In Madison Heights

A low spot in pavers is a symptom, and the cure depends on what sits beneath it. The Concrete Masonry and Hardscapes Association (CMHA) names the usual causes in its maintenance guide. The soil or gravel base settled, often because it was not compacted well. The base or soil stayed saturated. The sand bed was laid too thick and deformed under weight. Or bedding and joint sand washed out from below. A loose edge adds one more, letting pavers drift apart. From above they all look alike, and the cause shows once the first pavers come up.

Settling is familiar on the postwar grid. On many lots off John R Rd and Dequindre Rd, from the streets near Red Oaks County Park south to 11 Mile, the original 1950s or 1960s driveway and apron have dropped out of level. A paver walk or patio laid later can sink as well, for any of the reasons above, and the slab beside it says nothing about which one. CMHA adds a practical warning: water standing in a depression can freeze into a slick patch, which matters most at a stoop landing or the path to the driveway.

Cracked pavers carry a message as well. A tight hairline crack generally does not affect how pavers perform, but CMHA notes that damage can point to weak support underneath. A cluster of broken units sitting in a dip points to the base first, and swapping them without fixing the base sets the new ones on the same soft spot.

Joints that have lost sand while the pavers stayed put need re-sanding only, done on its own or as part of paver restoration.

How we work

Find the Cause, Then Rebuild

We lay a straightedge or stretch a string line across the dip to mark its edges and depth. The first paver comes out with an extractor, the rest follow, and each is cleaned and stacked. Then the layers are checked from the top down: bedding sand that is too deep or washed out, a base that is wet or loose, and the soil under it. A sunken base is filled and compacted with base material, and about an inch of fresh concrete sand is screeded over it, never stone dust. The pavers are relaid in their pattern along string lines, plate-compacted at least twice, and the joints filled with polymeric sand to full depth before the final compaction and misting.

Topping Up a Dip

The tempting fixes work from above: sweeping more sand into the joints of a dip, or pulling the pavers and adding a deeper sand bed. A bed laid too thick is one of the causes of dips in the first place, and the low base still shows through. Sealer cannot repair a failed base either. Polymeric sand will not hold a settling area together, because CMHA says joint stabilizers add no load-bearing strength. And re-sanding before the low spots are fixed means doing the joints twice, since relaid pavers take fresh sand; SEK, a polymeric sand maker, lists repairs ahead of cleaning and joint sand. Our post on weeds in polymeric sand explains how joints fail.

When to Book Paver Repair & Re-Sanding in Madison Heights

Dips are easiest to find during or right after a spring rain, when standing water outlines them, and CMHA suggests a second look in late summer or early fall. Base work goes on unfrozen ground only. A dip that holds water by the stoop is worth fixing before winter turns that water to ice. Polymeric sand then needs pavers dry to the bottom of the joint, a full day after any rain, and about two days above freezing once it is in.

Questions, answered

Paver Repair & Re-Sanding in Madison Heights: FAQs

Water pools on my patio after every rain. Is that a repair?

Usually, yes. Standing water is how CMHA spots a depression, and the cause lies beneath the pavers: a settled or wet base, a sand bed laid too thick, or sand washed out from below. Lifting the pavers in that area, correcting the base and relaying them is the repair. A string line confirms the dip first, since shadows can fake one.

Can't you just add sand under the low pavers?

Not when the base has sunk. Bedding sand is meant to be a thin, even layer of about an inch, and a thick layer can deform under traffic. CMHA says bedding sand never makes up for a low base, because the unevenness shows through. The low spot gets compacted base material, then fresh bedding, then the original pavers.

Only two pavers are cracked. Is that worth fixing?

A tight hairline crack generally does not affect performance, so it can wait. Broken pieces get replaced, compacted and re-sanded, and CMHA says missing pavers should be replaced promptly. If the cracked units sit in a dip, the base under them is checked first. Replacements are scattered through the pattern, and they will look different from weathered neighbors.

How is paver repair priced in Madison Heights?

There is no published rate, because a dip over a wet base and a single broken paver are different jobs. Send photos of the area, with a level or string line across it if you have one, or we can see it in person. You get a written estimate within 24 hours, and there are zero travel fees from our shop on Hall Road.
