Efflorescence on Brick and Block: The White Haze, Explained

Efflorescence is a white, powdery haze of mineral salts left on brick, block, and mortar when water moves through the masonry, dissolves naturally occurring salts, and evaporates at the surface. Light deposits brush off dry; heavier haze needs gentle washing or specialty cleaners. If it keeps returning, the salts aren't the problem — the moisture pathway feeding them is.

The Chemistry in One Paragraph

Brick, block, mortar, and concrete all contain soluble mineral salts. When water gets into the masonry — rain, ground moisture, irrigation, a leak — it dissolves some of those salts and carries them along as it migrates toward the surface. The water evaporates; the salts can't; they crystallize on the face as the white, sometimes gray, powdery bloom called efflorescence. It's not mold, not paint failure, and not the masonry decomposing — it's a mineral delivery receipt, and what it's telling you is that water is moving through the wall.

New-Wall Bloom vs. the Chronic Kind

The distinction that matters is timing. New construction bloom — the haze on a wall or paver installation in its first year or two — is usually the built-in construction moisture and original salt load working its way out, and it typically fades as the assembly dries. Chronic efflorescence on established masonry is different: a wall that keeps re-hazing has a standing water source, and the white is the least of what that water is doing. In Michigan the follow-on cost has a name — freeze-thaw — because the same saturation that carries salts out will spall brick faces and crack mortar when winter freezes it in place.

Removing It Without Making It Worse

The removal ladder starts dry: because the deposits are powdery crystals, a stiff dry brush takes light efflorescence off surprisingly well, and starting dry avoids the classic mistake — flooding the wall with water that dissolves the salts back into the masonry to reappear next week. Heavier deposits step up to gentle washing with appropriate masonry cleaners, applied and rinsed with restraint; the stubborn mineralized crusts step up to specialty efflorescence products used carefully, because harsh acid work burns brick faces, etches mortar, and can leave its own staining. What never belongs in the sequence is raw high pressure — it redistributes the problem and damages the very surfaces already stressed by moisture.

Finding the Water Is the Real Job

Recurring haze is a map, and reading it is more valuable than scrubbing it. Efflorescence concentrated low on a wall points at grade moisture and splash-back; under a cap or sill, at failed flashing or open joints above; below a gutter line, at overflow; in a sprinkler's arc, at irrigation soaking the masonry on a schedule. Fix the pathway — gutters, grading, caps, sealant, sprinkler heads — and the bloom stops feeding. Then, and only then, does protective sealing make sense: breathable penetrating products that shed liquid water while letting the wall release vapor. Sealing a damp wall with a non-breathable film is the one genuinely destructive move available — it traps the moisture and salts inside, where freeze-thaw and crystallization pressure spall the faces off.

Is efflorescence harmful to brick?

The deposit itself is cosmetic — but chronic efflorescence means water is routinely moving through the masonry, and in Michigan that same saturation drives freeze-thaw spalling, mortar failure, and interior moisture problems. Treat the white as a warning light: brush it off, but find out what's feeding it if it returns.

Why does the white haze come back after I wash it off?

Because washing removed the delivery, not the source — and heavy rinsing can even redissolve salts back into the wall to re-bloom as it dries. Returning haze means an active moisture pathway: grade splash, failed caps or flashing, gutter overflow, or irrigation. Fix the water and the wall runs out of salts to deliver.

Can you seal brick to stop efflorescence?

Only after the moisture source is fixed, and only with breathable penetrating sealers — masonry must release vapor. A non-breathable film over a wall that's still taking on water traps moisture and salts inside, and the crystallization and freeze pressure spall brick faces off. Breathable protection on a dry wall: good. Film on a wet one: the worst outcome available.
