spot or broken paver, and one of the edge where the pavers meet the porch or drive. A written estimate follows within 24 hours. If the photos leave the cause unclear, we look in person before quoting, and we charge nothing for the trip from our Clinton Township shop.
