Paver Repair & Re-Sanding — Troy, Michigan
Paver Repair & Re-Sanding in Troy
Troy's subdivisions sit on flat, well-drained ground, so a paver patio that has started to sink gives itself away after a rain: one patch of water that stays after the rest has dried. We lift those pavers, correct the base beneath them, relay them in their pattern and lock the joints.

In Troy
A sound paver surface sheds rain evenly. A puddle that lingers marks a depression, and the Concrete Masonry & Hardscapes Association (CMHA), the paver industry's technical group, lists the usual causes: soil or base underneath that has settled, often because it was never compacted well; a base that stays saturated; bedding sand laid too thick; or bedding sand that has washed out. Shadows exaggerate shallow dips, so a string line pulled across the surface settles the question. A dip also holds water that freezes into a slick patch on a winter morning.
Mature trees bring a second problem. The street trees planted with Sylvan Glen, Northfield Hills and the other 1960s and 1970s subdivisions are forty to sixty years old and at full canopy. Roots lift paving as they grow. Iowa State University Extension notes that pavers accommodate root growth better than a rigid slab, though they still rise with the root, and a lifted run of pavers can be taken up and relaid. Weeds are a separate matter: they sprout from windblown seed lodged in the joints, not from the base below, as our post on weeds in polymeric sand explains.
Repairs are also how a patio gets ready for a listing or an association walk-through. Most of Troy's 1980s and newer subdivisions carry active associations with exterior standards, and owners in the Troy School District often fix exterior details before they sell. A reset relays the original pavers in their original pattern, so the repaired area does not read as a patch. Where several pavers are broken, their replacements are spread through the area rather than grouped.
How we work
Lift, Correct the Base, Relay

A string line marks the edges of the low area, and pavers come up a little past those edges so the new work ties into undisturbed sand. Each paver is pried out, scraped clean and stacked in order. With the bedding exposed, the cause can be read: thick or washed-out bedding, a soft spot in the base, or settled soil below it. A low base gets new base material, compacted in place, and about an inch of fresh bedding sand is screeded over it. The pavers go back along string lines, set a hair above their neighbors, and a plate compactor makes at least two passes that overlap the undisturbed area. Polymeric sand is then swept into the dry joints, compacted, topped up and compacted again until the joints take no more.
Shortcuts That Bring the Dip Back
One shortcut is lifting the low pavers and packing extra bedding sand under them. It looks level that afternoon, but bedding sand cannot make up for a low base, and the unevenness works its way back to the surface. Sweeping polymeric sand over joints still half full of old sand leaves a thin layer that peels and flakes. Sealer adds no structural strength, so a sealed dip is still a dip. And cutting out a major root to flatten a lifted run trades a trip hazard for a tree the cut can kill.
When to Book Paver Repair & Re-Sanding in Troy
Base work needs thawed ground, and a surface lifted by frost is easier to judge once the ground has thawed and settled. Polymeric sand needs dry pavers and about two days above freezing after it goes in. Near Square Lake and in the Emerald Lakes pocket, damp air slows drying, and a re-sand waits until the pavers are dry on top, on their sides and in the joints. Anything standing more than an eighth of an inch above its neighbors should be reset before snow, because shovels and snow blowers catch the edge.
Questions, answered
Paver Repair & Re-Sanding in Troy: FAQs
Why does one part of my Troy patio hold water after rain?
Because that part sits lower than the rest, and on flat ground even a shallow dip holds a puddle. The cause is underneath: settled soil or base, a base that stays wet, or bedding that was laid too deep or has washed out. We confirm the low area with a string line, then lift it, correct the layer that failed and relay the same pavers.
Can you level pavers a tree root has pushed up?
It depends on where the root sits. When the lift is slight, we can take up the raised run and relay it as flat as the root allows, without cutting it. We do no root work, because cutting a major root can kill the tree, and a root that keeps growing can lift a reset run again. If the root sits too close to the surface for the pavers to lie flat, the estimate says so, and that call belongs to you and an arborist.
Will a replacement paver stand out next to the old ones?
Some difference is normal. Traffic and weather slowly wear the surface of pavers in service and shift their color, so even a spare from the original pallet can look fresher than the pavers around it. We reuse every intact paver, add new ones only where pavers are broken, and scatter them so the difference is spread out. We cannot promise a color match.
What does paver repair cost in Troy?
There is no set price, because the work depends on what is under the pavers. Send photos or book a look in person, and a written estimate comes back within 24 hours with each repair on its own line. There is no travel fee for Troy. Cleaning and sealing are a separate service, brick paver restoration.
