Paver Repair & Re-Sanding — Romeo, Michigan
Paver Repair & Re-Sanding in Romeo
Under the old trees of the Romeo Historic District, paver joints tend to lose their sand where water comes off the roof and where a walk runs downhill. The work covers polymeric re-sanding, releveling pavers that have dropped or lifted by fixing the base beneath them, swapping out broken units, and setting tipped edges and failed restraints right. Send photos or book a visit, and a written estimate follows within 24 hours.

Where joint sand has gone missing, look for the water that took it. The Concrete Masonry and Hardscapes Association (CMHA) lists running water, wind, tires, aggressive cleaning, and organic matter, seeds and insects among the causes, and it singles out downspouts and eave drip lines because they pour water onto one strip of paving.
The historic blocks give water and organic matter plenty to work with. The heavy canopy around Main St and St. Clair St loads gutters every fall, and a gutter that overflows turns its eave into a drip line over whatever paving runs beside the house. The same trees drop leaves and seed straight into the joints. Keeping the gutters flowing is a gutter cleaning job; fixing the joints below them is this one.
Grade matters too. Ground in this corner of northern Macomb rolls instead of lying flat, and rain crosses a sloped walk or drive faster than a level one. CMHA treats stabilized joint sand as optional on most paving, recommends it on slopes over 7 percent, and says it helps hold sand under downspouts and eaves and wherever runoff concentrates. Polymeric sand is a stabilized sand: a binder in it stiffens the joint once water activates it.
Not every walk is concrete pavers. If yours is clay brick, the Brick Industry Association's guidance applies: the sand locks the bricks together by friction and keeps their edges from chipping, wind and rain wear the tops of the joints down over the years so they need periodic re-sanding, and joints wider than 3/16 inch call for stabilized sand.
How we work
Edges First, Then the Field, Then the Sand

When the edge has failed, we start there, because a field cannot stay tight inside a loose edge. Edge pavers that have rotated or dropped come up along with their neighbors, and the restraint is repaired or replaced with one CMHA accepts, such as precast concrete, cut stone, or plastic or aluminum edging made for pavers. Spiked edging is anchored into the base, never into soil, and the base runs out past it. Low or high pavers inside the field come up next and go back in their old spots, on a base rebuilt with compacted material and fresh bedding. Last, the joints are cleared to full depth, dried, filled with polymeric sand, compacted until they take no more, and wetted from the bottom of the slope upward.
Repairs That Leave the Cause in Place
A repair that skips the cause tends to get repeated. Re-sanding a joint under an overflowing eave while the gutter stays packed sends the next storm onto the same strip; our post on gutter warning signs shows how to spot overflow from the ground. Resetting an edge row against timber, landscape bed edging or packed soil lets it drift out again, and CMHA advises against all three as paver restraints. Blasting the joints with a narrow pressure-washer tip strips the sand and can undermine the paving. And laying replacement pavers in one cluster makes them stand out against units that have weathered in place.
When to Book Paver Repair & Re-Sanding in Romeo
CMHA suggests checking paving twice a year. In spring, walk it during or just after a rain to see where the water runs. The second look, in late summer or early fall, comes before leaf drop loads Romeo gutters and while the weather still suits joint work. CMHA also wants any paver sitting over 1/8 inch higher than the ones around it reset ahead of winter, since a shovel blade catches the lip, and to shovel diagonally to the pattern. Polymeric sand needs dry paving and roughly 48 hours above freezing, and base work waits for unfrozen ground.
Questions, answered
Paver Repair & Re-Sanding in Romeo: FAQs
Our front walk is old clay brick. Can you reset it?
If it is laid on sand, yes. Sand-set brick lifts and relays the same way concrete pavers do: out, cleaned, stacked in order, base corrected, then back in the original pattern. Brick set in mortar is a different kind of job. Replacing broken bricks is harder: weathered and new brick look different, and even stored spares can stand out, so replacements are spread through the walk rather than grouped.
A downspout keeps washing out the same section. What fixes it?
That is the spot CMHA's guidance flags for stabilized sand, so the section gets cleared to full depth and refilled with polymeric sand. That helps hold the joint sand in place; it adds no strength to the paving. Moving or extending the downspout is drainage work, which we do not do, so if the downspout is behind the washout, the estimate says so.
Do you work on properties outside the village?
Yes, with no travel fee, whether the house is east of Van Dyke Ave or out in Bruce Township or Washington Township. A sunken paver drive gets the same diagnosis as a walk, with one difference: driveway paving needs a thicker base, so if the base under yours is thin, the estimate says so before anything is reset.
Why is there no price for paver repair?
The jobs differ too much for one number. Resetting an edge row, replacing two cracked pavers and re-sanding a sloped walk each take different labor and material. Send photos, a wide shot and a few close-ups, or have us come look, and a written estimate comes within 24 hours. Prices for our cleaning and sealing services are on the pricing page.
