How Long Does Power Washing Take? Real Times by Job

The short answer

A typical two-story house wash takes 2–4 hours; a two-car driveway 45–90 minutes; a roof treatment 1–3 hours; a full house-plus-concrete-plus-gutters package most of a day. Much of a soft wash is solution dwell time, not spraying. Surfaces are walkable within hours; true dry is by the next morning.

Real Durations, Not Brochure Ones

House wash (two-story)2–4 hoursHeavy growth, stucco/cedar detail, tight access
House wash (ranch)1.5–2.5 hoursSame factors, one fewer story

Why the Crew Sometimes Looks Like It's Not Working

A soft wash is chemistry with a rinse at each end. After application, the solution needs dwell time — several minutes of sitting on the surface killing what lives there. A crew standing by while the house "does nothing" is the job working; rushing that stage is exactly the corner the splash-and-dash operators cut, and it is why their results return in months. On heavy growth, a second application doubles a wall's dwell and is time well spent.

Speed sorts contractors backwards. A whole two-story house "washed" in 45 minutes was rinsed, not treated. If two quotes differ mainly in how fast they promise to leave, the slower one is usually the one doing the job.

When Can You Use Everything Again?

  • Walkways and driveway: walkable as soon as the crew is off them; fully dry look returns in 1–4 hours of decent weather
  • Siding: drips stop quickly; the house reads fully dry by evening
  • Pets and kids on lawns/surfaces: once dry — same day
  • Cars back on the driveway: same day for cleaning only; 48–72 hours if the drive was sealed
  • Painting after a prep wash: 24–72 hours depending on surface — the schedule in our pre-paint guide

How Weather Moves the Day

Light drizzle changes nothing — the house is getting wet on purpose. Storms and lightning stop work; sustained wind complicates two-story solution control; and cold below about 40°F ends the season rather than the day. Crews watch radar and will call an audible on sequencing (concrete in the morning dry window, siding after) rather than cancel outright when the day is mixed.

Scheduling the Visit

Most washes are a morning or an afternoon, booked as a window rather than a minute. You do not need to be present — ten minutes of prep and gate access cover it — and bundled packages are deliberately scheduled with slack so nothing gets rushed to make a second appointment. One crew, one setup, one cleanup is also exactly why the bundle prices better than three separate visits.

The Bottom Line

Plan on hours, not days: 2–4 for the house, about one for the driveway, most of a day for the full package — with dwell time doing invisible work in the middle and everything dry by the next morning. The duration to be suspicious of is the one that sounds impressively short.

Frequently Asked Questions

How long does it take to power wash a house?

Two to four hours for a typical two-story home, 1.5 to 2.5 for a ranch. A meaningful share of that is solution dwell time — the chemistry sitting on the siding killing growth — plus setup, careful rinsing and landscaping protection. Heavy growth, stucco or cedar detail, and tight access push toward the top of the range.

Why did the crew let the solution sit instead of rinsing right away?

That pause is the job. Soft-wash solution needs several minutes of dwell to kill algae and mildew at the root; rinse too early and the growth survives to return within months. Crews that blast through a house in under an hour skipped exactly this stage — it is the difference between treating a surface and rinsing it.

How long until I can walk and drive on cleaned surfaces?

Walkways and drives are walkable immediately after the crew finishes them and look fully dry within one to four hours of decent weather. Cars can return the same day after cleaning. The exception is sealing: a freshly sealed driveway needs 24 hours before foot traffic and 48 to 72 before vehicles.

Does rain delay or ruin a power washing job?

Light drizzle neither delays nor harms it — the house is getting wet on purpose, and solution dwell is unaffected. Storms and lightning stop work for safety, and heavy rain during application would over-dilute chemistry, so crews re-sequence around radar. A wash finished a few hours before rain is completely unaffected.

How long does a full exterior package take?

House, roof treatment, concrete and gutters together run most of a day with one crew — roughly six to eight on-site hours depending on the property. That single longer visit is why bundles price below separate bookings: one trip, one setup, one cleanup. Nothing is rushed to fit; packages are scheduled with slack on purpose.

Can power washing be done in one visit while I'm at work?

Almost always. A morning or afternoon window covers most jobs, access and prep take ten minutes the night before, and the crew documents everything with before-and-after photos. You leave for work with a dirty house and come home to a clean, dry one with the proof in your inbox.
