Paver Repair & Re-Sanding — Sylvan Lake, Michigan

Paver Repair & Re-Sanding in Sylvan Lake

A cracked paver by the back steps or a broken one on a patio at the waterline gets seen every day. Replacing it well in Sylvan Lake takes three things: lifting it without chipping its neighbors, checking the support underneath, and placing new pavers so the shade difference shows as little as possible.

In Sylvan Lake

Sylvan Lake is a small residential city on the Orchard Lake Rd corridor, wrapped around its namesake lake with Otter Lake beside it. Its cottage lots have been upgraded street by street into year-round homes, with newer lakefront builds among them. On the water, lots are graded toward seawalls and patios at the waterline, so pavers there carry furniture, foot traffic and the damp of the lake air.

The maintenance guide from the Concrete Masonry and Hardscapes Association (CMHA) draws a line between kinds of damage. A tight hairline crack with little or no opening generally doesn't affect how a paver performs, so it can stay. Chips, open cracks and spalls call for a closer look: CMHA says damage may indicate inadequate support, the paver breaking because the base under it moved.

Color is the other half. Traffic and weather wear the cement that holds a concrete paver's pigment, exposing more aggregate and shifting the shade. A new paver from the same line, or a spare stored since the install, can look different from ones that have been outside, and some colors are discontinued. CMHA's answer is to scatter replacements through the pattern instead of grouping them. Paver repair covers the replacement; paver restoration is the cleaning, re-sanding and sealing package for a surface that is sound but dull.

How we work

Lifting One Paver Without Chipping Four

The first paver out of a tight field is the hard one. Joint sand is scraped from around it with a putty knife, then the paver is gripped with an extractor or pried up a little at a time with two screwdrivers working from its short ends. If a broken paver is locked too tight to pry without chipping the ones beside it, it can be split out with a chisel, since it is being replaced anyway.

With the opening made, the bedding and base get checked. If the bed is firm and level, that points to the other cause CMHA names: a heavy load concentrated on the surface. A soft or low spot gets compacted base material first, then fresh bedding sand screeded over it. The new paver is set slightly proud of its neighbors, compacted in with the pavers around it, and the joints are filled and compacted again until they take no more sand.

Where several pavers in one area broke, whole ones lifted around them go back in place and the replacements are spread among them.

Patches That Stand Out or Crack Again

Grouping every new paver in one block turns the shade difference into a rectangle anyone can spot, which is why CMHA's guidance spreads replacements out. Setting a new paver onto disturbed bedding without checking for a soft spot can leave it on the same weak support that broke the last one.

Cleaning can do its own damage. A narrow pressure tip aimed at the joints of a waterline patio strips the sand that locks the pavers together, and the Brick Industry Association warns that aggressive pressure washing can even undermine pavers. Sealer can't stand in for a repair either: CMHA notes that sealers add nothing to a pavement's structural strength, so repairs come first.

When to Book Paver Repair & Re-Sanding in Sylvan Lake

A broken paver can be replaced whenever the ground isn't frozen. If the job includes polymeric sand, the pavers must be dry and the forecast must hold above freezing for 48 hours, so late-fall work depends on the weather; the National Weather Service office in Detroit puts the end of Southeast Michigan's growing season in October. A broken or tipped paver standing more than 1/8 inch above its neighbors is worth fixing before snow, when a shovel blade starts catching it.

Questions, answered

Paver Repair & Re-Sanding in Sylvan Lake: FAQs

Will the new pavers match the rest of our patio?

Not exactly, and we won't promise they will. Weather and traffic wear the face of a paver and shift its shade, so a new one, even from the same product line, can look different from ones that have been outside for years, and some colors are no longer made. Scattering replacements through the pattern, as CMHA recommends, keeps the difference from collecting in one spot.

We found leftover pavers in the garage from when the patio was built. Are they useful?

Yes. CMHA recommends keeping a small stockpile of spares from every paving project for exactly this kind of repair, and if yours came from the original job, they are the same product the patio was built with. Weathering and wear can still set them apart from pavers that have been outside, so they get scattered among the originals. Mention how many there are when you send photos.

One paver has a thin crack across it. Does it need replacing?

Not necessarily. CMHA's maintenance guide says cracked pavers with little to no opening generally don't affect performance. Chipped, spalled or gaping pavers are worth a closer look, especially several in one area, because damage can point to weak support underneath. Then the repair starts by lifting pavers and checking the bedding and base, not just swapping out the broken ones.

How do we get a price on paver repair in Sylvan Lake?

Send a wide photo of the area and close-ups of each broken paver, or ask for a visit. Repairs have no published price, because the number of pavers and what sits under them vary, and a written estimate follows within 24 hours. Sylvan Lake is about 37 minutes from our Clinton Township shop, with no travel fee, the same as Pontiac or West Bloomfield Township.
