Paver Repair & Re-Sanding — Orion Township, Michigan

Paver Repair & Re-Sanding in Orion Township

A paver patio or walk on one of Orion Township's wooded, rolling lots depends on its edge restraint to stay tight. When that restraint lets go, the outer rows show it first: joints open, edge pavers tip and sand slips out. We find what failed, reset the pavers on a corrected base, restrain the edge and refill the joints with polymeric sand.

In Orion Township

A paver surface is a field of separate units held tight by the sand packed into its joints and a restraint around the outside. CMHA, the trade association behind the paver industry's technical guidance, requires one around the full border and at each change to another material, since without it traffic and freeze-thaw push the pavers apart. On a lot that rolls toward Lake Orion or backs onto the woods of Bald Mountain, that restraint is all that holds the outer rows in place.

A failing edge has a recognizable look, clearest in the outer foot or two: joints widen, edge pavers tip or settle, and sand escapes from the gaps. Some edges were held by something never meant for the job. CMHA calls flower-bed edging and soil backfill unacceptable as restraints, advises against timber because it warps and rots, and wants the spikes driven into compacted base, never into soil.

Sandy, gravelly glacial soil underlies much of the township, and clean, free-draining sand and gravel seldom heave with frost, so on that kind of ground it pays to check the restraint and the base before blaming winter. Water still matters wherever it collects. A base that stays saturated lets pavers settle, and wet bedding sand pumps out through the joints under traffic, leaving dips that puddle after rain. A true depression is fixed by lifting the pavers and rebuilding the base; packing extra sand underneath only lets the low spot show through again. If runoff onto the patio is the cause, we will point it out, though drainage work is outside what we do.

Where the pavers are level and only dull or weedy, the restoration service fits; where they have moved, repair comes first.

How we work

Edge First, Then the Field, Then the Joints

We walk the perimeter and the field and sort what we find: a loose or missing restraint, sunken or lifted sections, broken pavers, emptied joints. Repairs come before any sand. Pavers in each failed section come up with an extractor and are cleaned and stacked. Low spots get compacted base material and a fresh, screeded inch of bedding sand, and the pavers go back in the same pattern along string lines, set a touch high to allow for settling. A paver restraint is spiked into the base, which should extend out past it. A plate compactor goes over the area at least twice, overlapping the undisturbed pavers, and then the joints are cleaned out, dried, filled with polymeric sand and compacted until they take no more. On grades steeper than 7 percent, CMHA recommends a stabilized joint sand, and polymeric is one.

Why Edge Repairs Fail Twice

One miss is treating a spreading edge as a sand problem: the joints get refilled, the pavers keep drifting, and the new sand drains away again. Another is setting a new restraint on the bedding sand, which CMHA also rules out; it belongs on the compacted base. Clearing joints with a narrow pressure tip can wash out the joint sand and even undermine sound pavers. And sealer is no fix for a failed edge or base; if you want it, it goes on after the repairs.

When to Book Paver Repair & Re-Sanding in Orion Township

No base or bedding goes onto frozen ground, and polymeric joints want dry pavers plus roughly two days of above-freezing air after they go in. The Detroit office of the National Weather Service says Southeast Michigan's growing season wraps up in October, so book fall repairs before the nights turn cold; under pine and oak near the water, drying time matters as much as temperature. If sections rose over winter, judge them after the ground fully thaws, since frost-lifted pavers can settle back.

Questions, answered

Paver Repair & Re-Sanding in Orion Township: FAQs

The outside row of our patio is tipping toward the lawn. What causes that?

Usually the edge restraint. When it loosens, breaks, or was never anchored into the base, the outer pavers rotate and settle and the joints behind them open, mostly in the first couple of feet in from the border. We lift that strip, correct the base, spike a paver restraint into it, then relay, compact and re-sand.

Our walk down to the lake has a dip that holds water. Can it be leveled without replacing it?

In most cases, yes. A mild depression is fixed by lifting the same pavers, finding which layer gave way (bedding, base or subgrade), rebuilding the base with compacted material and relaying them. If water draining onto the walk is the cause, we will tell you; rerouting it is outside our work.

Do you replace edge restraints or only reset the old ones?

Both. A sound restraint that was pushed out of place can be reset. One that is broken, rotted or not made for pavers is replaced with a paver restraint, spiked into compacted base that runs past it by at least the base's own thickness. Either way, the pavers beside it are relaid, compacted and re-sanded.
