Paver Repair & Re-Sanding — New Haven, Michigan

Paver Repair & Re-Sanding in New Haven

New Haven's ground is flat and slow to drain, and paving shows it. A low spot that holds water after every storm, joints rinsed empty below a downspout, an edge row easing into the lawn: each traces to water, to the layers under the pavers or to the edge that holds them. We find which, fix it and re-sand.

In New Haven

Away from the old blocks along Main St, much of New Haven's growth from 3,071 residents in 2000 to 6,097 in 2020 went into subdivisions toward the village edges, and any paver walk or patio laid when those houses went up is now in its first or second decade. The ground under them is Lenox Township's flat, slow-draining land, still farmland and wetland past the village line. Rain that would run off a sloped yard stands on a level one, and water that stays put is hard on what lies beneath pavers.

CMHA, the trade association behind the paver industry's technical notes, counts a waterlogged base among the reasons pavers sink and ties joint sand loss to saturated bedding that pumps under traffic. Poor compaction, bedding laid too thick and a loose edge restraint round out its list. A puddle that returns after every rain is the sign to look for; check it with a string line, since CMHA warns that shadows make a dip look deeper.

Joints have a water problem of their own. CMHA singles out downspouts and eave drip lines as places where water arrives concentrated enough to carry joint sand away, and recommends stabilized sand there. A downspout emptying onto a walk, or a clogged gutter spilling over the eave, can leave a strip of empty joints below it. Re-sanding treats the joints, not the water, so when a downspout or gutter is the cause, the estimate says so.

How we work

Lift, Look Underneath, Rebuild, Re-Sand

The low area comes up paver by paver, each one cleaned and stacked in sequence so it returns to its own place. Then we look at what failed: washed-out bedding, bedding laid too deep, or a settled base. Bedding sand never makes up height. A low base gets compacted base material, then a fresh inch of concrete sand screeded flat. The pavers are relaid along string lines, slightly high to allow for settling, and compacted at least twice, lapping onto pavers that never moved. A failed edge restraint is repaired or replaced on the base, where its spikes can hold. Old joint sand is cleared to 1½ inches without disturbing the bedding, and polymeric sand goes in only on dry pavers, compacted until a finger no longer sinks in, blown clean and shower-watered from the lowest point without drying out partway.

Fixes That Leave the Water Problem in Place

A coat of sealer does not hold up a low spot. CMHA says joint stabilizers add no load-bearing strength and warns that sealer over a poorly draining base can turn cloudy, and one sand maker's guidance puts repairs ahead of any sealing. Polymeric sand brushed over old, thin joints is another miss: the makers call for joints cleared at least 1½ inches deep, because a shallow skin over old sand peels and flakes. A narrow pressure-washer tip worked around a puddle strips joint sand and can undermine the pavers. And extra bedding sand under a sunken corner leaves the base low, so the dip comes back.

When to Book Paver Repair & Re-Sanding in New Haven

Lifting and resetting wait for thawed ground. Flat lots hold meltwater in spring, and since the thaw works from the top down, it traps water and leaves the soil weak until it drains; heaved areas are judged after a full thaw. Polymeric sand needs a dry surface and a two-day stretch above freezing, with sprinklers off. On humid lots near the Salt River, give the pavers time: one maker ties damp pavers and high humidity to a white haze, covered in our polymeric sand haze guide. Reset any paver standing more than 1/8 inch proud before snow season, since blades catch raised edges.

Questions, answered

Paver Repair & Re-Sanding in New Haven: FAQs

Our association flagged the back patio. What should we send?

Photos first: a wide view of the patio, then close-ups of each sunken spot, open joint and loose edge. Within 24 hours you get a written estimate with every repair itemized, ready to forward to the board. Associations cover some of New Haven's newer subdivisions, and our guide to HOA exterior notices walks through the rest.

Why are the joints empty under the downspout but full everywhere else?

Water lands there concentrated. CMHA names downspouts and eave drip lines among the places where flow carries joint sand off, and recommends stabilized sand for them. We clean those joints out 1½ inches deep and fill them with polymeric sand. If the downspout keeps emptying onto the pavers, that water keeps working on them, and we will flag that on the estimate.

Can you get rid of the puddle on our patio?

If the puddle sits in a dip where the base or bedding settled, that section can be lifted, its base brought up with compacted material and the pavers reset level with the field. If the patio is pitched toward the house or sits below the lawn, resetting one spot will not change where water goes, and the estimate says so before work starts.

How is paver repair priced in New Haven?

From your photos or an in-person look, with a written estimate within 24 hours. There is no published price, because the work depends on how many pavers come up, what the base needs and how much joint sand gets replaced. The village sits about 25 minutes from our Clinton Township shop, just across 26 Mile Rd from Chesterfield Township, and the drive carries no travel fee.
