Paver Repair & Re-Sanding — Wolverine Lake, Michigan

Paver Repair & Re-Sanding in Wolverine Lake

On a lot that drains toward the lake, rain from the roof, drive and yard crosses whatever paving lies in its path and can carry joint sand with it. In Wolverine Lake we reset pavers that have sunk or tipped, repair failed edges where a walk ends, and re-sand washed-out joints with polymeric sand.

In Wolverine Lake

The village wraps around Wolverine Lake. Most of its streets dead-end at the shoreline, canals and channels run along some of them, and on a shoreline or canal lot, runoff ends up in the water. The Concrete Masonry & Hardscapes Association (CMHA) describes how water empties paver joints: concentrated runoff, downspouts and eave drip lines wash the sand out, and saturated bedding sand can pump up through the joints under traffic.

The damage tends to follow the water's path. Joint sand drops near a downspout or along the line runoff takes across a patio. CMHA's maintenance guide lists a saturated base or soil and washed-out bedding among the causes of depressions, the low spots that are easiest to find as puddles after rain. And where a walk ends at lawn or meets a dock landing, a weak edge restraint lets the outer pavers spread, tip and settle, most visibly within a foot or two of the end.

We reset and re-sand pavers but do not regrade lots or install drains, so where water is the cause, the estimate says what a repair can change. Every repair we handle is on the paver repair page; cleaning and sealing fall under paver restoration.

How we work

Following the Water Down the Lot

The walkaround starts uphill: where the downspouts empty, which way the patio sheds water, and how the walk meets the ground at its low end. A string line confirms each low spot. Pavers in a sunken area are lifted and stacked in order, and with the bedding off, the base shows whether it settled, stayed wet or lost material. Low base is built back with compacted base material, fresh concrete-sand bedding is screeded, and the pavers are relaid in their original pattern, 1/16 to 1/8 inch above their neighbors, then plate-compacted at least twice.

At the low end, a failed restraint is repaired or replaced with a type CMHA accepts, such as plastic or aluminum edging made for pavers, or precast concrete, spiked into compacted base that extends past it. The joints are then cleaned out to at least 1½ inches, dried and filled with polymeric sand, which CMHA recommends wherever downspouts, eaves or concentrated flow reach the paving.

Where Lake-Lot Repairs Go Wrong

Racing a storm is the first mistake. Polymeric sand needs pavers dry on top, down the sides and in the joints, plus a window without rain: one maker asks for 12 dry hours, another for 24 to 48 hours of drying before rain. On a humid lakeside morning, damp pavers or heavy air can leave a haze, which our guide to removing polymeric haze covers.

The second is relaying pavers on a base that is still low, or padding the dip with extra bedding sand, which lets the unevenness show back through. The third is cleaning lakeside pavers with a narrow pressure-washer tip, which strips joint sand; CMHA calls for a wide, low-angle spray. And a white film after re-sanding is not always haze. It can be efflorescence carried up by the activation water, which cleans up differently.

When to Book Paver Repair & Re-Sanding in Wolverine Lake

Base and edge work can go ahead whenever the ground is not frozen. The sand is pickier: dry pavers, about two days above freezing, no rain in the forecast, and irrigation zones off. On humid summer mornings by the lake, the start may wait until the pavers dry. CMHA suggests checking pavers each spring during or after a rain, when puddles and washouts show, and again in late summer or early fall. NWS Detroit places the end of southeast Michigan's growing season in October, so fall re-sanding follows the forecast, not a date.

Questions, answered

Paver Repair & Re-Sanding in Wolverine Lake: FAQs

Our patio joints are low and the pavers are stained. Is that a sign of something?

It can be. CMHA's maintenance guide reads stains on pavers whose joint sand sits well below the edges as a sign of a saturated bedding layer, and saturated bedding pumps sand out under traffic. Lifting a section shows whether the bedding is wet and washed out; if so, fresh bedding goes in before the pavers are relaid, and we point out where the water is coming from.

A paver on our walk to the dock sticks up. Is that urgent?

It is worth fixing soon. CMHA notes that pavers at uneven heights can be a hazard for people on foot, and it recommends repairing any paver standing more than 1/8 inch above its neighbors before winter, since shovels catch raised edges. Until then, shovel diagonally to the pattern. The repair: lift the section, correct what is under it and relay it level.

Does the work send sand or rinse water into the lake?

We work to keep both out. The sand makers call for every trace of polymeric dust to be swept or blown off the paving before any water goes on, and activation is a light shower, not a soaking. Rinse water from any cleaning is kept out of the lake, the canals and storm drains.

How is paver repair priced in Wolverine Lake?

There is no published price, because what failed under the pavers decides the work. Send a wide shot of the walk or patio, close-ups of low spots and empty joints, and where the downspouts empty, or ask for a visit, and a written estimate follows within 24 hours. The village is about 47 minutes from our Clinton Township shop, with no travel fee whether the house is off Glengary Rd or Benstein Rd, the same as in Walled Lake or Commerce Township.
