Paver Repair & Re-Sanding — Mount Clemens, Michigan

Paver Repair & Re-Sanding in Mount Clemens

Water decides how a paver walk or patio ages on the low, slow-draining blocks of Mount Clemens. Where it collects, bedding washes out, the base softens and pavers drop. Our repairs relevel dropped or lifted pavers over a rebuilt base, swap cracked units, pull drifted edges back into line and refill joints, priced from your photos or a site look.

In Mount Clemens

The city's soil is lake-plain clay, flat and slow to drain, and the low blocks along the Clinton River, which runs from MacArthur Park downtown to Shadyside Park downstream, stay damp the longest. A paver surface rests on that ground in layers: joint sand that locks each paver to the next, about an inch of bedding sand, and a compacted base below. Lingering water works on all three.

The Concrete Masonry and Hardscapes Association (CMHA), in its paver maintenance guide, names the usual culprits behind a sunken patch: subgrade or base that has settled, with poor compaction a frequent reason; base material sitting in water; a bedding layer spread too deep; and bedding sand carried off from underneath. Waterlogged bedding sand can also pump under traffic, which CMHA lists among the causes of joint sand loss; stains on the pavers are a sign the bedding is saturated. A downspout or an eave drip line concentrates runoff on one strip of joints and carries their sand away.

So the repair follows the water down, and the layer that failed is rebuilt instead of covered over.

One limit is worth stating up front: a reset fixes the pavers and the base beneath them, not the source of the water. Rerouting a downspout or adding drainage falls outside our work; the estimate flags it when water is the cause. Pavers that are sound but dirty, faded and low on joint sand are a clean, re-sand and seal job, covered by paver restoration.

How we work

Follow the Water Down

A string line goes across the low area first, because low sun in the early morning and late afternoon casts shadows that make a dip look deeper than it measures. We pry the first unit loose with a paver extractor, or with a pair of screwdrivers working opposite sides, then lift and stack the rest in order. Each layer then gets checked: bedding washed out or too deep, base soft, wet or low. Where the base sits low, new base material is added and compacted to grade; extra bedding sand is never the filler. Fresh bedding is screeded at about an inch, and the pavers go back into their pattern along string lines. Two or more compactor passes overlap onto the pavers that never moved, and the section is left slightly proud, the allowance CMHA gives for further settling.

Shortcuts That Bring the Dip Back

Shimming comes first: stuffing more bedding sand beneath a sunken paver flattens it for the moment, but CMHA is clear that bedding cannot compensate for a base sitting low, and the dip works its way back to the surface. Re-sanding on a damp morning is next; polymeric sand clings to damp paver faces and dries as a haze, as our guide to removing polymeric haze explains. A narrow pressure-washer tip aimed down the joints pulls sand out and can wash away the support under the pavers. Last is sealing over a low spot or loose edge; sealer doesn't hold pavers in place or rebuild a base.

When to Book Paver Repair & Re-Sanding in Mount Clemens

Look the surface over during a spring rain, when standing water marks each low spot, and again toward summer's end. Releveling can go ahead any time the ground has thawed. Re-sanding is pickier on these damp blocks: we wait at least a day after rain for the pavers to dry through, then need a forecast that stays above freezing for 48 hours. Any paver riding more than 1/8 inch higher than the ones beside it is worth fixing before snow, since shovels catch the raised edge.

Questions, answered

Paver Repair & Re-Sanding in Mount Clemens: FAQs

Our patio holds a puddle after every rain. Can that be fixed?

Usually, by lifting the pavers over the low spot, building the base back up and relaying them on fresh bedding. The cause comes first: a settled base, washed-out bedding or a base that stays wet. If a downspout or the slope of the yard keeps feeding that spot, we show you where, because drainage is not work we take on.

Can you reuse the pavers on an older walk?

Yes, whenever they come up whole. Each paver is cleaned and stacked as it is lifted, then relaid in the original pattern, so the repaired section is made of the same weathered pavers as the rest. Cracked ones are replaced, and since traffic and weather shift the color of pavers in service, a new one will look different; we scatter replacements rather than grouping them.

Do the joints have to be cleared before new polymeric sand goes in?

Yes. Polymeric sand needs at least 1½ inches of joint depth, cleared of old sand and filled with polymeric alone. Laid over old sand in a partly filled joint, it peels and flakes, and Techniseal and SEK-Surebond warn against mixing it with any other sand. So we clear the old sand without disturbing the bedding, let everything dry, then fill, compact and water it from the low point.

How do I get a price for a repair?

Photograph the area from a distance, then up close at each dip, loose edge or hollow joint, or have us look in person. Either way, a written estimate reaches you within 24 hours. Repairs have no published price, since no two involve the same work, and travel from our shop on Hall Rd in Clinton Township is never billed.
