Paver Repair & Re-Sanding — Franklin, Michigan

Paver Repair & Re-Sanding in Franklin

On Franklin's rolling, wooded lots, rain runs downhill across walks and drives, and low ground near the Rouge River headwater branches stays damp all year. Running water carries sand out of paver joints, and ground that stays wet can saturate the base beneath them. We re-sand washed-out joints, relevel sections that have sunk or heaved, and reset spreading edges against a proper restraint.

In Franklin

On a sloped lot, follow the water. Rain sheeting down a slope, a downspout emptying at the head of a walk and the drip line under a roof edge all concentrate flow, and the joints in its path empty first. The Concrete Masonry and Hardscapes Association (CMHA) recommends stabilized joint sand on grades steeper than 7 percent, a drop of 7 feet over 100, and where water concentrates. Rolling ground with long private drives, off 14 Mile Rd or Inkster Rd, can have both. Once a joint loses its sand, the pavers beside it lose the interlock that keeps them from shifting.

Damp ground adds a problem under the surface. CMHA lists a saturated base among the causes of sunken pavers. Frost heave takes three things: freezing weather, a frost-susceptible soil and a supply of water, and damp low ground can supply the water. The North Dakota Geological Survey notes that heave is worst in silts, loams and very fine sands, and that the damage comes from uneven lift, which is how one corner of a patio rises while the rest stays put.

Edges are the third weak point. A paver walk or drive that simply stops at a gravel shoulder or lawn, with no restraint buried along it, has nothing to hold it, so the pavers spread and the outer joints widen. CMHA's options for a home are precast concrete or cut stone, plastic or aluminum edging made for pavers, and poured concrete curbs, with any spikes driven into the base. Near the historic Village Green, where the historic district commission governs the core, our repair relays the same pavers in their original pattern; ask the village before you change a material or layout. Cleaning and sealing belong to paver restoration.

How we work

Trace the Water, Then Rebuild

On a slope we start by tracing where the water runs. We measure each dip against a string line, lift the pavers in the failed area and dig until we find the layer that gave way. The low spot is rebuilt with compacted base material rather than extra sand, a new bed is screeded over it, and the pavers are relaid in their pattern, compacted, and left slightly high to allow for further settling. A loose edge gets a restraint spiked into a base that extends beyond it. Then we clear the joints to at least 1.5 inches, wait until the pavers are dry through, sweep and compact polymeric sand in two rounds, and water it from the low point, as the makers direct.

What Sends the Sand Downhill Again

Refilling with plain sand where a downspout still empties onto the walk invites the same washout; CMHA advises a stabilizer in joints that carry channeled water. Topping up half-empty joints with polymeric sand leaves a thin skin that peels, and the makers say never to blend it with other sand. Sweeping polymeric sand onto pavers that are still damp leaves the binder stuck to the paver faces as haze. Running a pressure washer over new joints in their first 30 days can strip them out again.

When to Book Paver Repair & Re-Sanding in Franklin

Shaded, damp ground dries slowly, and polymeric sand needs fully dry pavers, about two days above freezing and no rain for the first 12 to 48 hours, depending on the product. Under old-growth canopy, that wait runs longer. Base repairs wait until spring ground has thawed and drained, since nothing is built on frozen soil, and any heave is judged then. Edges that lifted should be reset before snow, when shovels catch them. Walk your slopes each spring during a rain, when you can see where the water runs.

Questions, answered

Paver Repair & Re-Sanding in Franklin: FAQs

Our walk runs downhill and the joints keep emptying. What fixes that?

Stabilized sand on a sound base. CMHA recommends polymeric or another stabilized joint sand on slopes over 7 percent and where runoff concentrates, because plain sand washes out of those joints. A stabilizer adds no structural strength, so a failed base underneath gets fixed first. If a downspout or roof edge feeds the slope, redirecting it helps too, but that is drainage work we do not do.

Why did one corner of our patio rise over the winter?

Frost heave is the usual cause. It needs freezing weather, a frost-susceptible soil and water, and damp low ground near the Rouge headwaters can supply the water. Judge it after the ground thaws, since some of the rise can settle back. A reset corrects the base under that section, but it does not stop heave; CMHA's answer to that is a frost-resistant subbase, a deeper rebuild.

White residue showed up after the joints were re-sanded. What is it?

One of two things. Polymeric haze is binder left on the paver faces, often because the surface was damp or dusty when the sand was watered in. Efflorescence is salt carried to the surface by water, and the water used to set the sand can bring it up. Our guides to polymeric sand haze and efflorescence on pavers cover each.

How do you quote paver repair on a wooded lot?

From photos or a visit. Photos taken during or just after a rain show where water is moving, along with the low spots, edges and washouts. Either way, the estimate is written, arrives within 24 hours and lists each repair on its own line. There is no travel fee from Clinton Township to Franklin, Bingham Farms or Beverly Hills.
