In West Bloomfield Township

West Bloomfield's lots are large and wooded, the ground rolls, and drives tend to run long, whether the house sits near Pine Lake or off Orchard Lake Rd, Walnut Lake Rd or Maple Rd. Where one of those drives is laid in pavers, it carries loads a patio doesn't. Pavers sink where the base settled, often from poor compaction, or where it stays saturated and the bedding pumps out under traffic. On a drive, look for dips in the wheel paths and where cars sit parked. CMHA calls for at least 6 inches of base under a driveway on well-drained soil, against 4 under a patio, and more in cold climates or wet soil.

Slope and water add to it. On a grade steeper than 7 percent, or below a downspout, CMHA recommends stabilized joint sand, because running water carries plain sand out of the joints. Sprinkler heads that reach the pavers keep the joints wet, and polymeric sand cannot go into wet joints, so a zone that ran at dawn counts the same as a morning shower.

The repair follows the same steps on a drive as on a patio, with the heavier load in mind: find what gave way, correct the base, relay the pavers and lock them with sand.

How we work

Releveling a paver drive, step by step

We quote from photos or a visit, and the written estimate arrives within 24 hours listing wheel-path dips, raised pavers, failed edges and the re-sand. Paver repair has no published price, because a shallow dip and a soft base under the apron are different amounts of work.

A sunken section is opened from one paver, pried out with an extractor or a pair of screwdrivers, and the rest are lifted and stacked in order. Wet or washed-out bedding is scraped away, and the low base is filled with base material and compacted until it is firm and on grade. About an inch of concrete sand, not stone dust, is screeded over it as fresh bedding. The pavers go back in their original pattern along string lines, set a fraction of an inch high, and the compactor crosses them at least twice, overlapping onto undisturbed pavers, so the repair beds down level with the drive.

With the repairs done and the drive dry, the joints are cleared to 1.5 inches, filled with polymeric sand, compacted, refilled and compacted again, and finished 1/8 inch below the top. Irrigation zones that reach the drive stay off before the work and through the cure.

Where driveway repairs go wrong

The tempting shortcut on a sunken wheel path is more bedding sand. It levels the dip for a while, but bedding cannot make up for a low base, and the unevenness returns under the same tires. Stone dust or screenings used as bedding often compact unevenly and can slow drainage through the bedding, which is why CMHA specifies concrete sand. Base work done on frozen ground late in the season can shift when that ground thaws.

Polymeric sand swept into joints still wet from the sprinklers sticks to the paver faces and can haze them. A thin layer of polymeric over old sand forms a crust that peels and flakes. If sealing is on the list, it waits until repairs are done and the sand has cured; our guide on when to seal pavers explains the wait.

When to Book Paver Repair & Re-Sanding in West Bloomfield Township

Raised pavers are the repair with a deadline. A paver standing more than 1/8 inch above its neighbors should be reset before snow season, since shovels, snowblowers and plow blades catch the edge; until then, shovel diagonally across the pattern. Base work needs thawed ground, and polymeric sand needs a dry drive and about 48 hours above freezing, so the window narrows as nights turn cold in late fall. Check the drive in a spring rain for puddles, and again in late summer, while there is still time to book the work.

Questions, answered

Paver Repair & Re-Sanding in West Bloomfield Township: FAQs

How long do cars stay off a re-sanded drive?

The polymeric sand's label sets it, and it varies by product. One maker's data sheet calls for 48 to 72 hours before vehicles, with foot traffic right away. If the drive is also cleaned and sealed as a restoration, cars stay off for 72 hours after we seal, and foot traffic for 48, longer if the label or cold, damp weather calls for it.

Our HOA wants the drive repaired. Will the new pavers match?

Pavers in a releveled section are the same ones that came up, so they go back as they were. Replacements for broken pavers will look newer than weathered ones, and some colors are discontinued, so we scatter them rather than cluster them and cannot promise they will look the same. The line-item estimate shows the association what is being done.

Why do some joints lose sand faster than others?

Sand leaves where water runs and where tires work it. Runoff that concentrates at the bottom of a slope or below a downspout carries joint sand away, and saturated bedding pumps out under traffic. That is why CMHA recommends stabilized sand on steeper grades, and why a dip at the apron gets its base checked before any re-sand.

What should we watch for after the repair?

Puddles after rain, confirmed with a string line. Pavers rising above their neighbors before winter. Joints widening along the edges. Washed-out sand where a downspout lands. For winter, our post on ice melt for pavers covers which deicers are gentlest on concrete and clay pavers.
