Paver Repair & Re-Sanding — Highland Township, Michigan

Paver Repair & Re-Sanding in Highland Township

Frost works on pavers all winter and shows the results at thaw: a patio corner that rose, a step that rocks, a walk that sags where meltwater sat. In Highland Township we lift heaved and sunken pavers, correct the base, reset them and re-sand the joints once the frost is out.

In Highland Township

Frost heave needs three things at once: freezing temperatures, a soil that wicks water, and water for it to wick. A North Dakota Geological Survey summary puts silts, loams and very fine sands among the soils that heave worst, while clean, well-drained gravel rarely heaves. The township's equestrian farm country runs to sandy loam, though what counts is the soil under each patio's base. As water is drawn up toward the freezing front, it builds ice lenses that lift the surface above them. The damage comes from the lift being uneven, one corner of a patio rising while the middle stays put.

Thaw is the second half. The ground thaws from the top down, so meltwater gets trapped above soil that is still frozen, and the softened soil loses strength; a refreeze makes the heave worse. Ground lifted by frost can settle back as it thaws, which is why we judge a lifted patio after thaw, not in February.

A reset has limits worth knowing before you book. The Concrete Masonry & Hardscapes Association (CMHA) gives a frost-resistant subbase as the remedy for heave, which is deeper work than relaying pavers on what is already there. Our repair lifts the pavers, corrects the base under them and resets them, which levels the surface without adding that subbase. A sunken patio at a cottage near Duck Lake or on White Lake's west shore starts with the same question as any other, why it dropped: CMHA lists a saturated base, washed-out bedding and poor compaction among the causes, and the fix depends on which it is.

How we work

Lift, Correct the Base, Relay

If the field is locked tight, the first paver is broken out with a chisel so the rest can come up and be stacked in order. Bedding should be about an inch of concrete sand over a compacted base; where the base has dropped or was built thin, the low area is filled with base material and compacted, never padded out with extra bedding. CMHA's construction guide calls for at least 4 in. of base under patios and walks and 6 in. under driveways, and more in cold or wet soils.

Fresh bedding is screeded flat, the pavers go back in their original pattern along string lines, each set 1/16 to 1/8 in. above the pavers around it, and a plate compactor makes at least two passes, overlapping onto the undisturbed field. Joints are then filled and compacted until they take no more, with polymeric sand once the pavers are dry. Each step is laid out on our paver repair page.

Why Spring Fixes Come Undone

Resetting heaved pavers while the ground is still frozen sets them on soil that hasn't finished moving, and CMHA's construction guide rules out building on frozen ground. Filling a dip with extra bedding sand puts the unevenness right back on the surface. Sweeping polymeric onto pavers still damp from snowmelt makes it stick to the faces and haze. And a reset won't stop heave from coming back; the cause is frost in the ground below, not the pavers.

When to Book Paver Repair & Re-Sanding in Highland Township

Plan the inspection for after thaw, during or just after a spring rain, when puddles mark the low spots. Late spring or summer gives the base unfrozen ground and the joint sand what it needs: dry pavers and about two days above freezing. CMHA suggests a second check in late summer or early fall. Any paver standing more than 1/8 in. proud at that point should come down before snow, since a shovel or plow blade catches a raised edge; until then, shovel at an angle to the pattern.

Questions, answered

Paver Repair & Re-Sanding in Highland Township: FAQs

Our patio heaved this winter. Will it settle back on its own?

Some of it may. Frost-lifted ground tends to subside as the frost comes out, so we judge heave after thaw rather than in midwinter. If the patio is still uneven once the ground has thawed and drained, the affected section is lifted, the base corrected and the pavers reset. A reset fixes the surface you walk on; it doesn't change the frost in the ground beneath it.

Our pavers were laid on stone dust. Is that a problem?

It can be. CMHA's construction guidance calls for about an inch of concrete sand as bedding and rules out stone dust and screenings for that layer. If we lift a section and find dust or screenings under it, the old bedding comes out and fresh concrete sand goes in before the pavers are relaid. We can only see the bedding where pavers come up, so the estimate covers the areas being repaired.

Can you still do this in November?

Sometimes, but the odds shrink by the week. Base work can't be done on frozen ground, and polymeric sand needs dry pavers and roughly 48 hours above freezing to set. NWS Detroit puts the end of the growing season in southeast Michigan in October, so by November a dry spell with two days above freezing gets harder to find. A patio that needs a full reset may be better booked for spring.

Is Highland Township too far out for you?

No. Our Clinton Township shop sits on M-59, the highway that runs through the township as Highland Rd, about 50 minutes west, and there is no travel fee. Send photos, a wide shot plus close-ups of the high and low spots, or have us come out, and a written estimate follows within 24 hours. Paver repair has no set rate, since every base is different.
