Paver Repair & Re-Sanding — Farmington, Michigan
Paver Repair & Re-Sanding in Farmington
On Farmington's narrow lots, roof water and walkways share the same few feet. Where a downspout empties onto pavers, the joint sand goes first and a row of pavers can follow it down. We reset sunken runs, rebuild loose edges and re-sand joints, on concrete pavers and older clay brick.

In Farmington
Farmington is a small town of tight lots inside Farmington Hills: houses from the 1900s through the 1920s around downtown Grand River Ave, and a compact 1940s and 50s grid beyond, where a side walk can run between two close-set houses. The Concrete Masonry & Hardscapes Association (CMHA) names downspouts and eave drip lines as places where water concentrates, and concentrated runoff is one of the ways paver joints lose their sand. Once the joints open, the bedding beneath can wash out too, and the pavers above it settle.
Some of the hardscape in the old core around the Governor Warner Mansion and Farmington Rd is close to a century old, and an older walk there may be clay brick rather than concrete pavers. Brick Industry Association guidance says the sand between clay pavers holds them by friction and keeps their edges from chipping, and that wind and rain wear down the tops of those joints until they need re-sanding.
Edges count on a narrow walk. CMHA's edge restraint guidance rules out landscape bed edging and plain soil as restraints and doesn't recommend timber, so a walk bordered by nothing but lawn has nothing holding it. When an edge lets go, the joints within a foot or two of it widen, the outer pavers tip or drop, and sand escapes through the gap.
How we work
Fix What Sank, Then Sand Full Depth

Anything sunken, cracked or loose is put right before a joint is filled. A settled run under a drip line is lifted and stacked, any low spot in the base is filled with compacted base material, the washed-out bedding is replaced with fresh concrete sand, and the pavers or bricks are relaid in their old pattern. A failed edge gets a restraint made for pavers, spiked into the base rather than the soil, with the base running out past it.
Then the joints. Polymeric needs at least 1 1/2 in. of open joint, so the old sand comes out to that depth, and the walk gets a full day after cleaning or rain to dry on its tops, sides and joints. The new sand is swept in and compacted twice, finishing about 1/8 in. below the surface or at the bottom of the bevel. Dust is blown off the faces first, because polymeric left on a surface hazes it. Watering starts at the low end with a shower spray, and a probe confirms the sand set through its depth, not just in a crust.
Topping Up and Other Shortcuts
The tempting fix for a low joint is a bag of polymeric swept over what is left. It doesn't hold: polymeric over a partly filled joint peels and flakes, and the makers say never to mix it with other sand. One material goes in, full depth. Two more shortcuts: sanding a damp walk, which leaves a film stuck to the faces, and leveling a sunken run with extra bedding sand, which lets the dip show through again. If the walk also needs cleaning and sealing, that is paver restoration, done after the repair.
When to Book Paver Repair & Re-Sanding in Farmington
A side walk shaded by the house next door dries slowly after rain, and polymeric sand needs dry pavers, a dry forecast for at least 12 hours and roughly 48 hours above freezing. That makes re-sanding a late spring through early fall job, ahead of the October freezes that NWS Detroit says end southeast Michigan's growing season. Lifting and resetting also needs unfrozen ground. A spring rain is the time to look: puddles show where the base has dropped, and a string line confirms it, since color variation and low-angle shadows can make a dip look deeper than it is.
Questions, answered
Paver Repair & Re-Sanding in Farmington: FAQs
Can I just sweep more sand into the joints myself?
If the joints are plain sand and have dropped more than half an inch, CMHA's guidance is a top-up of dry masonry sand, a fair owner job. Polymeric is different. It has to fill the joint to at least 1 1/2 in., so it can't go over old sand, and a thin layer on top will peel. If you want polymeric, the old sand has to come out first.
Our walk is old clay brick. Is it repaired the same way as concrete pavers?
The steps are close: lift, correct what is underneath, relay, re-sand. The joint sand is where clay differs: BIA calls for a stabilized sand, such as polymeric, where clay joints are wider than 3/16 in., and the bricks rely on that sand for friction and edge protection. A cracked brick can be replaced, though a replacement may not look like its weathered neighbors.
A downspout empties right onto our side walk. Will fixing the pavers be enough?
It fixes the pavers, not where the water lands, so a reset walk under the same downspout faces the same flow. CMHA says stabilized joint sand helps joints hold under downspouts and eaves, which is why we re-sand those joints with polymeric. Where the downspout empties is worth settling before the repair, since the pavers can't change it.
Do you come to Farmington, and how is a repair priced?
Yes. Farmington is about 40 minutes from our shop on Hall Rd in Clinton Township, and there is no travel fee. Repairs have no set rate, since resetting two rows and rebuilding an edge with new restraint are different jobs. Send photos or book a visit, and a written estimate follows within 24 hours, listing each repair separately.
