Paver Repair & Re-Sanding — Auburn Hills, Michigan
Paver Repair & Re-Sanding in Auburn Hills
In an Auburn Hills winter, a paver standing even slightly above its neighbors becomes a catch point for the shovels, snow blowers and plow blades that cross it. We reset lifted and sunken pavers, rebuild failed edges and refill the joints, so walks and drives can go into snow season level.

The Concrete Masonry & Hardscapes Association (CMHA), the paver industry's technical group, puts a number on it: pavers lifted more than 1/8 of an inch above the surface around them should be repaired before winter. A plow blade working square to the joints can chip a raised edge, and where the lip is left alone, pavers can be pulled out. A line of pavers standing proud, which the industry calls faulting, is also a trip hazard on a walk, and it often travels with settlement or heave nearby.
Associations are uncommon for single-family homes here but common in the townhome and condo communities that grew from the 1990s through the 2010s, and a board needs to know which spots are cosmetic and which are moving. Edges deserve the closest look. When an edge restraint loosens, the joints within a foot or two of the border open, the outer pavers rotate or settle, and sand escapes. The same widening shows where a paver walk meets a concrete stoop or drive, a change of material that needs restraint too; in the older core next to Pontiac, that residential concrete is aging.
Newer paving dips too. On the single-family streets near Oakland University, a young walk that has started to sink points to the layers below: CMHA names settled soil or base, often from inadequate compaction, as the first cause of depressions. And on any paver drive, repeated braking and turning can push the pattern out of line until the joints wave, a distress CMHA calls horizontal creep; the fix is to lift those pavers and relay them in the original pattern.
How we work
Edges First, Then the Field

On a walk with a failed edge, the restraint comes first, since pavers relaid against a loose border spread again. We take up the edge pavers and the failed section of restraint, make sure the base runs out past the restraint at least as far as the base is thick, and set an edge made for pavers with its spikes driven into the base. Lifted or sunken pavers in the field come up next. The base under them is corrected with compacted base material, fresh bedding sand is screeded over it, and the pavers go back in their pattern slightly high so compaction brings them level. Two passes with a plate compactor, overlapping the undisturbed pavers, seat everything, and polymeric sand fills the dry joints to full depth.
Winter Habits That Loosen Pavers
Shoveling or plowing along or across the joints catches raised edges; CMHA advises working diagonally to the pattern. Traction sand left on a paver walk year after year can grind the surface and speed color change, so CMHA recommends sweeping it off each spring. A plow or snow blower whose skid shoes have worn down can ride low enough to catch edges, and worn shoes leave metal filings that rust-stain the surface. Some deicers are harder on concrete pavers than others, as our ice melt guide explains. And polymeric sand swept over old sand in a half-empty joint forms a thin layer that peels and flakes.
When to Book Paver Repair & Re-Sanding in Auburn Hills
Late summer and early fall are the time to find and fix lifted pavers, while the ground is thawed and before the first snow. Base work cannot be done on frozen ground, and re-sanding needs dry pavers, a dry forecast and about two days above freezing for the polymeric sand to set. A paver that rises during winter is usually frost heave, and the ground can settle back after it thaws, so judge it again in spring before deciding on a reset. Pavers in the shade along the Clinton River corridor can dry slowly, and a re-sand there waits a full day after rain.
Questions, answered
Paver Repair & Re-Sanding in Auburn Hills: FAQs
How high does a paver have to sit before it needs fixing?
CMHA's guidance is to repair pavers lifted more than 1/8 of an inch above their neighbors before winter. That is a small lip, but it is enough for a shovel or plow edge to catch. On a shared walk, a line of raised pavers is also a trip hazard. A reset lifts them, corrects whatever pushed them up or let the others sink, and relays them level.
Can you handle paver repairs for our townhome association?
Yes. We can walk each court, entry and walkway and put each one on its own line of a written estimate, so the board can see each repair separately and decide what to approve. Edge restraints, lifted or sunken pavers, broken units and washed-out joints are listed separately. The estimate comes back within 24 hours of the walk-through.
What edge restraint does a paver walk need?
One made for pavers and seated on or spiked into the base: plastic or aluminum edging built for paving, precast concrete, or a poured concrete curb. CMHA rules out landscape bed edging and soil backfill, and advises against timber because it warps and rots. The base should also run past the restraint at least as far as the base is thick, so a 6-inch base extends 6 inches beyond the spikes.
What does paver repair cost in Auburn Hills?
It is quoted per job, with no published price, because a reset over a sound base and one over a soft base are different jobs. Send photos or set up an in-person look, and the written estimate arrives within 24 hours. Our shop sits on Hall Rd in Clinton Township, and Hall Rd is M-59, the highway that crosses Auburn Hills.
