In Hazel Park

On a small lot off John R Rd or 9 Mile Rd, checking a paver patio or walk takes a few minutes. Start with the joints. If the sand sits more than half an inch below the paver tops, the pavers are losing the interlock that keeps them from shifting, and CMHA, the industry association for concrete pavers, treats that depth as the point to refill. Next, look for puddles after a rain, then pull a string across the spot, since shadows and color differences can make a dip look deeper than it is. Then slide a foot across the walk: a paver more than an eighth of an inch proud can catch a shovel blade.

Walk the border next. Joints that widen toward the edge and border pavers that tip or settle point to an edge restraint that has let go, with the field spreading behind it. Last, stand where each downspout empties. On a small lot the outlet can sit a few feet from the patio or walk, and water concentrated there carries sand out of the joints in its path. Weeds or ants in the joints are on CMHA's list of distresses too.

Each sign has its own repair. Low joints can be topped up with dry masonry sand, which is CMHA's routine fix, or cleared at least an inch and a half deep and refilled with compacted polymeric sand; polymeric spread as a shallow top-up flakes off. A dip means lifting the pavers, adding compacted base material where the base has settled and relaying them, since sand alone cannot make up for a low base. A spreading edge gets its restraint reset or replaced, with the spikes in the base rather than the soil. Cleaning and sealing are covered on our paver restoration page.

How we work

Fix the Section That Moved

For a mild dip or a raised spot, CMHA's method is to lift, fix and relay the same pavers, which keeps the repair to the section that moved. The first paver is pried up with an extractor, or broken out with a chisel and replaced if it is locked tight, and the rest are lifted and stacked in order. The base is built back up where it has dropped, a fresh bed of concrete sand is screeded, and the pavers go back in their pattern along a string line. A plate compactor runs over the repair at least twice, reaching onto the pavers around it, before the joints are swept full. Where cracked pieces are replaced, CMHA advises scattering the new ones through the pattern to spread out the color difference.

Habits That Loosen Pavers Again

Leaving a raised edge through winter gives every shovel and plow blade something to catch. CMHA also advises shoveling diagonally to the pattern rather than along it. Aiming a narrow pressure tip down the joints to clean them empties out the sand that holds the pavers tight. Pouring polymeric sand over joints that still hold old sand forms a crust that peels. Ice melt matters as well, and our guide to ice melt for concrete and pavers explains which products CMHA and the Brick Industry Association prefer.

When to Book Paver Repair & Re-Sanding in Hazel Park

Raised pavers come first in fall, since CMHA advises fixing lippage, one paver standing higher than the next, before snow season. Polymeric sand needs dry pavers and roughly 48 hours above freezing after it goes in, so the last re-sanding days fall while autumn still has dry, mild stretches. Sunken spots can be fixed whenever the ground is not frozen, and anything that heaved over winter is rechecked after the thaw. Look the joints over each spring during a rain, and again in late summer.

Questions, answered

Paver Repair & Re-Sanding in Hazel Park: FAQs

Can you fix a few pavers without redoing the patio?

Yes. A settled corner, a raised edge or a handful of cracked pieces can be repaired on their own: the affected pavers come up, the base under them is corrected, and they go back down, with new pieces only where one is broken. The written estimate puts each repair on its own line, so you can choose what to do now and what can wait.

Some of our pavers are cracked. Do they all need replacing?

Not necessarily. Tight hairline cracks generally do not affect how a paver performs, so those can stay. Broken or crumbling pieces come out and new ones go in, and the joints are refilled and compacted. Several breaks clustered in one spot can mean the support beneath them is weak, so that spot gets its base checked. Replacements will look newer than weathered pavers, and we do not promise a color match.

How do we stop the patio washing out by the downspout?

Move the water if you can: an extension or splash block that carries the flow past the pavers helps keep it from cutting through the same joints. Where it has to cross the patio, CMHA recommends stabilized sand such as polymeric for spots under downspouts and roof edges. Gutters that overflow onto the patio concentrate water the same way, and gutter cleaning stops overflow caused by clogs.

How is paver repair priced in Hazel Park?

There is no published price for repair, since the cost turns on what failed beneath the pavers. Send photos of the problem areas or we look at them in person, and a written estimate follows within 24 hours with each repair on its own line. Hazel Park is about 26 minutes from our Clinton Township shop across Dequindre Rd, and there is no travel fee here or in Madison Heights, Ferndale or Warren.
