Paver Repair & Re-Sanding — Addison Township, Michigan
Paver Repair & Re-Sanding in Addison Township
On Addison Township's rolling acreage, the first thing to read on a paver walk or patio is where the rain runs. Runoff strips sand from the joints, seed blown off the hedgerows lands in the gaps, and a loosened field starts to sink and spread. We re-sand, relevel, replace and re-edge, quoted from photos or a visit.

In Addison Township
Addison Township is 98 percent rural, with acreage homes from the 1990s through the 2020s and older farmhouses set on rolling farm ground rather than graded subdivision lots. A paver walk or patio laid there has to live with the grade. Water follows the slope, and wherever it gathers, at a low corner, a downspout or the drip line under an eave, it carries joint sand away. CMHA, the trade association that publishes paver installation guidance, recommends stabilized joint sand on slopes steeper than 7 percent and anywhere runoff concentrates.
That sand lets each paver pass load to its neighbors. As joints empty and widen, the paving loses stiffness and puts more stress on the base. Weeds are the visible sign: they grow from windblown seed that catches in an open joint, not up from the bedding or base, and a parcel edged by woods, hedgerows and fields has no shortage of seed.
Any low spot where water stands after rain raises another question: whether the bedding under the pavers stays wet. Saturated bedding can pump up through the joints under traffic, and stained paver faces are one sign. Fresh joint sand does not fix a wet bed, so we say so at the estimate; drainage is outside our work, while the lifting, base correction, resetting and re-sanding on the paver repair page are ours.
How we work
Repairs First, Then One Material at Full Depth

We start by walking the paving to find what moves: pavers that rock, sections that hold water, edges that have drifted. Morning and late-afternoon shadows make dips look deeper than they are, so a string line decides which are real. Repairs come before any sand. A sunken section is lifted, its low base rebuilt with compacted base material, fresh bedding screeded, and the same pavers relaid in pattern and plate-compacted.
Then the joints. Old material comes out to at least 1½ inches without disturbing the bedding, and nothing more happens until tops, sides and joints are dry. Polymeric sand is swept in and compacted twice, until a fingertip no longer sinks in, and finished about 1/8 inch below the paver surface. The faces are blown clean before any water touches them, and the activation shower starts at the lowest point of the paving, as one sand maker directs.
Why Some Re-Sanding Washes Right Back Out
One shortcut that fails is polymeric sand swept over joints still half full of old sand. The binder needs a cleaned-out joint at least 1½ inches deep, and a thin layer over old sand peels and flakes; the makers also rule out mixing it with leftover sand. A narrow pressure tip held close is the next mistake, since it cuts material out of the joints and can undermine the pavers, where the guidance calls for a wide, low-angle spray. The last is sealing over low spots and loose edges. Sealer does not repair a base, and repairs belong before any coat goes down; our post on whether sealing pavers is worth it covers when a seal makes sense.
When to Book Paver Repair & Re-Sanding in Addison Township
Polymeric sand needs dry pavers, air above freezing for about 48 hours after it goes in, and no rain for at least 12 hours, longer on some labels. Southeast Michigan's growing season typically ends in October, so late-fall re-sanding follows the forecast and the bag's label, not a calendar date. Base repairs never go in on frozen ground. CMHA suggests checking pavers in spring, during or just after a rain when puddles and low spots show, and again in late summer or early fall.
Questions, answered
Paver Repair & Re-Sanding in Addison Township: FAQs
Why do weeds keep coming back in our paver joints?
Because the joints have room for them. Seed blows in and catches wherever sand has dropped below the paver surface, and the woods and fields around an Addison Township parcel keep supplying it. Pulling weeds leaves the gap open. Clearing the joints and refilling them with polymeric sand to full depth reduces the potential for weeds without ending it. Our guide to weeds in polymeric sand covers the usual causes.
Can you just top off the joints that look low?
Not with polymeric sand, which needs a cleaned-out joint at least 1½ inches deep; a skim coat over old sand peels and flakes. CMHA's maintenance guide does call for topping up plain-sand joints with dry masonry sand once they drop more than half an inch, so a top-off is a plain-sand fix. Our re-sanding uses polymeric, which means clearing each joint and refilling it with one material.
Our walk runs downhill to the drive. Will the sand wash out again?
Slope is why CMHA recommends stabilized sand on grades over 7 percent and at downspouts and eaves: it resists washout better than loose sand. We still look at where the water comes from. A gutter that overflows onto the walk drops concentrated water on the same joints each time it spills, so keeping gutters clear helps. Rerouting a downspout is drainage work, which we do not do.
How is paver repair priced, and is there a fee to drive out to Addison Township?
Paver repair has no published price, because the work depends on what is under the pavers. We quote from photos or a visit, with a written estimate within 24 hours. Our shop at 21366 Hall Rd in Clinton Township is about 32 minutes away, and there is no travel fee, whether the property is off Rochester Rd, near the Village of Leonard, along Lakeville Rd or out by Lakeville Lake.
