Paver Repair & Re-Sanding — Ferndale, Michigan
Paver Repair & Re-Sanding in Ferndale
On Ferndale's 1920s grid, a paver walk or patio shares the block with hundred-year street trees and, often, a house in mid-renovation. Roots can raise it, heavy loads can press it down, and windblown seed takes root in its joints. We lift and relay pavers on a corrected base, replace broken ones and re-sand the joints with polymeric sand.

On these blocks, three different forces can move pavers out of level, and each calls for a different repair, so the first job is telling them apart. A ridge that runs toward a trunk and grows from year to year points to a root. A section that rises in winter and sinks back after the thaw points to frost. A dip that holds a puddle after rain, with no tree close by, points to a base that has settled or bedding sand that has washed out from underneath. On a compact lot off 9 Mile Rd or Livernois, all three can turn up within a few feet of each other.
With street canopy this old, a root is worth ruling out first. Pavers handle root growth better than poured concrete, though they cannot keep a root from lifting them, and a section a root has raised can be taken up and relaid. Whether the root itself can go is a call for an arborist, and we do no root work. The same caution applies to walks along Geary Park, where park trees add to the street canopy.
Renovation can bring on the third kind, settlement. CMHA, the hardscape industry association, sets a minimum of four inches of base under walks and patios against six under driveways, on well-drained soil, so a walk built for feet was not built for a loaded dumpster, a pallet of shingles or a skid steer parked on it. A section can settle under loads like those. Weeds are a separate problem: they grow from windblown seed that lodges in the joint sand, not from the base below. Cleaning and sealing are covered by our paver restoration service.
How we work
Find the Cause, Then Relay

We pull a string line across the section before anything comes up, because CMHA notes that low-angle shadows and color differences can make a dip look deeper than it is. The first paver is worked loose with an extractor or a pair of screwdrivers, and the rest are lifted, cleaned and stacked in order. If the base has dropped, the low spot gets new base material compacted in place; extra bedding sand never stands in for it. A fresh layer of bedding is screeded, and the pavers return in their original pattern. The plate compactor makes at least two passes, reaching onto pavers we did not touch, and leaves them just proud of their neighbors to allow for further settling. Polymeric sand then goes into dry joints cleared at least an inch and a half deep, compacted until a fingertip no longer sinks in.
Shortcuts That Bring the Ridge Back
Cutting a root to flatten a walk can cost you the tree, and it is a cut we never make. Setting pavers back on a settled base with a little extra sand under them puts the dip back, because bedding sand cannot make up for a low base. Polymeric sand swept over joints still half full of old sand and weeds forms a skin that peels. And clearing weeds with a narrow pressure tip aimed down the joints strips out the sand that holds the pavers tight.
When to Book Paver Repair & Re-Sanding in Ferndale
Repairs run from spring, once the ground has thawed and drained, into fall, while the days stay dry and above freezing for the two days polymeric sand needs to set. After a summer renovation, early fall works well: the dumpster is gone and the leaves have not yet buried the joints. A section that rose over winter is judged after the thaw, when frost-lifted ground can settle back. Check the joints each spring during a rain, and again in late summer.
Questions, answered
Paver Repair & Re-Sanding in Ferndale: FAQs
A tree root is lifting our paver walk. Can you fix it?
We can lift the raised pavers, correct the base and relay them, but we do no root work. Cutting a major root can kill the tree, so ask an arborist first whether the root can come out or has to stay. If it stays, the pavers go back over it, and since roots thicken as they mature, it can lift them again.
Why do weeds keep coming up between our pavers?
They sprout from seed blown into the joints; they do not push up from the base. Pulling them can leave gaps, and CMHA notes that stabilized joint sand reduces the chance of weeds, so the repair is clearing the joints at least an inch and a half deep and refilling with polymeric sand. Our article on weeds in polymeric sand covers why shallow joints let them return.
When can the pavers be sealed after a repair?
When the joint sand's label allows it. Polymeric products set different waits before sealing, from a day or two up to about a month, and the label governs; our guide on waiting to seal pavers explains the timing. After we seal, keep foot traffic off for 48 hours and cars off for 72, longer if the label or cold, damp weather calls for it.
Do you need to come out to quote a repair in Ferndale?
Not always. Photos of the low spot, the raised section or the broken pieces, ideally with a straightedge laid across them, can be enough for a written estimate within 24 hours, or we look at it in person. Repair has no published price because each one depends on what failed underneath. There is no travel fee from our Clinton Township shop, here or in Berkley, Royal Oak or Pleasant Ridge.
