In Waterford Township

Waterford Township has frontage on 34 lakes, and lakeside patios turn up everywhere from the Elizabeth Lake cottage streets and the Lotus/Maceday lakes area to the shores of Cass Lake. Many of those lots began as 1920s to 1950s cottages and grew through decades of additions, so one patio may meet a slab, a step and a lawn edge added at different times.

Edge restraints keep pavers snug and stop them from spreading under traffic and freeze-thaw. They are needed along the full perimeter and at every change of material, which on a pieced-together lot can mean several seams. Soil backfill is never a suitable restraint, whatever the soil, so a lawn pressed against the last row doesn't do the job.

On a lot that falls toward the water, runoff joins in. Water that gathers and runs across a patio takes joint sand with it, and CMHA recommends stabilized sand on slopes steeper than 7 percent and wherever flow concentrates, such as below a downspout or an eave line. Repair here starts at the edge: the restraint and the pavers beside it, then any sunken sections, and the sand last.

How we work

From the edge inward

The estimate starts from photos or a visit and arrives in writing within 24 hours, with edge work, releveling and the re-sand listed separately. There is no published price for repairs; the length of failed edge and what lies under it set the work.

At a failed edge, we lift the rotated and settled pavers next to it and check that the base reaches past the restraint line by at least its own thickness, adding compacted base where it falls short. A restraint made for pavers is set on the base, never on the bedding sand, and spiked into the base. Where the patio meets a concrete slab or step from a later addition, that seam is treated as an edge too. The edge pavers go back, the section is compacted, and its joints are filled and compacted again.

Inside the edge, sunken spots are lifted and the low base corrected before the pavers are relaid. Then the joints are cleared to 1.5 inches and the surface has to dry. Near the water, dew and humid air can keep pavers damp well into the day, so the sand waits until tops, sides and joints are dry. Loose dust is cleared before a gentle shower, started at the low side, activates the sand, and rinse water is kept out of the lake.

Edges that only look like edges

An edge can look finished and still fail. Landscape bed edging doesn't give pavers enough lateral support, timber warps and eventually rots, and a restraint laid on the bedding sand or spiked into soil instead of base is not acceptable either. Resetting the edge pavers without fixing what holds them sets them up to spread again.

Two more mistakes matter near a lake. Re-sanding on a humid morning, before the joints are dry, leaves sand stuck to the paver faces and can cloud the surface; our post on polymeric sand haze covers the cleanup. And a narrow tip aimed along the joints can wash out more than the joint sand and undermine the pavers. Joints are opened only to the depth the new sand needs, with the bedding left in place, and surface washing is done with a wide spray held at a low angle.

When to Book Paver Repair & Re-Sanding in Waterford Township

Edge and base work wait for thawed ground. Whether a section rose or sank is easier to judge once the frost is out, since heaved paving can settle back after the thaw. Re-sanding needs a forecast that cooperates: the sand makers call for dry pavers, about 48 hours above freezing afterward and sprinklers off, and one wants no rain for 12 hours. Fall work is booked by the forecast rather than by a fixed date, since frost-free stretches shorten as October goes on.

Questions, answered

Paver Repair & Re-Sanding in Waterford Township: FAQs

Our patio slopes toward the lake. Does that change the sand?

It can. CMHA recommends stabilized joint sand, such as polymeric, on slopes over 7 percent and where runoff concentrates. Polymeric needs joints cleared to 1.5 inches and is finished about 1/8 inch below the paver tops. It adds no structural strength, so a sunken base still gets fixed first.

How can I tell if our edge restraint has failed?

Look within a foot or two of the edge. Joints that widen toward the outside, edge pavers that tip or sit lower than the field, wavy pattern lines and sand washing out at the side all point to it. A string line along the edge confirms it, since shadows exaggerate dips.

There is a white film on the patio after re-sanding. What is it?

Two things are possible. Polymeric haze is residue from sand left on the paver faces, and it comes off most easily before it cures. A white bloom can also be efflorescence carried up by the water used to activate the sand. Our guide to efflorescence on pavers explains how to remove the bloom and what keeps feeding it.

Can the deck and the patio go on one estimate?

Yes. Paver repair can be quoted together with deck cleaning or a full brick paver restoration, and booking several services together lowers the price. The shop sits on Hall Road, which is M-59, in Clinton Township; the same highway becomes Highland Rd here, about 40 minutes west, and there is no travel fee.
