In Pontiac
From Seminole Hills and Franklin Boulevard to Indian Village and the Ottawa Drive area, Pontiac has many houses being restored after decades of deferred maintenance, and the hardscape is often part of that backlog. A paver surface left alone for years tends to fail in a chain. Leaves, seeds and other organic matter settle into the joints. Weeds root in that debris from windblown seed. Rain carries the loosened sand away, the joints widen, and the paving loses the stiffness that comes from sand packed tight between the pavers. Then individual pavers can rock, tip and sink.
The useful part, for a restoration, is how much of that surface can be saved. Pavers in a loose or sunken section can be lifted, cleaned and relaid in their original pattern once the cause underneath is fixed, which keeps the walk in front of a period house made of the same pavers it always had. Pavers that are broken through or missing are the ones to replace, and a missing paver is worth replacing promptly, because the gap leads to damage in the pavers around it.
If you are comparing contractors, the order of work below is the thing to ask about. Cleaning and sealing the surface afterward falls under brick paver restoration, and the repairs still come first.
How we work
The order of work on a neglected walk

First comes an estimate from photos or a walk-through, written within 24 hours, with each repair on its own line. Repair work has no published price, since a walk that only needs sand and one that needs new base are priced from what we find.
Repairs come next. Sunken or heaved sections are lifted and the pavers cleaned and stacked. We look for the cause in the bedding, the base or the soil below, build a low base back up with compacted base material, screed fresh bedding and relay the pavers on string lines before compacting them. Broken pavers are replaced in the same pass, and the replacements are spread through the field rather than grouped. Edge pavers that have rotated are reset together with the restraint that let them go.
Sand comes after the repairs. Every joint is cleared to at least 1.5 inches without disturbing the bedding, the surface dries completely, and polymeric sand is swept in, compacted, topped off and compacted again. Sealing, if you want it, comes last, after the sand has cured for as long as its label says.
Questions to ask any paver contractor
Ask whether they will fix the base or add sand. Extra bedding sand under a sunken section cannot make up for a low base, and the dip shows through again. Ask whether new polymeric sand will go over old sand. It belongs in joints cleared to at least 1.5 inches, one material at full depth; spread over partly filled joints, it peels and flakes, and the makers say never to blend it with other sand.
Ask about the edges. Landscape bed edging, timber and packed soil are not acceptable restraints, and spikes belong in the base, not in the dirt. Ask how the joints will be cleaned out, because a narrow tip held close can dig past the joint sand into the bedding and undermine pavers. And don't count on sealing as a fix: sealer goes on after repairs and cannot correct a failed base.
When to Book Paver Repair & Re-Sanding in Pontiac
Base work and releveling need thawed ground, and polymeric sand needs dry pavers plus about two days above freezing, so the working season runs from the spring thaw into fall. When the house is being washed too, book the house wash before the re-sand, so runoff from the walls doesn't cross joints that are still curing. Any paver standing more than 1/8 inch above its neighbors should be reset before snow season, when shovels catch raised edges.
Questions, answered
Paver Repair & Re-Sanding in Pontiac: FAQs
Our walk on Franklin Boulevard has cracked pavers. Do they all need replacing?
Not necessarily. Tight hairline cracks generally do not affect how a paver performs, so those can stay. Pavers that are broken through, crumbling or missing get replaced. A cluster of cracked pavers in one spot can point to weak support underneath, so we check the base there before deciding whether a replacement alone will hold.
Will replacement pavers match the old ones?
Not exactly, and we will not promise that they will. Pavers that have been outdoors for years have worn and shifted color, and some older colors are discontinued. Even spares stored since the original job look newer than the pavers that stayed outside. Spreading the replacements through the field, instead of grouping them, makes the color differences less noticeable.
Is sealing worth it once the walk is repaired?
It depends on what the walk faces, such as road salt, shade or joints that keep washing out. Sealing goes on only after repairs and after the polymeric sand has cured, and it cannot fix a failed base. Our post on whether sealing pavers is worth it walks through when it helps. The full clean, re-sand and seal is quoted as a restoration.
What does a paver repair estimate include?
Each repair on its own line: sections to relevel, the number of pavers to replace, edge and restraint work, and the re-sand. It comes in writing within 24 hours of the photos or the visit. The shop is on Hall Road in Clinton Township, about 34 minutes from Pontiac, and there is no travel fee.
