Paver Repair & Re-Sanding — Berkley, Michigan

Paver Repair & Re-Sanding in Berkley

Under Berkley's street maples, a paver walk or patio can be pushed up by roots, by frost, or both. We work out which one did it, reset the raised sections with the base beneath them corrected, replace any cracked-through pavers and refill the joints along the walk back to the garage.

In Berkley

Most Berkley lots share one layout, from the 1920s and '30s pockets near Woodward Ave to the 1940s and '50s blocks off Coolidge Hwy and 12 Mile Rd: a bungalow on a 40-foot lot, a detached garage at the back, and a mature maple at the street. Pavers on those lots face two forces that push up rather than down.

The first is roots. Trees lift nearby paving as their roots grow. Pavers handle that better than a poured walk: they shift into a gentler hump instead of cracking, and a raised section can be taken up and relaid rather than broken out. A hump is still a trip edge, though. We reset the pavers over the root; we do not cut or grind roots. Severing a large root can kill the tree or leave it less stable, so whether a root goes is a call for an arborist.

The second is frost. Heave happens only when cold, water and a frost-susceptible soil come together; lenses of ice build as moisture is drawn up toward the freezing layer, and the damage comes from uneven lifting. Spring thaw works downward from the surface, so meltwater sits trapped above still-frozen soil and the ground stays soft until it drains. CMHA, the paver industry's technical association, gives a frost-resistant subbase as the fix for frost heave. A reset puts the pavers back level but does not change the soil beneath them, and we say so before quoting.

Then there is the shovel. On a long walk to a rear garage, a paver edge sticking up more than an eighth of an inch is exactly what a blade catches. CMHA advises fixing raised pavers like that before winter and shoveling on a diagonal to the joint pattern rather than along it.

How we work

Find the Lift, Then Relay

We check each raised or sunken spot with a string line, since low morning or evening light and shifts in paver color can make humps and dips look deeper than they are, and sort them: root, frost, failed base or loose edge. Pavers in each problem area come up with an extractor, or a chisel for one locked tight, and are cleaned and stacked. Compacted base material brings the base back to grade, a new inch of concrete sand gets screeded smooth, and each paver returns to the original pattern along string lines. A plate compactor then runs over the repair two or more times, overlapping the pavers around it. Polymeric sand is swept into the cleaned, dry joints, compacted and topped up until they take no more, then watered on a shower setting to activate it.

What Makes a Lifted Walk Worse

Pounding a raised paver down with a mallet leaves whatever lifted it in place. Shaving a root to flatten the walk risks the tree. Judging heave in late winter, while the ground is frozen or soft, can mean resetting pavers that might have settled back after the thaw. Aiming a narrow pressure-washer tip into the joints pulls out their sand and can undermine the neighboring pavers. And relaying a section dead level with its neighbors, instead of slightly proud, leaves it low once it is compacted.

When to Book Paver Repair & Re-Sanding in Berkley

Walk the pavers during or just after a spring rain, then once more as summer winds down. Resetting needs unfrozen ground, and the polymeric sand wants dry pavers and 48 hours above freezing, which narrows the window once October brings the first freezes. A walk that will see guests on Berkley CruiseFest weekend is worth fixing in spring, and any lifted edge before the first snow.

Questions, answered

Paver Repair & Re-Sanding in Berkley: FAQs

A street maple has pushed up part of our walk. Is there a fix that leaves the tree alone?

We can reset the pavers, but we do not cut roots. The raised pavers come up, the base around the root is corrected, and the pavers are relaid and compacted at a workable level. Pavers can be reset again later if the root keeps growing. If a root has to go, that is a decision for an arborist first.

Some of our pavers rose over the winter. Will they go back down?

Sometimes. Frost heave lifts pavers when water in the soil freezes into ice lenses, and a lifted section can settle back once the ground thaws and drains. Wait until the ground is fully thawed, then check with a string line. Pavers that stay high, or rise again each winter, need to be lifted and reset, and repeated heave points to the subbase.

Can we re-sand the walk back to the garage ourselves?

If the joints hold plain sand, the pavers are firm and the sand has dropped more than half an inch, topping up with dry masonry sand is the standard CMHA advice. Polymeric joints are different: they have to be cleaned out to a depth of an inch and a half or more before new polymeric goes in, because it peels over old sand and should never be mixed with another sand. Fix loose or uneven pavers first.

What does paver repair cost in Berkley?

It is quoted per job rather than published, because a re-sand, a root-lifted walk and a failed base are very different jobs. Photos of the area or a visit are enough to price it, and the written estimate is due within 24 hours of either. The drive from Clinton Township takes about 32 minutes and carries no travel fee.
