In Richmond
Joint sand does structural work. It passes each load from one paver to the next and keeps the field locked together, and as joints empty or widen, the surface loses stiffness and leans harder on the layers beneath it, according to the Concrete Masonry and Hardscapes Association (CMHA). Its maintenance guide gives a simple test: once the sand sits more than half an inch below the paver tops, the joints are due.
Weeds in a joint do not push up from the base. They grow from seed that blows in and lodges in the sand. Richmond gives seed two easy ways in: the mature trees over the older blocks around Main St and Beebe St drop leaves and seed onto walks and patios, and the open farm country of Richmond and Lenox Townships starts at the city line.
How a joint gets refilled depends on what is in it now. CMHA tops up plain-sand joints with dry masonry sand and does not recommend polymeric sand for topping up, so a plain-sand joint that has only settled may need no more than that. We re-sand with polymeric sand, and because Techniseal, Alliance and SEK all require a joint at least 1½ inches deep, the old material comes out to that depth first.
Joints come last. Sunken or heaved pavers, cracked units and loose edging are repaired before any sand goes in, and CMHA notes that joint stabilizers add no structural strength, so new sand cannot hold up a paver whose base has dropped. Cleaning and sealing, along with a re-sand, make up a separate package, paver restoration.
How we work
Repairs First, Then Joints Filled to Depth

Low or high pavers are lifted and reset on a corrected base, and cracked ones are replaced. Then the joints. Old sand and debris come out to at least 1½ inches without disturbing the bedding. The pavers have to be dry on their tops, their sides and down in the joints, because polymeric sand clings to anything damp. Sand is swept in, vibrated down with a plate compactor, topped off and compacted again until a fingertip no longer sinks into the joint. It finishes about 1/8 inch below the paver top, or at the bottom of the chamfer. Every trace of dust is blown off the faces before a fine shower sets the sand, starting at the low end, and a probe confirms the set runs deep rather than forming a crust.
Why a Re-Sand Comes Apart
Polymeric sand laid over a joint still half full of old sand comes apart in thin flakes, and Techniseal and SEK both forbid blending it with other sand. A joint filled flush with the paver tops, instead of slightly below them, can wear out early. Sand spread on damp pavers or on a humid day can leave a haze; while the sand is still moist it should come off at once, but once cured it takes hot water and scrubbing, as our guide to removing polymeric sand haze explains. And an irrigation system that comes on overnight can soak joints that have not cured yet.
When to Book Paver Repair & Re-Sanding in Richmond
Polymeric sand needs dry pavers and about two days above freezing once it is in, and SEK also asks for 12 rain-free hours, so joint work follows the forecast from spring into fall. The National Weather Service marks October as the end of the growing season in Southeast Michigan, and the cold nights that follow narrow the window. Base repairs wait for unfrozen ground. CMHA suggests looking over your paving each spring, during or after a rain, and again in late summer or early fall.
Questions, answered
Paver Repair & Re-Sanding in Richmond: FAQs
Our joints are full of weeds. Can't we just pull them?
You can, and the gap stays. Pulling a weed leaves an empty joint where the next windblown seed lands, and the pavers keep missing the side support the sand gave them. Refilling to full depth with polymeric sand closes that space, as our post on weeds in polymeric sand explains.
Do the sprinklers need to be off after you re-sand?
Yes, any heads that reach the pavers. Techniseal and SEK both say to turn irrigation off, and SEK puts the cure at 24 hours or longer depending on temperature and humidity, longer still in cool, damp, overcast weather. Whether the system runs on city water or a private well, it stays off until the label's cure time has passed.
Can you re-sand our patio without sealing it?
Yes. Re-sanding stands on its own as a repair. If you want the pavers cleaned and sealed as well, that is our restoration service, and the sealer waits for the sand to cure, anywhere from a day or two up to a month depending on the product. After we seal, foot traffic stays off for 48 hours and vehicles for 72.
How do you price a repair with no rate listed?
Each job is quoted on its own, since three sunken pavers and a patio of empty joints are different work. Send photos, a wide shot of the area and close-ups of the problem spots, or book a visit, and the written estimate arrives within 24 hours. There is no travel fee, whether you live near Beebe Street Memorial Park or out toward Armada or New Haven.
